Vence: The Riviera That Feels Like Home
Just beyond Saint-Paul de Vence, another story begins.
If you have ever driven from the coast towards the hills, you will know the feeling.
The traffic begins to thin.
The air changes.
The sea disappears behind you, and suddenly you are surrounded by olive trees, old stone walls and the first glimpses of the mountains.
Then you arrive in Vence.
It is close to Saint-Paul de Vence — very close — but it doesn’t feel like its neighbour.
And that is precisely the point.
We recently took you to Saint-Paul de Vence, a village whose name is known around the world. Its ramparts, artists, galleries and extraordinary setting have made it one of the great Riviera destinations.
Vence is different.
Vence isn’t really performing for anyone.
It is simply getting on with being itself.
A Town, Not a Stage Set
This may be the easiest way to explain the difference.
Saint-Paul de Vence is wonderfully compact and theatrical. You walk through its gates and immediately feel that something remarkable has happened here.
Vence has a different energy.
People live here.
They go to the bakery in the morning. They meet friends for coffee. They shop at the market. Children go to school. People walk their dogs. Someone is always sitting outside a café having a conversation that clearly started half an hour ago.
There is a rhythm to it.

One of the things I find most appealing about Vence is that its pleasures are surprisingly ordinary.
A good loaf of bread.
Fresh vegetables from the market.
A coffee in the old town.
A walk when the evening light begins to soften.
Stopping to talk to someone you know.
Buying flowers because they caught your eye.
These aren’t the things that normally appear in luxury property brochures.
Perhaps they should.
Because eventually, these are the things that make somewhere feel like home.
🎨 And Then There Is Matisse
Vence has a remarkable artistic history of its own.
The best-known reminder is the Chapelle du Rosaire, designed by Henri Matisse.
It is easy to think of the Riviera’s artistic heritage as belonging primarily to places such as Saint-Paul de Vence.
But Vence has its own chapter.
Matisse didn’t simply pass through.
He left something behind.
And the town’s relationship with art continues today through its galleries, exhibitions and cultural life.
There is something rather wonderful about living somewhere where an artist of Matisse’s stature found enough inspiration to create something he considered deeply important.
🌿 Vence Gives You Choices
Another important difference becomes apparent when you start looking at property.
Vence is not confined to one postcard-perfect centre.
The town spreads into the surrounding hills, and that creates a much wider range of homes and settings.
You might want to be close enough to walk into town.
You might prefer a house tucked away among olive trees.
Perhaps you want a swimming pool and a large garden.
Or a contemporary property with a view stretching towards the Mediterranean.
Or perhaps you’re looking for something older, with uneven stone walls and the kind of garden that looks as though it has been there forever.
Vence gives you options.
And sometimes having options is more valuable than having an address everyone recognises.

Vence has another advantage that you appreciate more and more the longer you stay.
Its relationship with the landscape.
Look inland and the mountains rise behind the town.
Look towards the coast and, from the right place, the Mediterranean appears in the distance.
The scenery changes with the weather.
Clear winter mornings can make the mountains seem almost impossibly close.
Summer evenings soften everything.
And after rain, the colours become intense — greens, ochres, grey stone and that particular blue of the Riviera sky.
You don’t need a sea view from every window.
Sometimes the view in the other direction is the interesting one.
🏡 Why People Actually Move Here
Vence makes sense for people who want their Riviera home to be more than a retreat.
It works particularly well for those who want to settle here.
Families appreciate having the practicalities of everyday life close at hand.
Retirees appreciate being able to walk into town and still have countryside around them.
International residents benefit from being part of the wider Côte d’Azur community, with Nice, Antibes, Cannes and Sophia Antipolis all accessible.
And for second-home owners, there is something reassuring about knowing that when you arrive outside the height of summer, the town hasn’t gone to sleep.
It is still Vence.
🌊 And Yes, the Sea Is Still There
This is the funny thing about living inland on the Riviera.
You don’t stop enjoying the sea.
You simply stop needing to see it every minute.
The beaches are still there.
Antibes is still there.
Nice is still there.
Cannes is still there.
You can drive down for a swim and come back up for dinner.
And when the coast becomes busy in August, you can simply head in the opposite direction.
That is one of the pleasures of living above the coastline rather than directly on it.
☕ Saint-Paul or Vence?
This is the question buyers sometimes ask.
And I don’t think there is a simple answer.
If you want the romance of medieval ramparts, a compact historic village and an extraordinary artistic pedigree, Saint-Paul de Vence has an undeniable magic.
If you want somewhere with more of an everyday pulse — somewhere you can actually become part of the local routine — Vence may speak to you differently.
One isn’t better than the other.
They simply suit different people.
And that is why we think it is worth visiting both before deciding where your Riviera story should begin.
The Difference Is in the Feeling
Property websites can tell you the size of a house.
They can tell you how many bedrooms it has, whether there is a pool and how far it is from the airport.
They cannot tell you whether you will enjoy walking into the village on a Sunday morning.
Whether you’ll find yourself buying your vegetables from the same stall every week.
Whether you will recognise people in the café.
Whether you’ll want to open the shutters every morning just to see what the light is doing.
Those things are harder to measure.
But when you’re choosing somewhere to live, they may be the things that matter most.

Vence is not one single type of property market.
There are different pockets, different views, different levels of privacy and very different relationships with the town centre.
