The typical U.S. homebuyer’s monthly mortgage payment reached $2,641 in the four weeks ending September 6, 2026 — a 14-month high and the highest level since June 2025, according to Redfin. That is the number buyers feel in their checking account, even when headlines fixate on the rate percentage.

Redfin’s seasonally adjusted median payment rose 2.8% year over year. The brokerage tied the climb to a 2.2% rise in the median home-sale price (to about $398,637) and a weekly average mortgage rate of 6.71% in the period it measured. Daily averages later printed higher — Redfin’s leading-indicator table cited a Mortgage News Daily daily average near 6.97% on September 9 — which only sharpens the payment story.

For house hunters and investors, the practical question is not whether rates are elevated. It is what a $2,641 typical payment does to qualification, negotiating power, and the rent-versus-buy decision in fall 2026.

Typical U.S. Mortgage Payment Hits $2,641 — Highest Level in 14 Months

What Redfin’s $2,641 Figure Actually Measures

Redfin’s national metrics cover homes listed and/or sold across 900-plus U.S. metros. The payment print is a seasonally adjusted median monthly mortgage payment based on recent sale prices and the weekly average rate used in that report window. It is not every borrower’s full escrow-inclusive PITI, and it is not a promise that your Loan Estimate will match.

As a gauge of purchase power, though, the dollar payment is clearer than a rate quote alone. A slightly lower rate on a much pricier house can still produce a heavier monthly bill. Redfin’s blend of price and rate is why the payment hit a 14-month high even after this cycle already featured stretches of mid-6% and near-7% financing.

Median sale price: about $398,637 (+2.2% year over year), per Redfin for the four weeks ending September 6, 2026.

Median monthly payment (seasonally adjusted): $2,641 at a 6.71% weekly average rate (+2.8% year over year).

Redfin’s table note: highest payment level since June 2025.

Median asking price (SA): about $398,584 (+1.1% year over year).

Why the Dollar Payment Matters More Than the Rate Headline

Lenders underwrite income ratios against the projected payment, and households budget cash flow the same way. When the typical payment sits near $2,641 before you layer local taxes and insurance — costs that have also climbed in recent years — a larger share of would-be buyers simply stop touring.

Redfin said elevated costs are keeping some buyers on the sidelines. Pending home sales were essentially flat (+0.1%) week over week on a seasonally adjusted basis and sat near their lowest level since February in that report. Google searches for “homes for sale” were down 15% year over year in the brokerage’s leading indicators. Soft demand is not mysterious when the median check clears higher than it has in more than a year.

That is why this piece is not another rates-near-7% rewrite. Rate percentages move daily. The payment dollar is the product of price and financing costs — and in early September both pushed the typical bill to a 14-month peak.

The Market Buyers Who Stay Actually Face

Paradoxically, Redfin also reported that buyers who remain often have negotiating room. Active listings were up 2.1% year over year (about 1.51 million seasonally adjusted). About 20.8% of listings showed a price drop, up from 19.8% a year earlier. The typical home that sold spent 46 days on the market — one day longer than a year earlier. Months of supply sat at 3.9, still below the classic 4-to-5-month “balanced” band but far from the ultra-tight shelf of 2021–2022.

Competition has not vanished everywhere. Redfin found 25.5% of homes that sold went above asking, slightly above the year-ago share. Agents in competitive pockets still see bidding on well-priced homes. National averages hide the split: soft metros hand leverage to patient buyers; scarce neighborhoods still punish casual lowballs.

What a $2,641 Typical Payment Implies for Household Budgets

Illustrative underwriting math helps frame the barrier. At a common 28% front-end housing ratio, a $2,641 principal-and-interest-style payment implies roughly $9,400+ in gross monthly income — before taxes, insurance, HOA dues, and other debts that feed the back-end ratio. Raise escrow for high-tax or high-insurance counties, and the income needed jumps again.

That is why first-time buyers and rate-sensitive investors feel this print hardest. A household that could stretch for a $2,300 payment earlier in the cycle may now fail automated underwriting or refuse the lifestyle cut. The same affordability squeeze shows up in demographics — see first-time buyers’ record-low 21% share.

Practical Moves If the Payment Is the Constraint

Shop the payment, not the teaser rate. Ask every lender for the same loan amount, term, and point structure so total monthly cost is comparable.

Use inventory leverage where it exists. Longer days on market and price cuts often help more than waiting for a mythical sub-6% wave. Pair that with today’s negotiating-power playbook.

Prefer credits that lower cash to close or buy the rate down when sellers will not cut price enough — covered in closing-cost credits near 7%.

Widen the search to product mix, not just resale medians. Builders have been pushing more homes under $400,000 — see why more new sales sit under $400K.

Stress-test year-two escrow. A fixed note rate does not freeze taxes and insurance; payment shock after closing is common — details in why payments can jump $175+ in year 2.

Investor Angle: Yield Math Starts With the Same Payment

Investors underwriting rentals face the same purchase payment as owner-occupants, then add insurance, taxes, maintenance, and softer rent growth in some metros. When the typical buyer payment is at a 14-month high, yields compress unless prices or rents adjust. That helps explain why investor purchase volume has already pulled back — Redfin’s separate investor research put Q1 2026 purchases at the lowest level since 2020, a theme we unpack in investor purchases at a multi-year low.

For yield buyers, a high-payment tape is a filter, not a blanket “wait forever” signal. Only deals with realistic rents, insurance reserves, and purchase discounts large enough to restore margin survive underwriting. National medians will not do that work for you.

Bottom Line on the $2,641 Print

Redfin’s $2,641 typical payment is a 14-month high because sale prices and financing costs rose together in the early-September window. Soft pending demand and more frequent price cuts show the market is not ignoring that number. Buyers who can still clear underwriting should treat the dollar payment as the negotiation target — through price, credits, product choice, and escrow realism — rather than waiting for a single national rate headline to restore affordability on its own.

Mortgage rate forecasts rarely come with much certainty, but the near-term outlook is fairly consistent across major forecasters: the 30-year fixed rate is expected to stay between 6.3% and 6.8% over the next 12 months, with a drop below 6% unlikely anytime soon. That range has held steady across multiple forecast updates in recent months, even as day-to-day rates have moved more sharply. For buyers waiting on the sidelines for a bigger drop, this is a signal that patience may not pay off the way it has in past cycles.

30-Year Mortgage Rate Predictions for the Next 12 Months

Fannie Mae and the Mortgage Bankers Association have both landed on similar projections, and neither expects a significant decline in the near future. Daily rate swings will still happen, but the underlying forces keeping rates elevated — inflation, Fed policy, and Treasury yields — aren’t going away quickly.

Why Are Rates Expected to Stay Put? The Driving Forces

You might be wondering why the rates aren’t expected to tumble. It all comes down to a few big players in the economic game.

Inflation’s Stubbornness: Inflation, which is basically how much prices for things go up over time, is still being a bit tricky. Even though there have been efforts to cool it down, it’s proving to be a bit sticky. Think of it like trying to get a stubborn stain out of your favorite shirt – it takes time and effort.

Global Worries: Things happening around the world, like tensions in different regions that affect things like oil prices, can also make inflation stickier. When energy costs go up, it can ripple through to the cost of pretty much everything, including the money we borrow.

The Federal Reserve’s Balancing Act: The folks at the Federal Reserve (often called the “Fed”) are the ones who influence interest rates to try and keep the economy healthy. Right now, they seem more focused on keeping things stable, and that often means keeping interest rates higher for longer rather than cutting them quickly. This directly impacts how much it costs us to get a mortgage.

Bond Market Jitters: Mortgage rates are closely tied to what’s happening with U.S. Treasury bonds. When the yields on these bonds are wobbly, it means the cost of borrowing money for mortgages tends to stay higher.

What the Experts Are Predicting: A Closer Look

To give you a clearer picture, I’ve put together some of the key predictions from well-respected sources. It’s important to remember these are forecasts, not guarantees, but they give us a solid idea of what to expect.

Fannie Mae Housing Forecast:

Late 2026: They anticipate rates climbing a bit to around 6.8%.

2027: The average rate is expected to be around 6.7%, with only a small dip by the end of the year.

Mortgage Bankers Association (MBA) Forecast:

Late 2026: They see rates averaging around 6.7%.

2027: This group predicts rates will stay pretty steady, averaging 6.7% throughout the year.

Wells Fargo Economic Outlook:

Late 2026: They expect rates to settle in the mid-6% range.

2027: A bit more optimistic, they project an average rate of 6.31%, potentially dipping to 6.3% in the second quarter.

Here’s a simple table to show you the general range:

Source

Late 2026 Expectation

2027 Full-Year Outlook

Fannie Mae

~6.8%

~6.7%

Mortgage Bankers Assoc.

~6.7%

~6.7%

Wells Fargo

Mid-6% range

~6.31%

As you can see, the common thread is that rates are expected to remain elevated. The big reason for this shift from earlier predictions is that the economic pressures we’re facing are more deep-rooted than we initially thought.

My Take: Why This Matters to You

Looking at these numbers, it’s clear that the era of super-low mortgage rates is behind us for the foreseeable future. From my experience, this doesn’t mean you should put your homeownership dreams on hold if you’re financially ready. Instead, it means we need to be smarter and more strategic.

Instead of waiting for a magical rate drop that might not happen for a couple of years, let’s focus on what we can control.

Your Strategic Roadmap for Buying a Home

Given these predictions, here’s how I’d advise you to approach buying a home in the coming months:

Build a Strong Financial Foundation: Before you even start looking at houses, take a close look at your finances.

Debt-to-Income Ratio (DTI): This is a big one for lenders. It’s basically the amount of debt you have compared to how much money you earn. The lower your DTI, the better. Try to pay down or eliminate any high-interest debt before you apply for a mortgage.

Credit Score: Your credit score is like your financial report card. A high credit score can make a huge difference in the interest rate you get. If your score isn’t where you want it, focus on improving it. Pay bills on time, reduce credit card balances, and avoid opening too many new accounts.

Leverage Your Credit and Down Payment:

Excellent Credit: If you have a premier credit rating, you’ll likely qualify for better rates than the average. Lenders see this as a sign of reliability.

Bigger Down Payment: Putting down a larger amount of money upfront can also help you secure a lower interest rate. It reduces the risk for the lender and can also help you avoid Private Mortgage Insurance (PMI), which is an extra monthly cost.

Focus on Your Budget, Not Just Rates:

Buy When You’re Ready: The most important thing is to buy a home that fits your budget comfortably, not just when rates are at their absolute lowest. A home is a long-term commitment.

Refinancing as a Safety Valve: If rates do drop significantly down the line, remember that you can always refinance your mortgage to a lower rate. This is a common strategy and can save you a lot of money over the life of the loan. Think of it as a built-in backup plan.

The Housing Market: What’s Happening Now?

It’s also worth noting a couple of other trends I’m seeing:

Increased Buyer Interest: Even with higher rates, there’s still a lot of interest from people wanting to buy a home. This is partly because inventory (the number of homes available for sale) is still pretty low compared to what we saw before the pandemic.

Inventory is Slowly Coming Back: While it’s still tight, we are starting to see more homes on the market, especially with builders adding new inventory. This is good news for buyers and helps to temper the risk of a major housing bubble, which is virtually nonexistent right now.

In Conclusion:

The 30-year rate is expected to hold in the upper 6% range for the next 12 months. That’s not the relief some buyers were hoping for, but it does mean a more predictable market to plan around. The best move right now is strengthening your own position as a borrower: build your credit, save toward a solid down payment, and if you find a home you can afford today, don’t wait on a rate drop that may not come. You can always refinance later if rates ease.

It’s a bit of a tricky time for anyone looking to buy a home or refinance their mortgage over the next 12 months. Based on what the big financial players are saying, it looks like we’ll be seeing 30-year mortgage rates hover between 6.0% and 6.4% from June 2026 through May 2027. Those earlier hopes of rates dipping back into the 5% range seem to be fading, mostly because inflation is sticking around longer than expected and global events, particularly in the Middle East, are keeping the Federal Reserve from lowering interest rates as quickly as some had anticipated.

30-Year Mortgage Rate Predictions for the Next 12 Months

As someone who’s been watching the housing market for a while, I’ve seen these cycles before. It’s easy to get caught up in the headlines about rising or falling rates, but the reality for most of us trying to make a big financial decision like buying a home is much more nuanced. This upcoming year, from June 2026 to May 2027, is shaping up to be a period where we need to be smart and strategic with our mortgage decisions.

What the Experts Are Saying: A Look at the Forecasts

I’ve gathered some of the latest predictions from major housing finance institutions, and they paint a pretty consistent picture. It’s not the exciting drop some were hoping for, but rather a steady, elevated rate environment.

Here’s a breakdown of what different groups are forecasting:

Institution

Estimated 12-Month Average Forecast

Primary Driver Behind Forecast

Fannie Mae

6.30%

Elevated energy prices due to the Strait of Hormuz closure.

Mortgage Bankers Association (MBA)

6.40%

Sticky inflation keeping secondary market yields high.

Wells Fargo Economics

6.17%

Conflict premium driving up the 10-year Treasury yield.

National Assoc. of Home Builders (NAHB)

6.08%

Gradual cooling of building material costs and labor.

As you can see, most of these respected institutions are in agreement: expect rates to stay in that 6.0% to 6.4% range for the next twelve months. This is a shift from earlier optimism, and it’s important to understand why.

Why Are Rates Staying High? The Economic Forces at Play

It boils down to a few key economic factors that are keeping mortgage rates from dipping significantly.

The Federal Reserve’s Tight Grip: The Federal Reserve has been holding steady on interest rates, and it looks like they’ll continue to do so for a while. When the Fed keeps its benchmark rate higher for longer, it puts a cap on how low mortgage rates can go. They’re really focused on taming stubborn inflation.

Bond Market Pressure: Mortgage rates tend to follow the 10-year Treasury yield. Right now, ongoing government spending and inflation that’s still above the Fed’s target are keeping that yield elevated. Think of it as a “term premium” – investors want more return for holding those longer-term bonds when there’s uncertainty.

The “Lock-In Effect”: This is a big one for the housing market itself. Many homeowners who bought or refinanced when rates were incredibly low (like 3% during the pandemic) aren’t selling their homes. Why would they give up that low rate to buy another home at a much higher rate? This lack of inventory means fewer homes on the market, which helps keep home prices from dropping and even pushes them up slightly, projected at 2% to 3% for 2026-2027.

My Take: What This Means for You

From my perspective, this data confirms what I’ve been observing. The market isn’t going to magically shift into a 5% rate environment overnight. The Fed is cautious, inflation is proving resilient, and the ripple effects of global events are tangible.

This means we need to adjust our expectations and our strategies. Waiting for that mythical 5% rate might mean missing out on buying a home at today’s prices, only to face much higher prices later if rates do eventually drop and demand surges.

Action Plan: Strategies for Borrowers (June 2026 – May 2027)

So, what should you do if you’re looking to buy or refinance in the next year? I recommend a three-pronged approach:

Negotiate Seller Credits for Rate Buydowns: Sellers are motivated when rates are high because it keeps buyers away. See if they’ll help you by funding a 2-1 rate buydown. This can lower your interest rate by 2% in the first year and 1% in the second, giving you significant breathing room and lower initial payments. It’s a great way to make your monthly budget more manageable while you wait for potential rate drops.

Focus on the Purchase Price, Not Just the Rate: If you find a home you absolutely love that fits your budget at a 6.3% rate, don’t let the perfect be the enemy of the good. Buy that home! If rates do fall later in 2027 or 2028, you can refinance to a lower rate. It’s often easier and more financially sound to buy the house you want now and refinance later, rather than waiting for a rate that might come with a much higher price tag. This is what we call the “buy and refinance” tactic: marry the house, date the rate.

Optimize Your Financial Profile: Lenders are becoming more selective in this volatile market. To get the best possible rate within that 6.0%-6.4% range, aim for a credit score above 740 and a 20% down payment. This will help you secure the lowest margin available from lenders and potentially beat the national averages.

Buying vs. Refinancing: Two Different Paths

It’s important to look at these two scenarios – buying a new home and refinancing an existing loan – with different financial strategies in mind.

Strategy 1: Buying a New Home

If you’re buying a new home between June 2026 and May 2027, you’re accepting that rates will be in the 6.0% to 6.4% range. However, remember that home prices are still projected to climb by 2% to 3% due to that low inventory we discussed.

The Risk of Waiting: If you hold out for rates to drop to 5%, you might face a flood of pent-up buyer demand. This could lead to intense bidding wars and push home prices even higher, potentially negating any savings from a lower rate.

The “Buy and Refinance” Tactic: As I mentioned, this is a solid strategy. Secure your ideal home now to avoid future price hikes, and have a plan to refinance if rates become more favorable later.

Negotiation Power: Because some buyers are sitting on the sidelines due to higher rates, you might have more leverage to negotiate with sellers for things like rate buydowns.

Strategy 2: Refinancing an Existing Loan

Refinancing only makes sense if the numbers truly work in your favor today.

The Break-Even Rule: A refinance is generally a good idea if you can lower your current interest rate by at least 0.5% to 1.0%. You’ll also want to make sure you plan to stay in the home long enough for the monthly savings to cover the closing costs, which can be anywhere from 2% to 5% of your loan amount.

Who Should Consider Refinancing: If you bought a home in late 2024 or 2025 when rates were higher (say, 7.5% or more), refinancing into a loan around 6.1% could save you hundreds of dollars each month immediately. It’s a smart move to cut down on your interest payments.

Who Should Probably Wait: If you have a mortgage from the pandemic era with a rate under 5%, refinancing now would likely increase your monthly payments significantly. It just doesn’t make financial sense to give up those rock-bottom rates.

Ultimately, the next twelve months present a unique set of challenges and opportunities. By staying informed, being strategic, and focusing on your long-term financial goals, you can navigate this market successfully.

The U.S. housing market is splitting in two: The best-priced homes are selling within days, while others are sitting longer than they have in years, according to a new Zillow analysis.

TAKE THE INMAN INTEL INDEX SURVEY

Nationally, 18.5 percent of homes went pending within seven days in February 2026. In the fastest markets like St. Louis; Hartford, Connecticut; and Seattle, more than 1 in 3 homes sold within that window. At the other end, Austin, Texas, had the smallest share of fast sales of any market tracked, with just 2.7 percent of homes going pending within seven days.

Homes that sold within a week were 2.6 times more likely to sell above asking price than the typical listing, the second-highest such multiple in Zillow’s data going back to 2018. In February, 44.3 percent of those fast-selling homes closed above list price, compared to 17.1 percent of all homes.

The divide between sold homes and stagnant inventory widened in March to its broadest point for any March since 2020. The typical sold home went pending in 19 days, while the median active listing had been on the market for 56 days — a 37-day gap. That gap was as narrow as nine days in April 2022.

Zillow said the figures reflect a market stabilizing toward pre-pandemic norms, with the group of homes selling within a week shrinking, even as those that do sell fast continue to draw strong offers.

“The cream of the crop is still selling fast, even in markets that have slowed considerably,” said Orphe Divounguy, senior economist at Zillow. “Desirability is ultimately a function of price, and getting the pricing strategy right from day one can be the difference between a week on the market and months.”

Several Midwest markets, including St. Louis, Cincinnati and Kansas City, had at least 3 in 10 homes sell within seven days. Sun Belt markets where inventory has built up, including Austin, Texas; San Antonio, Texas; Charlotte, North Carolina; and Jacksonville, Florida, had fewer than 1 in 10 homes sell within that timeframe, Zillow found.

Sharon Osbourne has listed the sprawling $17 million Los Angeles mansion she shared with her late spouse, Ozzy Osbourne, and their children, nine months after the rock ‘n’ roll legend died in his native England.

The sprawling property, which is listed with Jonah Wilson and Josh Greer of Carolwood Estates, was snapped up by the Hollywood power couple in 2015 for $11.85 million.

The Osbournes first attempted to offload the seven-bedroom, 7.5-bathroom property in 2022, listing it for $18 million, then lowering that price to $17.5 million, before taking it off the market altogether.

At the time, it was reported that the couple had chosen to part ways with the home amid their relocation back to the U.K., where the family owns an enormous estate in Buckinghamshire, where Sharon and Ozzy were said to be living when the rocker passed away at 76 from coronary artery disease and Parkinson’s disease in July 2025.

However, their listing agent, Wilson, told the Wall Street Journal that they ultimately decided against selling the home.

Now, however, Sharon, 73, is making another attempt to offload the property, with her agents explaining to the outlet that, while she is continuing to split her time between the U.K. and L.A., she is using an apartment in California whenever she is on the West Coast.

While the property does not have quite the same level of fame as the Osbournes’ former property in Beverly Hills—where they filmed their hit MTV reality series—it has had its own moment in the sun, serving as the backdrop for the couple’s documentary, “Sharon & Ozzy Osbourne: Coming Home.”

Sharon Osbourne has listed the Los Angeles mansion she shared with late husband Ozzy for $17 million—four years after the couple first attempted to sell it. (YouTube)

The property, which was built in the 1930s, sprawls across 11,565 square feet and hit the market on April 6.

“Situated behind tall gates for maximum privacy, this stunning property has been meticulously restored with attention to detail and craftsmanship rarely found today,” the listing describes.

Before entering the home, guests are greeted with lush greenery and tall trees that surround the dwelling’s white facade.

Once they step inside, they are met with an elegant foyer that features a chic wooden staircase, high ceilings, and a sparkling chandelier.

Listing agent Greer told the Wall Street Journal that Sharon and Ozzy spent several years restoring the property to its 1920s glory, and the movie theater still features many iconic nods to its Hollywood history: the signatures of many stars who have visited the home, including Elvis Presley, Mel Tormé, and Natalie Wood.

“Careful restorations have maintained the historical architecture, while elevating the property to a level of epic glamour with all the modern luxuries of today,” adds the listing.

The living space is the perfect place for guests to lounge. It features a cozy fireplace, an elegant chandelier, and large windows that allow natural light to flood inside.

A second lounging space boasts wooden walls and an aesthetic fireplace.

“Public rooms on the main level include a living room, grand entrance foyer, formal dining room, wood paneled library, and areas perfect for staff or home office,” reveals the listing.

Moving into the kitchen, there are state-of-the-art appliances, white cabinetry, and a spacious breakfast nook.

The listing notes, “An extraordinary chef’s kitchen opens to the family room, breakfast room, and outdoor dining area with pizza oven and barbecue.”

The property, which was built in the 1930s, sprawls across 11,565 square feet and hit the market on April 6. (YouTube)

Elsewhere on the first floor, there is a magnificent movie room that is adorned in red velvet and boasts a fireplace and large projector.

“A magnificent screening room situated on the lower level exudes the magic of old Hollywood complete with fireplace and bar,” reads the listing.

Upstairs, there are four en suite bedrooms. The primary suite comes complete with dual baths and a walk-in closet “fit for royalty,” as per the listing.

An elevator connects all levels of the lavish abode.

Outside, guests will find a generous lawn, gardens, and a resort-style pool covered in mosaic tiles.

“Above the garage, a charming self-contained guest apartment completes this very special estate,” adds the listing.

The listing comes just months after Sharon listing another Los Angeles property—a West Hollywood condo that was put on the market for $2.38 million in November.

The swanky high-rise unit, which is also listed with Wilson and Greer, as well as their colleague Rudy Serrato, was purchased for $2.25 million in 2022 via a trust managed by the family’s longtime financial adviser, the same man who has overseen much of the Osbournes’ property portfolio over the years.

Although it’s unclear whom the property was used by, it’s understood that the Osbournes had not resided in the building for some time, having made clear in 2022 their desire to quit Los Angeles and return to their native U.K.

That condo unit is currently under contingent offer, according to property records/

Though Ozzy and his family had spent many years residing in the U.S., the rocker made no secret of his desire to spend the remainder of his life back home in the U.K., revealing in an interview with The Observer several years before his death that he and Sharon were plotting a return to their home country.

At the time, the singer said he had grown frustrated with his life in the “f—ing ridiculous” U.S., while also citing gun violence in the country as another reason for his desire to leave.

“Everything’s f—ing ridiculous [in America]. I’m fed up with people getting killed every day,” he said. “God knows how many people have been shot in school shootings. And there was that mass shooting in Vegas at that concert. … It’s f—ing crazy.”

However, the move was postponed after Ozzy faced several health setbacks that required him to remain in California for longer than he had hoped.

Just weeks before his death, it appeared that the Osbournes had officially bid farewell to America once and for all, with Sharon explaining to Planet Rock that her husband was finally able to relocate to their home in the U.K. in March of this year—noting at the time that he was thrilled to be joining his Black Sabbath “brothers” just in time for their final onstage appearance together.

“He’s coming over in March. His brothers [in Black Sabbath], he’s excited to be here with them,” she shared in February, noting that his move would mark the couple’s permanent relocation.

Less than four months after Ozzy’s return to the U.K., he made a milestone return to the stage, when he and his Black Sabbath bandmates—Tony Iommi, Geezer Butler, and Bill Ward—performed together for the first time in 20 years at the Villa Park stadium in Birmingham.

An emotional Ozzy took the opportunity to thank the band’s fans for their support over the years.

“I just want to say to you on behalf of the guys in Black Sabbath and myself, your support over the years has made it all possible for us to live the lifestyle that we do,” he told the crowds toward the end of the show. “Thank you from the bottom of my heart. I love you; we love you.”

His cause of death was later revealed in a death certificate filed in London by his daughter, Aimee, which referred to the rocker as a “songwriter, performer, and rock legend,” and noted that his death was a result of cardiac arrest and coronary artery disease.

Fox News host Sean Hannity has delisted his sprawling waterfront Florida mansion, just three months after he put the opulent abode on the market for the sky-high price of $45 million.

Hannity, 64, who has been based in the Sunshine State full time since January 2025, had snapped up the enormous Manalapan dwelling for $23.5 million in November 2024—seven months before he offered it up as a long-term rental for $130,000 a month.

He then made a move to part ways with the property altogether, bringing it to the market in December, where it remained until March 25, when records show the listing was removed.

A source told Realtor.com® that Hannity has “big future plans for the property,” but declined to share any additional information about what those are. Realtor.com has contacted Hannity’s spokesperson for comment.

While the reasons for the delisting are unclear, it may well be that Hannity is planning to use the property as his personal residence while work is carried out on his other Florida dwellings: a pair of adjacent Palm Beach townhouses that he is in the process of transforming into one expansive mansion.

Hannity, who stars on his own self-titled show on Fox News and hosts a radio show, bought the properties in two separate deals—purchasing the first townhome for $5.3 million in April 2021, according to records. He then snapped up the home next door for $14.9 million in January 2025, one year after announcing that he had relocated from New York to “the free state of Florida” full time.

Fox News host Sean Hannity (seen with fiancée Ainsley Earhardt) has delisted his sprawling waterfront Florida mansion, just three months after he put the opulent abode on the market for the sky-high price of $45 million. (Getty Images)

Hannity, 64, who has been based in the Sunshine State full time since January 2025, had snapped up the enormous Manalapan dwelling for $23.5 million in November 2024. (Google Maps)

In September, it was revealed that Hannity had filed planning applications for a mammoth project that would turn the two separate structures into one luxurious waterfront home—plans that had already been approved by the Palm Beach Architectural Commission.

According to documents seen by Realtor.com, Hannity—who got engaged to fellow network star Ainsley Earhardt in December 2024—planned to combine the two existing outdoor patio and pool areas, by relocating a wall that currently separates them and removing one of the swimming pools.

The remaining pool was then going to be reworked, and several new features were set to be added to the enlarged outdoor entertaining space, including an external kitchen and a shower.

Hannity also received permission for a “unity of title,” which will see the two residences fall under the same address.

According to the Palm Beach Daily News, the combined properties will boast about 11,200 square feet of living space.

Interior renovations began in July, according to a notice of commencement seen by Realtor.com. However, it is unclear whether the work has been completed.

Should that work have required Hannity to move out of the property, it stands to reason that he may have decamped to his Manalapan abode, which is located just a 15-minute drive away.

The eight-bedroom dwelling, which sits on a stretch known as “Billionaires Row” thanks to the extraordinary fortunes of its residents, offers more than 13,000 square feet of living space. That’s certainly more than enough room for the on-screen host and his fiancée, who resides primarily in New York but spends her weekends in Florida.

The property also boasts an array of impressive amenities—with the listing noting that it is one of fewer than 60 homes in Manalapan that offer “private frontage on both the Atlantic Ocean and the Intracoastal Waterway.”

The property is located just a 20-minute drive from President Donald Trump’s Mar-a-Lago resort, where Hannity has been a frequent guest. (Getty Images)

Perched on a plum 1.86-acre plot, the mansion boasts “unparalleled scale, serenity, and architectural presence,” the listing stated.

The main dwelling comes with seven bedrooms and nine bathrooms, while a detached one-bedroom guest cottage on the ocean’s edge provides the perfect place to house visitors who require more privacy.

Several of the main living spaces and bedroom suites boast walls of glass that open up to the outdoors, with the primary suite featuring a private balcony that overlooks the water and comes with a seating area.

While Hannity upped the price on the property significantly after purchasing it in November, he did list the home with all of its furniture. The listing also noted that several upgrades had been made to the dwelling since it last changed hands.

“A new seawall, large dock with ocean access, and beautifully landscaped grounds enhance this one-of-a-kind property,” the description added.

“Crafted for discerning buyers seeking privacy, acreage, and generational quality, this is a rare opportunity to secure a world-class Manalapan estate with scale, infrastructure, and dual-waterfront living that cannot be replicated today.”

Indeed, the true showpiece of the dwelling is undoubtedly its outdoor offerings, which include lush landscaping, a private dock for “effortless boating access,” and a beautiful pool that flows under the outdoor terrace, creating a grotto-style retreat.

Thanks to its position between the ocean and the Intracoastal Waterway, the dwelling boasts water views from almost every room, with enormous windows and soaring ceilings maximizing the extraordinary vistas.

The property is also located just a 20-minute drive from President Donald Trump‘s Mar-a-Lago resort, where Hannity has been a frequent guest—although his Palm Beach abodes are even closer to the iconic club, sitting just 7 minutes away, according to Google Maps.

So, you’ve been dreaming of owning a home, maybe picturing yourself settling in just in time for warmer weather. Well, I’ve got some news that’s a bit of a buzzkill. For the third week in a row, mortgage rates have been climbing, hitting their highest point in more than three months. As of March 21, 2026, you’re looking at an average of 6.22% for a 30-year fixed mortgage, according to Freddie Mac. This jump is a tough pill to swallow, especially after we saw rates dip below 6% earlier in February. It’s a stark reminder that the housing market is a dynamic beast, and external forces can shift things faster than you might think.

Mortgage Rates Surge to the Highest Level in Over Three Months

The Triple Threat: What’s Driving This Rate Hike?

I always try to break down these market movements into understandable pieces, and in this case, there are three main culprits behind this recent spike in mortgage rates:

1. The Shadow of Geopolitical Conflict

Let’s be frank, the ongoing war with Iran has cast a long, unsettling shadow over financial markets. When major global conflicts erupt, uncertainty takes hold. Investors get nervous, and that nervousness always translates into higher borrowing costs. It’s like a ripple effect; a shaky global picture makes lenders want more for their money, and that translates to higher mortgage rates for us.

2. Energy Prices: The Inflationary Spark

Directly tied to the geopolitical situation, we’ve seen oil prices skyrocket, pushing past the $100 a barrel mark. This isn’t just about the gas you put in your car; high energy prices are a fundamental driver of inflation. Think about it: everything from the food you buy to the materials used to build a house has to be transported. When fuel costs go up, those costs get passed along. This surge in energy prices is feeding fears that inflation won’t be as quick to tamedown as we’d hoped.

3. The Federal Reserve’s “Wait-and-See” Approach

Up until recently, many of us (myself included!) were anticipating the Federal Reserve to start lowering interest rates, which would almost certainly bring mortgage rates down with them. However, those plans have been put on hold. The Fed, on March 18th, decided to keep the federal funds rate steady at 3.5%–3.75%. This signals a cautious stance, a “wait-and-see” when it comes to future rate cuts. With inflation still a concern and the global situation unstable, the Fed is holding its cards close to its chest, which means less downward pressure on mortgage rates than we’d hoped for.

From the Fed’s Perspective: Why the Pause?

I find it crucial to understand the Fed’s reasoning. They’re tasked with balancing a lot: keeping inflation in check and fostering economic growth. While they’ve made progress on inflation, the lingering threats of geopolitical instability and those stubborn energy prices mean they’re not ready to declare victory. Their recent decision to hold rates steady suggests they’re looking for more sustained evidence that inflation is truly under control before they start making borrowing cheaper. This cautious approach, while sensible from an economic stability standpoint, directly impacts our ability to afford homes.

How This is Affecting Your Wallet and the Housing Market

So, what does this all mean for you, the potential homebuyer? It’s not just about a number on a screen; it has real-world consequences.

The Application Slump: A Clear Sign of Hesitation

The numbers don’t lie. The week ending March 13th saw a significant drop in mortgage applications – down a whopping 10.9%. Refinance applications took an even bigger hit, falling nearly 26%. This tells me that as borrowing costs have risen, many people are hitting the pause button on their homebuying plans. It’s a natural reaction when the monthly payment suddenly becomes a lot more daunting.

Spring Season Setback: Not the Warm Welcome We Expected

This is the time of year when the housing market usually heats up. Families are looking to move before the new school year, and a lot of buyers are eager to get into a new home for the summer. However, these surging rates are throwing a wrench into that traditional spring buying season. The increased cost of borrowing means buyers have less purchasing power, or they might need to adjust their expectations on the type of home they can afford. It’s a real setback for many who were counting on this period.

The “Locked-In” Homeowner Dilemma

Now, let’s talk about inventory. While the good news is that inventory has actually increased by about 20% year-over-year, there’s a catch. Many homeowners who secured mortgages when rates were significantly lower are hesitant to sell. Why would they trade a 3% or 4% rate for a 6% or 7% rate when buying their next home? This “locked-in” effect continues to limit the supply of existing homes on the market, which can keep prices from falling even with higher rates. It’s a bit of a stalemate for some.

Looking Ahead: What Do the Experts Say?

As for the rest of 2026, the outlook is a bit murky, but there are some projections. Agencies like Fannie Mae and the Mortgage Bankers Association are forecasting rates to settle between 6.1% and 6.2% for the year. That’s still higher than what we saw recently, but it suggests a potential stabilization. However, they also emphasize that volatility remains high. This means we could still see ups and downs.

Many economists and Fed officials still believe there’s a good chance of at least one more rate cut before the end of 2026, provided inflation continues to trend downwards. This is the crucial “if.” If inflation proves stubborn, or if other global events cause further economic shocks, those rate cuts could be delayed or even cancelled.

My Take: Navigating the Current Climate

From my perspective, this situation demands a patient and informed approach. If you were planning to buy, it’s essential to re-evaluate your budget. Can you still afford the home you had in mind with these higher rates, or do you need to look at less expensive options or save for a larger down payment? For those looking to refinance, unless you have a very specific financial situation, refinancing now probably doesn’t make much sense.

The key takeaway is that the days of incredibly low mortgage rates might be behind us for a while. We’re in a period of adjustment. Staying informed about economic news, understanding the drivers behind rate movements, and working closely with a trusted mortgage professional will be more important than ever as you navigate your homeownership journey. It’s a complex time, but with the right knowledge and strategy, you can still make smart decisions.

The sprawling South Carolina estate where Alex Murdaugh brutally murdered his wife and son has been taken off the market, just five months after it was relisted for $2.2 million—and mere days after the disgraced lawyer’s legal team launched an appeal with the Supreme Court to have his murder conviction overturned.

Murdaugh, 57, had been living on the enormous farm, which is known as Moselle, with his wife, Maggie, and their two sons, Buster and Paul, for years when he was arrested and charged with the deaths of his spouse and eldest child.

The former lawyer, who has vehemently denied shooting Maggie and Paul on the property, was convicted of both murders in March 2023 and is currently serving two life sentences.

In the years since his arrest, Murdaugh’s former home has been left unrecognizable, having initially been divided into multiple properties—before the primary residence was transformed as part of a dramatic renovation carried out by its most recent owner.

Moselle, which is located in Islandton, SC, and originally spanned 1,770 acres, was first put on the market just months before Murdaugh was convicted. It was purchased by two local businessmen for $3.9 million in March 2023.

Just a few months later, those buyers, James Ayer and Jeffrey Godley, chose to carve up the land and put the Murdaugh family home and its surrounding 21 acres back on the market for $1.95 million.

However, it struggled to find a buyer and was ultimately put up on the auction block in February 2024, when it was bought by Alex Blair for just $1 million.

Soon after, Blair began an extensive renovation and expansion of the Murdaugh family residence, which he had initially purchased as a second home for his family—before choosing to try to sell it himself, listing it for the sky-high price of $2.75 million in December 2024.

That listing was then removed in April 2025 and it remained off the market for months, before Blair made another attempt to find a buyer in September, this time listing the property not as a family home but as a farm, with a newly lowered asking price of $2.2 million.

However, Blair once again struggled to find a buyer and the property was delisted for a second time on Feb. 21.

The delisting came less than two weeks after Murdaugh’s lawyers appeared before the South Carolina Supreme Court to argue that their client’s murder conviction should be overturned, arguing that the former attorney was not given a fair trial.

That appeal process is ongoing, according to The Associated Press.

Still, even if the murder conviction is overturned, Murdaugh will not be freed; in addition to his life sentences for murder, Murdaugh was previously sentenced to 40 years behind bars when he was convicted of 22 federal financial crimes, including conspiracy to commit wire fraud and bank fraud; bank fraud; wire fraud; and money laundering.

Meanwhile, the future of his former home remains unclear.

The property was originally purchased by Blair for use as a secondary home for his family, he previously revealed to Realtor.com®.

Blair documented his renovations on social media, revealing that he had nearly doubled the size of the home (seen before the renovation) with his overhaul. (Facebook)

The very retro interior was also given a complete makeover. (Facebook)

The wooden accents were replaced with much more modern materials. (Facebook)

The main living space also underwent a dramatic transformation. (Facebook)

In October 2024, he spoke to Realtor.com about his reasons for purchasing the home, sensationally insisting that he believes Murdaugh is innocent of the murders of his wife and son, while revealing that—despite reports to the contrary—his portion of the property did include the kennels where his son Paul was shot.

A crime scene expert determined Murdaugh ambushed Paul in the dog kennels and shot him twice, then shot his wife five times, delivering the final shots after she fell to her knees.

However, Blair claimed that could not have been the case, revealing that he was actually in possession of the kennel door and window that contain the bullet holes, which he said served as clear evidence of Murdaugh’s innocence.

“I have the door and the window from the dog kennel,” he said. “[Murdaugh] is a big man; he was even bigger back then, and he’s too big for the bullets to have gone through in the way that they did.”

“Maybe it was karma for other things that he did,” he went on. “But I don’t think he killed them.”

Reports initially suggested that the dog kennels had not been included in the 21-acre portion of the Murdaugh family estate that he purchased. However, Blair says that the kennels, as well as Murdaugh’s private airplane hangar, were both part of the sale.

He tore down both structures while renovating the home.

He added that, while he didn’t know Murdaugh personally, many of the locals who live on the street where the Moselle Estate House sits agreed with him that the former lawyer is not guilty of the murders.

“Everyone on that road is like, ‘No,'” Blair shared.

He revealed his hope that the incredibly detailed overhaul of the property would help to remove any “bad stigma” from it, noting that he wanted to change the home’s narrative in a “positive” way.

Those renovations included an extension on one side of the property, which now serves as a master wing, as well as a complete transformation of the home’s interior. Blair also replaced the airplane hangar and kennels with new exterior structures, rebuilding a new airplane hangar and adding a barn.

“Moselle is located in Colleton County, South Carolina, and features 48.2 manicured acres. The home and grounds have seen a complete overhaul, are exceptionally maintained, and it is in walk-in-ready condition,” a recent listing stated.

“You’re welcomed into the property through a grand 1/4 mile long live oak-lined driveway, complete with a new custom iron gate entrance for added privacy and curb appeal. At the end of the main driveway lies the 2 story, Lowcountry plantation style estate.

“This meticulously overhauled custom home has seen a recent expansion and now offers four spacious bedrooms and five luxurious bathrooms. Designed with an open floor plan, there is a seamless flow from the grand entrance and great room to the gourmet kitchen complete with high-end appliances.

“Vaulted ceilings and new fixtures throughout lend a sense of drama and elegance to every space. The home boasts a fabulous new master wing for ultimate privacy, along with a beautifully appointed spa-like bathroom.”

The listing went on to note that the property would be ideal for any “equestrian enthusiasts” thanks to its 10-acre fenced horse pasture and external barns, which can be “accessed by a separate service entry point.”

“This estate is an exceptional blend of luxury, privacy, and functionality, ideal for those seeking a country lifestyle with space to entertain, or simply enjoy the stunning Lowcountry landscape,” the online description continued.

Unsurprisingly, the listing made no mention of the property’s very murky history—which Blair previously told Realtor.com was not unusual in the local area.

“Every property in Lowcountry has a history,” he said. “One bad thing about our state is that slave trading happened here.

“Bad things have happened on every property. But you have a choice to either focus on the negative or to create a positive narrative. And that’s what I want to do.”

When asked about his decision to extend the home with an addition, Blair joked that it was simply his “obsessive” desire to make the property “symmetrical.”

All of the windows and exterior elements of the extension were custom-made to match the exterior of the original home, he added.
