Meghan Trainor Finally Lands Buyer for Encino Home


It took nearly two years and a couple million shaved off the asking price, but singer Meghan Trainor sold her Encino mansion on Wednesday.

Aire Advisors co-CEO and co-founder Amir Monsefi and his wife Melissa Monsefi paid $6.8 million for the “All About That Bass” singer’s home at 4322 Hayvenhurst Avenue, according to The Agency. 

That’s a steal considering Trainor initially sought nearly $12 million, or $847 per square foot, when she listed the property in June 2024. The price was most recently reduced to just under $7 million, or $494 per square foot, in March.

The Agency’s Gina Michelle, Joe Sichi and George Ouzounian represented the Monsefis in the deal. Carolwood Estates’ Justin Huchel was the listing agent.

The Monsefis will move into an over 14,000-square-foot home with seven bedrooms and 10 bathrooms, sitting on a little over an acre lot. Built in 1998, the house has a recording studio complete with its own entrance, tennis court, putting green and guest house.  

The closing price edges a tad past the $6.6 million, or $462 per square foot, Trainor paid rapper TMG Fresh (Doug Jordan) for the home in 2020. However, with Encino located within the city of Los Angeles, the deal is subject to the Measure United to House L.A. two-tier tax. In this case, the deal was assessed a 4 percent tax, which comes out to $273,400.

Measure ULA’s thresholds are adjusted annually in line with the chained consumer price index. Beginning June 30, a 4 percent tax will be applied to transactions starting at $5.4 million and bumps up to 5.5 percent on deals of $10.9 million or more. These are a change from the current $5.3 million and $10.6 million thresholds.

Wednesday’s deal is one of the pricier transactions in the San Fernando Valley neighborhood, known for celebrity enclaves such as the Royal Oaks community. Still, it’s far from the $16.4 million purchase price of 4525 Woodley Avenue, which sold for $16.4 million in January and is Encino’s highest-priced residential trade so far this year. Michelle, Sichi and Ouzounian also brought the buyer in that trade. Shirli Depas of Compass was the listing agent.
