Daejon Labrayae Love, 35, of Sacramento County, allegedly told some of the women that his family was one of the wealthiest in Switzerland and that he came to the United States to purchase properties for his family’s commercial real estate company.

Love also claimed he was a San Francisco 49ers wide receiver, using the imagery of an NFL player to support his claims of wealth, according to an FBI affidavit.

But the U.S. Attorney’s Office for Oregon said in a press release Wednesday that the so-called investment opportunities were fake and the money obtained from the victims was never used as promised.

Love appeared in federal court Tuesday in Portland, OR, where he pleaded not guilty to one count of conspiracy to commit wire fraud. Love will remain in custody until his trial begins on Dec. 15.

Federal prosecutors allege Love and his co-conspirator, Taylor Jamie Chan, 18, targeted at least 26 women in Oregon, Washington state and California between February 2022 and March 2026.

Under a slew of aliases, Love used dating apps including Tinder, Bumble, Hinge and Facebook Dating to build romantic relationships before luring them into fake investment opportunities with fabricated financial records and promises of high returns, according to the affidavit.

He showed women videos of luxury homes, designer clothing, expensive watches and cash, presenting the possessions as proof of his wealth, according to the affidavit, allegedly telling the women he wanted to build a future with them and that investing would provide them both with financial stability.

Chan is accused of posing as Love’s financial advisor, creating the illusion that he had access to unique investment opportunities and millions of dollars.

Love reportedly offered his victims an “expedited account,” which he said was a way for businesses to quickly obtain cash via short-term loans. According to the affidavit, Love told the victims that he could double or triple their money in seven to 10 days.

The men used fake bank balances, altered trading screenshots and falsified financial documents to make the investments look legitimate, investigators said. Love allegedly used an app called “Fake Bank Account Pro” to show a woman a bank account that appeared to have over $30 million in it.

In one case, a woman identified in the affidavit as “G.H.” claimed she was told by Chan that she could invest in a real estate investment trust and receive an initial return of $300 to $400 per day, and that the return would increase to $1,000 per day.

She transferred $8,000 using Apple Pay and gave Love $2,000 in cash, investigators said. Love allegedly showed G.H. a screenshot of a FaceTime call which appeared to show her $10,000 investment had grown to $10,453 in just a few days.

Love asked G.H. to invest more money, but she declined. G.H. did not receive any money back, according to the affidavit.

Another woman, identified as I.H., met Love in July 2023, claimed Love offered to help her find an apartment. She said Love requested $7,000, but told her that he would keep the money and give it back to her at any time she wanted it.

Investigators reported that I.H. transferred the $7,000 to Love using Apple Pay, but Love never obtained the apartment as promised. I.H reportedly came across information suggesting Love was a scammer and she demanded her money back. She reportedly never received it.

A woman identified as A.T. reportedly lost $87,500 after dating Love from 2022 to April 2023. Investigators say she was persuaded by Love to transfer $20,000 into his bank account, while also handing over $20,000 in cash and sending $5,000 to an associate for what were supposed to be investments.

When she did not receive any money from the promised returns, Love allegedly showed her statements that appeared to show her money was growing and provided her with reasons why she had not received any payments.

Investigators say that Love posted photos on social media like the one above, in which he appeared to be practicing in 49ers team gearUS District Court of Oregon

A.T. had also reportedly loaned Love an additional $19,500 after he told her he needed money to help his family. Love later repaid $13,800 of this loan through an associate, according to the affidavit.

Investigators found that 26 women had given money to Love or Chan thinking that they were investing their money. None of the women interviewed said that they received any investment proceeds or a return on their principal, as stated in the affidavit.

Instead, the money was used for personal expenses, including travel, hotel stays, luxury clothing, jewelry, vehicle leases, NFL merchandise, adult entertainment and child support.

Investigators did not find any evidence Love received legitimate employment income from the 49ers or any other employer, as stated in the affidavit. The funds were primarily obtained through cash deposits and transfers through payment applications such as Apple Pay, Cash App, Zelle and Venmo, which investigators say were methods Love and Chan used to obtain funds from the victims.

Representatives from both the NFL and the 49ers told investigators that Love had never worked for either organization.

Love is being represented by Ellie Riegel, Assistant Federal Public Defender for the District of Oregon. Realtor.com has contacted Riegel for comment.

If convicted, Love faces a maximum sentence of 20 years in federal prison, three years of supervised release and a $250,000 fine. He could also be required to forfeit property obtained through the alleged scheme.

New York Knicks star Trey Jemison III and his fiancée, Alex Jean Glover, enjoyed a very special personal milestone just weeks before the team secured its spot in the 2026 NBA Finals—by snapping up what could well become their marital home.

Interestingly, the couple’s new property is not located anywhere near New York. Rather, it’s in Texas, the home state of the Knicks’ NBA Finals rivals, the San Antonio Spurs.

Jemison and Glover, both 26, closed on their new Dallas-area dwelling on March 20, property records show, paying just over $880,000 for the newly built five-bedroom, 4.5-bathroom abode, which spans more than 4,000 square feet.

Their decision to purchase a home in Texas indicates that Jemison may already be considering where his future lies beyond his time with the Knicks, which signed the Alabama native to a two-way contract in September 2025. This means that the player splits his time between the NBA team and its NBA G League affiliate, the Westchester Knicks.

While the Knicks franchise guaranteed that contract in January of this year, it remains to be seen where he might end up at the end of the season, when he will become a restricted free agent, according to Spotrac.

However, Glover’s job, which is based in Dallas, appears more steady. The Southern Methodist University graduate works as a volleyball analyst for Dallas Pulse, according to her LinkedIn profile. It states that she has worked as a color analyst in the Texas city for the past two years.

In a post shared on her social media accounts, the influencer and broadcaster explained why they had decided to lay down roots in Texas, rather than New York.

They will use the property largely as an “off-season house” while Jemison is continuing to play, she said.

She added that, because of the nature of professional sports contracts, it is never guaranteed where a player might end up being signed, so they chose to lay down roots in a place that felt most sensible for them, rather than waiting to see where Jemison might next end up.

“It makes sense to have a ‘home base’ somewhere where you actually want to live,” she said, before noting that there is one other significant advantage to buying a primary residence in Texas: its lack of income tax.

“Also, it helps if you play for a team like the Lakers or New York in terms of taxes, because you’re going to get taxed where your residency is,” she said. “Also, most guys just want a home base where they can go in the off-season when they’re not training with the team.”

Jemison, who popped the question to Glover in August 2025, will likely join his partner in the Lone Star State when the NBA Finals draw to a close. The championship series kicked off just days after the TV correspondent announced the purchase of their new dwelling in a post shared on her TikTok account.

In the video, Glover could be seen dancing in front of the sprawling property. The overlay text read, “Mood because we just bought a house, my fiancé comes home in a few weeks, his team is in the NBA finals, and it’s finally warm in Texas, so we will be outside all summer.”

In the caption, she tagged Jemison and added, “This is gonna be the best summer yet. @TreyJemison me and our son can’t wait until your arrival,” seemingly referring to their dog, who was also in the video.

There is, however, plenty of room in the home for a much bigger brood. In addition to its five bedrooms and 4.5 bathrooms, the dwelling features an array of living areas, including two dining spaces, a game room, a media room, and an enormous family room with a vaulted ceiling. The enormous kitchen is equipped with top-of-the-line finishes and appliances.

Set on a half-acre of land, the home also boasts a three-car garage.

Glover revealed that they chose to base themselves in Dallas so Jemison could have a home to return to when he isn’t training or traveling for his career.TikTok

Ironically, in the listing for the property, the media room was described as the perfect place to “watch the game,” almost as if it were written for Glover, who had to miss several of her fiancé’s playoff games due to her work schedule.

Glover has also become an influencer, frequently sharing updates on their life with her social media followers.

“That being said, we’re okay with it. I absolutely love my job. … It actually allows me to see him more than I would if I had a normal 9-5 with being able to do something that I love, being able to travel and see Trey for weeks at a time,” she admitted.

When she can, Glover travels to New York to spend time with Jemison, with whom she is tying the knot in August.

“I don’t have complaints,” she previously said about her current situation. “I want to be there, but a girl’s gotta work.”

Luckily, Glover was able to join her fiancé at the first of the NBA Finals games, which took place in San Antonio, around four hours south of the couple’s new home.

The influencer shared several videos of herself prepping for the matchup—as well as a celebratory clip in which she was seen cheering with excitement after the Knicks claimed a 105-95 victory over the Texas-based side in their debut game on June 3.

“Y’all knew I wouldn’t miss it, let’s go Knicks,” she wrote in the caption, while tagging her fiancé, whom she has been dating since 2024, when he reached out to her on Instagram DM.

When high-profile criminal allegations emerge, they raise important questions about legal rights, evidence preservation, and family protection—concerns that resonate far beyond the courtroom.

On February 12, 2026, BYU wide receiver Parker Kingston was charged with first-degree felony rape by the Washington County (Utah) Attorney’s Office, following a nearly yearlong investigation. The charge stems from an incident reported on February 23, 2025, when a 20-year-old woman told officers at St. George Regional Hospital that Kingston sexually assaulted her.

What Happened in the Parker Kingston Case?

According to the ESPN report, the investigation included:

Collection of digital and forensic evidence by St. George Police Department detectives

Interviews with the parties involved and other witnesses

Review by the Washington County Attorney’s Office before filing charges

Kingston is currently being held without bail and was scheduled to appear in Utah’s Fifth Judicial District Court on Friday, February 14, 2026. BYU’s athletic department released a statement acknowledging the arrest and stating they will cooperate with law enforcement while declining further comment due to federal and university privacy laws.

This marks the second high-profile rape allegation against a BYU football player within a year. Former quarterback Jake Retzlaff faced similar accusations in a civil lawsuit filed in May 2025, which was dismissed in June 2025 with prejudice, meaning it could not be refiled. No criminal charges were filed against Retzlaff.

Why This Matters for California Families: Understanding Legal Rights and Estate Protection

High-profile criminal cases like this one highlight critical legal considerations that extend far beyond the immediate parties involved. For California residents managing family assets and planning for the future, these situations raise important questions:

How can families protect their assets when facing unexpected legal challenges? Criminal allegations, civil lawsuits, and their associated legal costs can threaten family wealth and future security.

What happens to your estate if you or a family member becomes involved in legal proceedings? Without proper planning, legal judgments can impact inheritance, trust distributions, and asset protection.

How do you ensure your family’s financial security during times of crisis? Comprehensive estate planning provides a safety net when unexpected legal situations arise.

Key Legal Protections California Families Should Consider

1. Asset Protection Trusts

Properly structured trusts can help shield family assets from potential legal judgments and creditors. California residents should consider:

Revocable living trusts for flexibility during your lifetime

Irrevocable trusts for enhanced asset protection

Special needs trusts for vulnerable family members

2. Powers of Attorney and Healthcare Directives

When legal troubles arise, having trusted representatives authorized to manage your affairs becomes crucial:

Financial Power of Attorney allows someone you trust to handle financial matters if you’re unable to

Healthcare Power of Attorney ensures medical decisions align with your wishes

Advance Healthcare Directives provide clear guidance during medical emergencies

3. Comprehensive Estate Plans That Anticipate the Unexpected

The reality is that no family is immune to unexpected legal challenges. Whether it’s criminal allegations, civil disputes, or other legal complications, having a well-structured estate plan provides:

Clear direction for asset distribution that can’t be easily challenged

Protection mechanisms that preserve family wealth across generations

Privacy through trust structures that avoid public probate proceedings

Continuity of financial management even during legal crises

What to Do If Your Family Faces Legal Challenges

For California families concerned about protecting their legacy in the face of potential legal issues, consider these steps:

Schedule a comprehensive estate planning review to identify vulnerabilities

Discuss asset protection strategies with experienced estate planning attorneys

Update beneficiary designations and trust documents to reflect current circumstances

Establish clear communication protocols with family members about estate plans

Document your wishes regarding healthcare, finances, and legacy preservation

It didn’t take long for a former Los Angeles Kings forward to find a buyer for his Manhattan Beach home.

The pending sale of Phillip Danault and his wife Marie-Pierre Fortin’s home at 620 12th Street in the South Bay city came in a matter of days. The property, which is listed for $8.5 million, hit the market on Feb. 4 and went into contract Feb. 6, according to listing sites. The home was one of last week’s top residences to go into contract, based on asking price, according to the Eklund Weekly Luxury Report Los Angeles.

The weekly roundup, compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team, counts Los Angeles County properties listed for $4 million or more in the Multiple Listing Service.

Property records show Danault and Fortin bought the home in 2022 for just under $6 million and lived there while Danault played for the Kings. He left the team last year and made a return to the Montreal Canadiens, where he played between 2016 and 2021.

The asking price on the South Bay home, located in the American Martyrs district of Manhattan Beach’s Tree Section, pencils out to $1,971 per square foot. The roughly 10-block American Martyrs area gets its name from its proximity to the American Martyrs Church and School and is known for sizable lots, including some with ocean views.

Vista Sotheby’s International Realty’s June Emerson holds the listing.

The five-bedroom, five-bathroom home spans 4,312 square feet. It touts ocean views, a wine cellar, elevator, Tesla charger and parking for five vehicles.

While the Manhattan Beach property is headed for what could be a fast closing, it didn’t top last week’s list of homes to go into contract.

That designation went to 722 North Camden Drive in the Beverly Hills Flats. The seven-bed, 10-bath home is listed for $21 million, or $1,835 per square foot.

Property records indicate Vandad Zarrin and Nahid Chapchian are the owners. Zarrin owns VZ Construction Co., which built the Mediterranean-inspired home last year.

Revel Real Estate’s Ben Bacal holds the listing.

The home sits on an expansive lot of more than 15,000 square feet. Highlights of the home include a nearly 2,000-square-foot primary suite with its own sitting room and balcony. There’s also a driveway made with Italian marble and each bedroom has its own bathroom. Prospective buyers also had the option of buying the home’s Restoration Hardware furnishings.

The Flats property was one of 19 homes to go into contract last week, according to the Eklund Gomes report. That was good for $114.9 million in asking volume, which was off about 35 percent from the year-ago period.

In the 16 years since the peak of the Global Financial Crisis, the structured products industry has transformed from a market dominated by large banks to one with space for new players. New relationships are forming between insurers seeking long-term debt investments and managers specializing in origination, securitization, and sale of mortgage-backed securities. This new dynamic has encouraged many investors to look at alternative assets for yield, raising a burgeoning interest in the non-qualified mortgage securitization space.

Non-QM loans are utilized primarily by entrepreneurs and other self-employed individuals who don’t have the necessary documentation to qualify for Freddie and Fannie’s conventional mortgages. Non-QMs are attractive because they have strong credit quality, low loan-to-value ratios, and stable origination volumes. And next year, we predict even more players will be jumping into the game.

Historically, life insurance companies shied away from investing in residential mortgages. But, thanks to the influence of private equity investors, cash-rich insurance companies are increasingly drawn to private debt assets that pay higher premiums due to their illiquidity. These premiums have risen in recent years as traditional banks have scaled back their private lending activities amidst regulatory pressure, consolidation, and a recent move to wholesale funding spurred by drop-offs in retail deposits. This all left a void for insurance companies, which have jumped in to fill that space and, in doing so, have collectively become “one of the largest private debt investors in the world” (Foley-Fisher et al, 2020, p.2). While 2022 data shows that only 10% of that private debt has been centered on real estate debt in 2022, much of that 10% has been directed toward non-QM loans (IMF Global Financial Stability Report, April 2023, p73).

Investment companies’ previous reluctance to invest in residential mortgage loans is partially due to the asset class’s complexity, which poses significant operational costs. However, the growth of non-QM loans has incentivized insurance companies to shift allocation toward them. A more rigid regulatory framework created by Dodd-Frank and other post-GFC era legislation put investors at ease. It spurred significant growth in entrepreneurial activity in the non-QM space, flagging the sector as a very attractive asset class for long-term investors.

Non-QM market share grew from less than 3% of U.S. mortgages in 2020 to 5% in 2024 (Scotsman Guide). Losses in non-QM caused by delinquency are rare because of strong borrower profiles and stringent underwriting standards. Cumulative losses since 2018 total less than 0.02% (BofA Global Research, Loan Performance as of 12/31/23). These assets can be purchased as wholesale loans or securitized debt, with non-agency, non-QM annual RMBS issuance at $66 billion last year (Guggenheim Investments – Non-Agency Residential Mortgage-Backed Securities: Finding Value Amid High Rates). Residential mortgages can be borrowed against through FHLB financing, another reason insurance companies view them as an attractive asset.

But insurance companies aren’t the only players taking note of the potential here, and we could see banks re-enter the non-QM space. The incoming administration has supported deregulation in the past, particularly for the small and medium-sized regional banks that have undergone consolidation in recent years. Indeed, during the incoming administration’s first term, a series of laws were passed loosening restrictions on risk exposure for regional banks. From this, the designation of a systemically important bank was raised from $50 billion to $250 billion. This change meant fewer banks were subject to the strictest requirements and many subsequently accessed a greater pool of revenue-generating strategies. Much of what prevents greater bank participation in the non-QM space is the capital treatment of the underlying products. RWA requirements set by regulators determine how much capital a bank has to retain based on the credit ratings of the assets on their balance sheets. Thus looser RWA requirements, such as the ones suggested by Fed Vice Chair Michael Barr in September, would reduce the capital reserves required for banks to invest in non-QM.

What would increased bank participation in non-QM look like? We would likely see banks favor wholesale loans, which currently offer better capital treatment than lower-rated bonds. Furthermore, whole loan investment enables exposure to specific geographical regions, a useful tool for regional banks that are heavily allocated to one part of the country. Allocations to whole loans have focused on specialized residential mortgage securitizers such as Imperial Fund, which invests in non-QM loans. This is particularly favorable for regional banks that need lower-cost exposure. Many in the insurance space are utilizing separately managed accounts (SMAs), which are low-cost investment vehicles that outsource operations costs to the SMA manager. A manager like Imperial Fund conducts due diligence, acquires the loans and manages them on behalf of its clients.

All of these factors suggest that insurance companies and banks are likely to increase their participation in the non-QM space. This expected uptick in investor activity suggests that 2025 will be a strong year for the non-QM market.

The mortgage tech industry has taken its fair share of punches in 2023. But for Intercontinental Exchange, Inc. (ICE), it was a year of solidifying its dominance in the mortgage space.

It’s been more than a year since ICE’s acquisition of mortgage data juggernaut Black Knight for $11.9 billion, the watershed moment in the mortgage tech space that integrated two of the industry’s biggest rivals.

With the deal expanding ICE’s total addressable market to $14 billion, ICE set its sights on becoming a “life-of-loan platform” — powering origination to final settlement, all in a unified digital ecosystem.

By bringing the two companies’ numerous capabilities and features together, “we have a combined platform that provides a true life-oloan offering that will drive transparency and efficiencies across the workflow,” Ben Jackson, president and chair of ICE Mortgage Technology, told analysts shortly after completing the Black Knight deal in September.

ICE’s big plans to dominate

ICE expects the integration of data and technology across the mortgage workflow to enable greater automation, in turn reducing friction and lowering the costs to originate a home loan for everyone involved.

With Black Knight’s Optimal Blue no longer under its umbrella, ICE is developing its own PPE to provide additional options to lenders and partners.

“We plan to maintain and invest in our own product and pricing engine, further strengthening the mortgage ecosystem by providing additional options and greater efficiencies to lenders, servicers and partners. Ultimately, lowering acquisition costs for lenders and enabling those savings to be passed to the consumer,” Jackson told analysts after the deal closed.

More than $300 million worth of opportunities exist for ICE to go after, including cross-selling its data and document automation platform to Black Knight’s entire MSP mortgage servicing system, said ICE executives.

“There’s a little north of 100 [MSP clients] and we believe that 40 of those are not on Encompass today. That represents roughly 15% to 20% market share of annual loan volume that we think we’re going to have a great opportunity [to capture],” according to Jackson.

Bumpy ride to close the deal

The merger deal gave ICE the opportunity to fully digitize the mortgage origination and servicing experience from start to finish. But ICE went through a rocky 16 months after first announcing plans to acquire Black Knight.

The staunchest opposition to the deal came when the Federal Trade Commission (FTC) — led by commissioner Lina Khan — sued ICE to stop the acquisition. The FTC claimed the deal would give ICE and Black Knight a significant position in the market for loan origination software, stifle innovation and reduce lenders’ choices for both origination and mortgage servicing.

In order to save the deal, the two firms agreed to sell Black Knight’s Empower and product and pricing engine (PPE) unit, Optimal Blue, to Constellation Software, a Canadian software company.

The two firms also amended their deal terms to reduce the valuation of Black Knight to $11.8 billion, about 11% lower than the initial valuation of $13 billion.

After months of review, the FTC accepted a binding settlement that saw both firms divest Black Knight’s two businesses.

Under the agreement, ICE and Black Knight are required to seek approval from the FTC before acquiring any other businesses related to LOS or PPE for the next 20 years. Both firms are also prohibited from enforcing any non-compete or non-solicitation provision or agreement against any employee who seeks or obtains a position in the divested businesses.

Concerns persist over ICE-Black Knight deal

ICE still faces challenges about one-way user seat charges as well as click/junk fees and tying in add-on services.

The Community Home Lenders of America (CHLA) raised these concerns after the acquisition was completed. These issues are exacerbated by a vertically integrated dominant LOS and servicing player, particularly since small lenders face significant risks in transitioning to any competitor.

According to the CHLA, ICE kept user seat charges artificially inflated despite the number of user seats declining for lenders in 2022.

In light of ICE’s “dominant market strength,” member lenders have no choice but to accept click fees — which ICE charges each time a lender needs to access certain vendor information in the LOS process — as well as tying in of add-on services and bundling products that lenders don’t want or need, the CHLA claimed.

Competing against ICE

Dark Matter Technologies, formerly Black Knight Origination Technologies, is focused on transitioning its Empower and Optimal Blue businesses to its new owners — Constellation Software.

Prices for Empower will remain the same for its clients, and Dark Matter Technologies will prioritize providing services and products that will cut down origination costs and employee borrower retention.

“When the market is crazy, lenders are looking for efficiencies because they can’t find and hire enough staff. Now we’re in a down cycle, they need to do it with fewer people and they need to be more efficient to get the cost down. So it’s really the same story, just different markets,” Rich Gagliano, CEO of Dark Matter Technologies, said in a previous interview with HousingWire.

Competitors of Dark Matter Technologies are origination technology providers — including ICE, Gagliano said.

“We believe that the automation, and the technology and the solution that we bring, and the ecosystem that we have, is best in the industry and really helps these lenders drive cost out of the system,” Gagliano said.
