Montecito Home Formerly Owned by Meg Ryan Back on Market


Meg Ryan’s former Montecito estate is back on the market a year after the actress flipped the property. 

The oceanview compound at 857 Picacho Lane has returned to the market asking $19.9 million, roughly $3.1 million more than the $16.8 million the buyer paid for the property just over a year ago, Realtor.com reported. The relisting follows an unsuccessful attempt to sell the home for as much as $21.9 million two months after acquiring it from the actress in June 2025 and pulling it from the market in January. 

The “When Harry Met Sally…” star bought the property in 2021 for $9.5 million  and embarked on an extensive renovation effort to transform the property. During her ownership, Ryan expanded the residence by about 3,000 square feet, bringing the total to roughly 9,500 square feet, while adding two bedrooms, new fireplaces and upgraded living spaces throughout.

The actress initially listed the home early last year for $22.5 million, but the property lingered on the market and underwent several price cuts before ultimately trading for $16.8 million. Now the current unnamed owner is trying again, leaning heavily on Ryan’s renovation work as a selling point. The property boasts seven bedrooms and five-and-a-half bathrooms overall, including a guest house on site. Other perks include a creative cabin, an elevator in the main house and three fireplaces added during Ryan’s renovation. 

Montecito in recent years has welcomed high-profile residents like Prince Harry, Meghan Markle and Gwyneth Paltrow. The seaside enclave attracted Ryan for the opportunity to flip homes — something the “Sleepless in Seattle” star has made a side hustle outside of acting by buying, revamping and selling more than a dozen properties. 

“I know it sounds crazy to most people, the idea of renovating that many houses, but I love renovating. I think it’s tied to living the actor’s life,” Ryan told Architectural Digest. “As an actor, you are so rarely in control. You’re always saying words that someone else has given you, standing in a room that someone else has designed, to create a reality that someone else wants to see. But with decorating I am in control; it’s a chance for me to bring my vision into the world.”

Ryan’s former Montecito home hit the market just one day after Ryan put her mansion in the Hamptons up for sale for nearly $15.3 million.
