Beverly Hills Mansion Tops LA County Luxury Contracts


The priciest home to go into contract in Los Angeles County last week was at 917 Oxford Way in the famed Beverly Hills’ 90210 ZIP code, asking just under $15 million.

The six-bedroom, six-bathroom home spanning more than 7,500 square feet topped luxury contracts in the area, based on a report compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team. The Eklund Weekly Luxury Report Los Angeles rounds up single-family homes and condominiums listed in the Multiple Listing Service for $4 million or more and ranks the top contracts based on asking price.

Built in 1953, the contemporary home went through an extensive renovation in the 1980s and is being advertised as suitable for move-in as is or as an opportunity for a renovation or redevelopment. Monty Abramov of the Beverly Hills Estates holds the listing. The deal had yet to officially close as of Monday, and Abramov declined to comment on the seller or potential buyer. Based on the listing price, a deal would likely be near $2,000 per square foot. 

First put up for sale in March for $16.5 million, the property — which is along the “billionaire horseshoe” enclave — underwent a $1.5 million listing price cut in May. It includes a den with a wet bar, pool, outdoor shower, a gym/studio and an outdoor kitchen.

Including 917 Oxford, 28 luxury contracts were recorded last week for a total asking volume of $192.7 million. While the same week last year also had 28 contracts, the combined asking volume was significantly higher at $243.7 million.

“The mid-market tier — $5 million to $6.99 million — dominated this week with 11 deals and 33.7 percent of total volume,” Roth said in her report.

The second priciest contract was for 25305 Prado De La Felicidad in Calabasas, which has an asking price of just under $14 million, or $889 per square foot. As of Monday, the deal for the 15,745-square-foot, seven-bedroom property was pending. 

Located in the gated community Estates at The Oaks, the home, dubbed Villa Bellezza, was designed by architect William Hablinski. The 2010-built Italian-style villa has Venetian plaster walls and hand-carved travertine tubs and fireplaces. Amenities include a library, theater, wine cellar, fitness studio, five-car gallery garage, pool and chess garden.

Monica Yekani and Branden Williams of the Beverly Hills Estates hold the listing. The property has been on and off the market since 2021 without a sale. Since listing for just under $30 million in fall 2021, Villa Bellezza took six price cuts through the years before hitting the market for just under $14 million in May — 53 percent lower than its initial ask.

The Estates at The Oaks has a star-studded history with past residents including former NFL player Clay Matthews, members of the Kardashian family and Justin Bieber.
