Developer Plots Lot Split, Small Homes for Hollywood Parcel


A single-family home lot in Hollywood is poised to be subdivided for the development of more than a dozen additional homes at the site. 

A new application filed with the Los Angeles Department of City Planning calls for the splitting of the lot at 6407 Dix Street to enable the construction of 13 single-family homes, Urbanize Los Angeles reported. Each abode would have three bedrooms and a rooftop deck. 

The application comes from property owner Songdong Hu of 6407 Dix LLC, linked in state business records to a UPS Store mailbox in Rolling Hills Estates. The existing home at the site was built in 1912, according to city records cited by Urbanize.

In the past, Hu was tied to plans for a small lot subdivision at 316 San Pascual Avenue in Highland Park. That proposal called for splitting the roughly 9,100-square-foot lot to clear the way for five single-family homes with space left over for two accessory dwelling units.

The Dix Street plan is the latest such proposal for small-lot homes in Hollywood. Late last year, the Los Angeles Department of City Planning received an application for six single-family dwellings and six ADUs on a roughly 0.2-acre site at 855 North Orlando Avenue. The applicant for that project is 855 N Orlando LLC, linked to Alex Irvine of Irvine & Associates. The single-family homes would be between 1,325 and 1,475 square feet, while the ADUs would be smaller units on the ground floor of each home. 

Lot subdivision, enabled by laws like Senate Bill 9, has become a contentious topic in the wake of the Palisades and Eaton fires in January 2025, including from city officials themselves. Last summer, Mayor Karen Bass and Los Angeles City Council Member Traci Park called on Gov. Gavin Newsom to pause the application of SB 9 in Pacific Palisades due to public safety concerns following deadly blazes. Newsom went on to issue an executive order granting local governments the discretion to suspend or restrict SB 9 housing developments in specific fire-prone areas. 

Los Angeles’ state-mandated housing element calls for the city to plan for 456,643 new housing units by 2029, with subdivision projects such as 6407 Dix providing a crucial piece of the housing stock puzzle.
