At Livel Real Estate, we encourage buyers to think about how they want to live before becoming too focused on a particular property. The right home matters, of course. But in Laguna Beach luxury real estate, the neighborhood surrounding it can have just as much influence on your experience and long-term enjoyment.
Here are five questions worth asking before beginning your search.
1. What is the best neighborhood in Laguna Beach?
There isn’t one. There is only the neighborhood best suited to how you want to live. Buyers drawn to walkability and energy often gravitate toward Laguna Village, commonly known as the Village, where beaches, restaurants, galleries and shops become part of everyday life. Those prioritizing privacy may look toward communities such as Emerald Bay or Three Arch Bay, while buyers seeking elevated settings and expansive views often explore neighborhoods such as Mystic Hills and other areas above the coastline.
There are also neighborhoods such as Woods Cove that offer their own distinctive combination of beach proximity, architectural character and residential charm. That answer starts with understanding your priorities. Do you want to walk to the beach? Is privacy more important than proximity? Do you want a gated community? Are panoramic views essential? Would you rather be close to downtown or slightly removed from it? Once those priorities become clear, the search for Laguna Beach luxury homes becomes considerably easier.
2. How much more does an ocean view cost in Laguna Beach?
It depends entirely on the view. “Ocean view” can describe everything from a filtered glimpse of blue water to an unobstructed white-water panorama stretching across the horizon. Then there are oceanfront and beachfront properties, where proximity to the water creates an entirely different valuation. Orientation, elevation, view protection and even which rooms capture the view can influence value. Two homes only a few streets apart may command very different prices based on the quality and permanence of their outlook. That is why there isn’t a reliable percentage that can simply be applied to every ocean-view home in Laguna Beach. The best way to understand the premium is to examine recent comparable sales within the specific neighborhood and, ideally, properties offering similar views, elevations and locations.
3. Is Laguna Beach or Newport Beach better for buyers?
Neither is inherently better. They are simply different.
Laguna Beach is defined by its artistic heritage, dramatic topography, distinctive architecture, intimate coves and preserved village character. It has a personality that can change noticeably from one neighborhood to the next. Newport Beach offers a broader collection of communities and lifestyles, including harbor, bayfront and planned-community living, along with a somewhat different social rhythm. We often find that buyers considering coastal Orange County luxury real estate initially search both. After spending time in each community, however, many begin to recognize that one simply feels more like home.
Sometimes that emotional reaction tells you more than a spreadsheet ever could.
4. How far in advance should I start looking for a home in Orange County?
Earlier than most buyers expect. In established coastal communities like Laguna Beach, inventory in the most desirable neighborhoods can be limited. The right property may appear tomorrow, six months from now or not until next year. Ideally, beginning your search six to twelve months ahead gives you something incredibly valuable: perspective. You have time to understand different neighborhoods, watch pricing, tour a variety of properties and learn what compromises you are and aren’t willing to make. More importantly, when the right home finally becomes available, you recognize it. That is a much better position than trying to learn the market while simultaneously feeling pressure to make an offer.
5. What should I look for in a Laguna Beach neighborhood beyond the home itself?
This may be the most important question of all. A beautiful home can capture your attention, but the things surrounding it will shape your everyday ownership experience. Consider view protection and design-review considerations. Understand parking realities, particularly during the summer months. Spend time on the street at different times of day. Look at nearby development and think about how it could affect privacy, traffic or views in the future. And perhaps most importantly, pay attention to the rhythm of the neighborhood. Can you imagine your mornings there? Your weekends? Walking the dog, heading to the beach, entertaining friends or simply coming home at the end of the day? For oceanfront properties, it is also important to understand how coastal conditions, including erosion, drainage and any existing protective structures, may vary by location. With our extensive knowledge of Laguna Beach, we help buyers evaluate each neighborhood and property, identify the appropriate questions to ask and connect them with the qualified professionals best suited to conduct any necessary inspections and assessments.
These are things you won’t necessarily find in a property description or online search. And they are precisely why local knowledge matters.
At Livel Real Estate, we believe buying a home in Laguna Beach should begin with understanding the lifestyle you want to create. Once we understand that, we can help narrow the search from dozens of possibilities to the neighborhoods, streets and ultimately the home that feels right.
Because in Laguna Beach, you aren’t simply choosing a property.
You’re choosing how you want to live.
