Blake Griggs to Replace Monrovia Offices With Apartments


Blake Griggs Properties wants to replace a 1.6-acre office park in Monrovia with 200 apartments.

The Danville-based developer led by Bradley Blake and Brad Griggs has filed plans to build a five-story building at 701 South Myrtle Avenue, in the San Gabriel Valley, the Commercial Observer reporter.

It would replace the Myrtle Olive Business Park containing a single-story, 25,200-square-foot office building constructed in 1979, according to Loopnet.

Plans for the complex, to be dubbed The Monroe, include 200 studio, one- and two-bedroom apartments from 596 to 1,070 square feet, plus 5,100 square feet of ground-floor shops and recreational facilities.

The project, designed by Orange-based AO, would include a rooftop deck, pool, dog park, courtyard and an outdoor public plaza.

The beige, charcoal and brick building would include inset balconies with floor-to-ceiling windows, according to a rendering.

The development at the southwest corner of Myrtle and Olive avenues would add to a growing number of home building projects across the valley east of Los Angeles.

While L.A.-based KB Homes is set to build 207 homes in El Monte, Arcadia-based Chateau Group USA sold a mixed-use development of 127 homes and 50,000 square feet of shops and restaurants in San Gabriel for $125 million, according to the Observer.

Blake Griggs targets mixed-use and retail projects for in-fill areas across the state and now has more than $700 million in developments in the pipeline, according to its website.
