<p>Lendlease and joint venture partner Aware Super announced the opening of Habitat in Los Angeles along with welcoming the building’s first residents. The two-building live-work-thrive campus features luxury apartments, creative offices and restaurant-ready retail space.</p>
<p>The 12-story residential building, Habitat Residences, is located at 3411 S. La Cienega Blvd., where Culver City meets Los Angeles. The 260-unit community features studio, one- and two-bedroom apartments, in addition to penthouses on the top two floors.</p>
<p>Immediately adjacent to Habitat Residences is the six-story, 260,000-square-foot creative office building, which also includes 2,900 square feet of ground-floor retail space. CBRE is handling leasing.</p>
<p>“Connecting residents to the Southern California landscape was a priority at every touchpoint across Habitat, from the full-height windows and private terraces in both the residential and office buildings to the acre of open space that anchors the community,” said Ryan Burton, director of development, SVP, Lendlease. </p>

<p>G4 Capital Partners parachuted into Los Angeles to found a beachhead for California <a href="https://therealdeal.com/la/2026/04/07/terra-capital-moves-to-build-apartments-in-pico-robertson/" target="_blank" rel="noopener">residential</a> lending.</p>
<p>The private investment firm opened its first office outside New York in L.A. The office will spearhead lending across the Golden State to fill a lending void left by banks, Bisnow <a href="https://www.bisnow.com/los-angeles/news/capital-markets/larry-grantham-g4-capital-partners-west-coast-expansion-134115" target="_blank" rel="noopener">reported</a>.</p>
<p>“We see a real gap now between where borrowers need capital and where traditional lenders are willing to go,” Larry Grantham, the newly appointed senior managing director for G4 Capital in charge of the L.A. office, told the outlet.</p>
<p>He said <a href="https://therealdeal.com/national/2023/08/03/private-credit-funds-find-opportunity-in-real-estate/" target="_blank" rel="noopener">banks are still pulling back</a>, and that’s created a “meaningful opening for private lenders who have capital, the experience and the willingness to pick up the phone and walk through complexity with a borrower.” </p>
<p>To fill the void, G4 Capital wants to expand its investor pool and capitalize on the need for apartments across major cities. It also wants to be poised for an expected “pickup in transaction volume.”</p>
<p>To draw more investors, the firm is looking to institutional limited partners, pension funds and endowments, plus to growing registered investment advisers and family offices, Grantham said.</p>
<p>G4 Capital Partners, co-founded in 2005 by Louis Silverman, Robyn Sorid and Jason Behfarin in 2005, has completed more than $5.8 billion across nearly 300 in real estate deals. It’s been active in the New York residential market, lending $320 million in construction financing to build <a href="https://commercialobserver.com/2025/09/g4-capital-partners-320m-construction-loan-sky-developers-tribeca-condo/" target="_blank" rel="noopener">a 280,000 square foot condominium project</a> in Manhattan and <a href="https://www.globest.com/2025/11/20/jay-group-continues-brooklyn-development-with-new-320m-loan-for-greenpoint-project/" target="_blank" rel="noopener">$320 million for a residential tower</a> in Greenpoint.</p>
<p>G4’s expansion into California runs counter to contracting lending by some other large commercial real estate firms during growing complaints about the state’s political and tax climate. </p>
<p>Camden Property Trust, based in Houston, <a href="https://www.bisnow.com/national/news/multifamily/camden-reportedly-looking-exit-california-with-15b-portfolio-sale-132945" target="_blank" rel="noopener">said in January</a> that it would <a href="https://therealdeal.com/texas/2026/02/02/camden-looks-to-exit-california-with-1-5b-portfolio-sale/" target="_blank" rel="noopener">sell all 11 of its California multifamily assets</a> and leave the state. <a href="https://therealdeal.com/texas/austin/2023/04/26/wood-plans-pare-apartment-project-in-bastrop/" target="_blank" rel="noopener">Wood Partners</a>, based in Atlanta, left in 2024.</p>
<p>But despite the very real structural complications to doing business in the state and city, California and L.A. still have advantages, Grantham said. “There’s a reason why, despite our challenges, <a href="https://www.bloomberg.com/opinion/articles/2026-04-06/california-s-economic-boom-proves-gavin-newsom-s-critics-wrong?taid=69d396ebb797b6000126fb51&amp;utm_campaign=trueanthem&amp;utm_content=business&amp;utm_medium=social&amp;utm_source=twitter" target="_blank" rel="noopener">capital keeps coming here</a>,” he told the outlet.</p>
<p>Values have reset dramatically in general across greater Los Angeles, and at the same time, there are stacks of capital sitting on the sidelines. As in New York, G4 expects to focus on the residential market in L.A. and across the state</p>
<p>For many investors, that’s tough real estate. Regulations are constantly changing, especially around rental properties. But Grantham said the state’s lack of housing means opportunities for G4. </p>
<p>“We are grossly undersupplied in housing in California, and I don’t care which side of the political aisle you sit on,” Grantham told Bisnow. “It’s a fundamental issue we need to address, and we’re happy to play our part and finance those types of asset classes.</p>
<p>“We think the demand from sponsors to borrow our type of capital and from other capital lenders will remain robust over the next 10-plus years.”</p>

<p>“Las Brisas was designed with intention—bringing together the comforts of modern living with the natural beauty of the Santa Maria landscape,” said Ken McCarren, president of MBK Rental Living. “Our goal is to create communities where residents feel inspired, can unwind, and build meaningful connections with their neighbors. <p>Fashion superstar <strong><a href="https://www.realtor.com/news/celebrity-real-estate/kendall-kenner-renovation-bathroom-home-photos/" target="_blank" rel="noreferrer noopener">Kendall Jenner</a></strong> has proudly unveiled the awe-inspiring closet space inside her stunning <a href="https://www.realtor.com/realestateandhomes-search/Beverly-Hills_CA" target="_blank" rel="noopener">Beverly Hills</a> mansion, showing off the room in which she stores her incredible collection of designer items—including priceless one-off pieces, as well as clothing passed down by her mom, <strong><a href="https://www.realtor.com/news/celebrity-real-estate/kris-jenner-keeping-up-kardashians-house-sale-update/" target="_blank" rel="noreferrer noopener">Kris Jenner</a></strong>, and sister <strong><a href="https://www.realtor.com/news/celebrity-real-estate/kim-kardashian-buys-hidden-hills-home-kanye-west/" target="_blank" rel="noreferrer noopener">Kim Kardashian</a></strong>.</p>
<p>The 30-year-old model, who owns three homes—two in California and one in Wyoming—went back to where it all began for a new closet tour <a href="https://www.youtube.com/watch?v=6C0orv4gc8E" target="_blank" rel="noopener">video shoot for Vogue</a>, in which she revealed how the space reflects the dramatic evolution of her personal style.</p>
<p>Jenner confessed that when she invited cameras into the space back in 2020, soon after she had finished a dramatic renovation of the home, which she bought in 2017, her closet was stuffed to the brim with bright colors, neon accessories, and overt designer labels. </p>
<p>Now, however, all of that has changed, with Jenner leaning much more toward a muted palette of neutrals, with a huge emphasis on comfortable basics and clean silhouettes.</p>
<p>The one thing that hasn&#8217;t changed in the last six years, however? Jenner&#8217;s determination to keep the enormous space—which is the size of most people&#8217;s bedrooms—as neat as possible, noting that she prefers to keep everything organized because it helps her to maintain a calm &#8220;headspace.&#8221;</p>

<p>&#8220;This is where I come every day to get dressed, or to pack for a big trip, or to do fittings with my stylist,&#8221; she said as she opened the doors.</p>
<p>Then, she referenced the first time she gave fans a tour of her closet—a moment she says &#8220;haunts her&#8221; because of how different her space was at the time.</p>
<p>&#8220;It’s very colorful in the last thing [her previous 360 tour] and there should be a side-by-side because it’s not as colorful anymore and it&#8217;s a lot more organized,&#8221; she said.</p>
<p>The closet featured built in black shelving and a large mirror, where she takes all of her snaps.</p>
<p>The racks in her closet reveal mostly neutral pieces, with some slight pops of color. </p>
<p>&#8220;Most of what you see on these rails are neutral, monochromatic tones. I’ve really moved away from the &#8216;fast fashion&#8217; mindset. Now, I’m looking for the perfect silhouette—the perfect white tee, the perfect tailored trouser,&#8221; she added. </p>
<p>And she makes sure to organize all of her neutral and aesthetic pieces by color. </p>
<p>&#8220;Everything is color-coordinated. I start with my tanks, go into short sleeves, then long sleeves. I like a lot of neutrals—blacks, whites, grays—I&#8217;d say like the reds, the blues, and the greens are, like, my favorite colors, and I love to throw them into my wardrobe,&#8221; Jenner noted.</p>

<p>Jenner said she prioritizes her leather jackets, adding that she has a whole section dedicated to them, as well as an area that is filled with items by designer <strong>Phoebe Philo</strong>.</p>
<p>She added, &#8220;I have a very specific section for my Phoebe Philo-era pieces. To me, that&#8217;s the ultimate &#8216;cool girl&#8217; uniform. I treat these like art. I’ll probably be 80 years old still wearing these leather jackets and feeling like I’m the coolest person in the room.&#8221;</p>
<p>Throughout the tour, Jenner showed off some of her favorite accessories, including her Hermes Kelly purses and hats.</p>
<p>She began by showing off a mini purse gifted to her by her mom. &#8220;My mom got this for me when I was a baby. <strong>Kylie</strong> has one too. Still have her, never getting rid of her. Nothing fits in this, actually, to answer your question, but it’s fun to have and a little memory.&#8221;</p>
<p>Then, she shared a stunning, floral Louis Vuitton bag that formerly belonged to the late fashion designer  <strong>Virgil Abloh</strong>.</p>
<p>&#8220;This Louis Vuitton bag is by Virgil Abloh, and it is a super special piece in my closet. It is from spring/summer 2020. It&#8217;s so stunningly beautiful. It&#8217;s something that I actually have not worn yet, but I&#8217;ve owned since the moment it walked. I&#8217;m scared to travel with it, almost, but I love having it in my closet,&#8221; she said.</p>
<p>&#8220;I look at it every day, it reminds me of V. Virgil was such an uplifter and I think he wanted you to feel like the best version of yourself, and whatever that looked like, he was supportive of, which was one of the best and most beautiful things about him, so I&#8217;m happy and I&#8217;m honored that it lives in my closet.&#8221; </p>
<p>Speaking about how she stores her accessories, she said, &#8220;I don&#8217;t know if anybody feels me, but it is the hardest thing in the world to figure out how to store bags sometimes, especially smaller ones.</p>

<p>&#8220;Obviously the bigger bags are more displayed, but all my little baby bags, I don&#8217;t know any other way but to just store them like a bookshelf.&#8221;</p>
<p>Later in the tour, Jenner showed off a pair of vintage, cow-print Dior pants that were handed down by Kardashian.</p>
<p>&#8220;I think Kim gave me these … but like, I’m not going to wear … where am I going to go? I’d have to be going somewhere very specific to wear these. But they’re these old Dior pants, and I’m obsessed with them. But I just have to find the right place to go is the problem. I&#8217;ll get there I promise,&#8221; she said.</p>
<p>Jenner then revealed where she finds inspiration for her head-turning ensembles. </p>
<p>&#8220;I definitely, like, I&#8217;ll watch movies sometimes and think, &#8216;Wow, like, that&#8217;s a really beautiful silhouette,'&#8221; she said. &#8220;And most of that comes from <strong>Audrey Hepburn</strong> movies when she was wearing all the Givenchy. Like, those silhouettes are so stunning. </p>
<p>&#8220;But, I don&#8217;t know, I think right now I&#8217;m looking at a lot of <strong>Slim Keith</strong>. I think she&#8217;s the coolest. And I love her style. Yeah, I&#8217;m always kind of looking for new inspiration. </p>
<p>&#8220;I was watching &#8216;Sex and the City,&#8217; and I saw Carrie. She always has the cutest outfit on, but this outfit stuck with me for some reason. She had this, like, multicolored poncho situation, but it was, like, flowy and silky and cute. And then I found this one that looks kind of similar to the one she was wearing in the show,&#8221; she said.</p>
<p>The closet marks the latest interior space that Jenner has showcased online—having recently unveiled a stunning gut renovation of the bathroom inside her <em>other </em>California dwelling, which she quietly snapped up in 2025. </p>

<p>Mayor Karen Bass joined with BRIDGE Housing and the Housing Authority of the City of Los Angeles<br />(HACLA) Tuesday to celebrate the grand opening of Cypress View, a new affordable housing community within the $1-billion redevelopment of the Jordan Downs public housing complex in Watts.</p>
<p>Cypress View features 119 new apartment homes ranging up to five bedrooms in size, including 106 units<br />affordable for families earning 30%-80% of the Area Median Income and one manager’s unit. The remaining 12 apartments are offered at market rates. Twenty units are reserved for previous Jordan Downs residents.</p>
<p>“The opening of Cypress View marks an exciting milestone in the decade-long revitalization of Jordan<br />Downs that will serve families and strengthen the Watts community for generations to come,” said BRIDGE Housing president and CEO Ken Lombard. </p>
<p>Cypress View is BRIDGE Housing’s fourth community in the Jordan Downs redevelopment, following <br />Kalmia Rose (76 apartments), Cedar Grove (115 apartments) and Park Place (80 apartments). BRIDGE <br />plans to develop three additional communities as part of the HACLA-led revitalization, one of the<br />nation’s largest urban revitalization projects.</p>

<p>StreetLights Residential is a Dallas-based developer behind the luxury property. Each residence for lease is described as having the &#8220;scale, grace, and discretion typically reserved for high-end condominiums.&#8221;</p>
<p>Every residence features a formal entry with a foyer that opens up to a home with 10-foot high ceilings, wide-plank oak flooring, and private balconies. Some units have fireplaces or grills.</p>
<p>Nest thermostats, keyless entry, motorized shades, and Sonos speakers come with each unit. The kitchens have top of the line appliances, including Wolf gas cooktops, GE Monogram panel-front appliances, built-in wine coolers, quartzite countertops with full-height backsplashes, waterfall-edge islands, and ornate custom cabinetry with brass hardware. There&#8217;s also a separate service kitchen with a secondary refrigerator, dishwasher, sink, and ice maker.</p>
<p>The bathrooms have a soaking tub, rainhead and multifunction shower fixtures, valet and linen storage, and quartzite countertops. </p>

<p>Residents will get to enjoy and abundance of amenities for everyday living and entertaining. The private outdoor pool is flanked by an amenity deck with private cabanas and fireplaces. There are grill stations with lounge seating and dining areas. A pizza oven is also available.</p>
<p>A state-of-the-art fitness center, flex room, and an outdoor yoga space are on the property. For a resident&#8217;s furry family member, a dog run with shade structure, seating, and pet fountain have been built. Ther are also pet relief areas with adjacent viewing lounge and select-floor interior access.</p>
<p>Bike storage is also on hand with e-bike charing compatibility.</p>
<p>A private fourth-floor lounge features a private dining room with catering kitchen access; a social lounge with Starbucks coffee station; poolside lounge with beverage center, and a private resident lounge with seating and cocktail tables.</p>
<p>A library and coffee lounge is an added amenitiy, as well as a conference room with private workspaces, concierge desk with a lounge area, 24-hour valet service for resident and guests, and a mailroom with 24-hour access and seating.</p>
<p>Outside, restaurants, boutiques, and cultural institutions are blocks away, including Rice University, the Museum District, and the Texas Medical Center.</p>
