James Packer’s Bel-Air Manse Buy Tops 2025 Chart


Former Crown Resorts chair James Packer’s $110 million purchase of Le Belvedere remained at the top of the priciest Bel-Air’s single-family home sales for the first three quarters of the year, according to Los Angeles County tax assessor data.

The Australian billionaire’s deal for the 35,378-square-foot 630 Nimes Road closed May 6, putting the sale at roughly $3,109 per square foot. The estate was built nearly from the ground up over the prior five and a half years. 

The estate came with 10 bedrooms with 15 bathrooms, indoor pool, outdoor pool, spa and wellness center, along with an elevator, 14 fireplaces, Moroccan-inspired room, swan pond and card room.

Developer Mohamed Hadid, father of supermodels Gigi and Bella Hadid, built the home in 2007 and sold it in 2010 for $50 million to a limited liability company linked to Sarp Turanligil, a Turkish yacht magnate, according to public documents. Hadid then reportedly leased it back.

Hadid included a 60-seat screening room and a master suite featuring a walk-in closet large enough for 1,000 pairs of shoes, according to a former listing cited by Mansion Global.

Carolwood Estates’ Drew Fenton and Westside Estate Agency’s Kurt Rappaport represented Packer in the deal.

Stephen Resnick, Jonathan Nash, David Parnes and James Harris, all from Carolwood Estates, represented the seller, 630 Nimes Road LLC. 

The seller entity is tied to European Investment Management Services, headquartered in Los Angeles. Founded in 1983 as the U.S. arm of a Zurich-based asset management and financial services firm, European Investment Management Services is now independent and fully owned by the U.S. family that serves as its executive team.
