<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">Records show that the home highlighted by the outlet changed hands for that extraordinary sum on July 13, just over a month after Garrett&#8217;s trade was confirmed—and just over a week before he listed his <a target="_blank" href="https://www.realtor.com/realestateandhomes-search/Ohio" rel="noopener">Ohio</a> residence.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The newly built residence, which appears to have only just been completed, was not listed on the multiple listing service prior to its purchase, suggesting that it traded hands in an off-market deal.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">Garrett&#8217;s move to Los Angeles, which was described by The Athletic as &#8220;seismic,&#8221; will not only see him joining his second NFL team, it will also bring him closer to his girlfriend, professional snowboarder <strong>Chloe Kim</strong>, 26, who grew up in <a href="https://www.realtor.com/realestateandhomes-search/California" target="_blank" rel="noopener">California</a> and has been based in L.A. for several years.</p>

<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">City officials unveiled a <a rel="noreferrer noopener" target="_blank" id="https://dcgov.app.box.com/v/RFKcampusdraftplan" type="link" href="https://dcgov.app.box.com/v/RFKcampusdraftplan">master plan</a> Tuesday for the redevelopment of the Robert F. Kennedy Campus in the city&#8217;s <a target="_blank" id="https://www.realtor.com/realestateandhomes-search/Hill-East_Washington_DC" type="link" href="https://www.realtor.com/realestateandhomes-search/Hill-East_Washington_DC" rel="noopener">Hill East</a> neighborhood. Under the new plan, the 180-acre former RFK Stadium and its surrounding parking lots would be redeveloped.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">Last year, the Commanders announced a deal to <a rel="noreferrer noopener" target="_blank" id="https://www.commanders.com/news/mayor-bowser-and-washington-commanders-announce-historic-deal-to-bring-the-team-home" type="link" href="https://www.commanders.com/news/mayor-bowser-and-washington-commanders-announce-historic-deal-to-bring-the-team-home">return to the district</a>, investing $2.7 billion into a new 65,000-seat stadium. They <a rel="noreferrer noopener" target="_blank" id="https://www.nfl.com/news/commanders-unveil-initial-renderings-of-new-roofed-stadium-at-rfk-site" type="link" href="https://www.nfl.com/news/commanders-unveil-initial-renderings-of-new-roofed-stadium-at-rfk-site">will complete it</a> by 2030.</p>

<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The master plan calls for 5,000 to 6,500 new housing units around the stadium. About 30% of them would be affordable housing. It would also have office, hotel, and retail space. The city would keep about a third of the land for parks and open spaces, plus 6,000 garage parking spaces.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">City leaders said the project would create 30,000 construction jobs, 2,000 permanent jobs, and $5.1 billion in tax revenue for the district over the next 30 years. It follows years of public comments and input about what to do with the RFK stadium site.</p>

<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“We are taking another step forward in our promise to district residents and businesses—to plan not just for a world-class stadium, but for a community-centric 365-day campus that will drive growth for years to come,” said Mayor <strong>Muriel Bowser</strong>.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The city is soliciting feedback on the plan through mid-August. It plans to approve the final master plan in September 2026. </p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The Washington Commanders played at the RFK Campus until they left for a new stadium in <a target="_blank" id="https://www.realtor.com/realestateandhomes-search/Landover_MD" type="link" href="https://www.realtor.com/realestateandhomes-search/Landover_MD" rel="noopener">Landover, MD,</a> in 2004. The city continued to use the venue for other teams but closed it in 2019. The property of the stadium site is owned by the federal government. Congress approved transferring it to the district for 99 years <a rel="noreferrer noopener" target="_blank" id="https://www.bizjournals.com/washington/news/2024/02/06/rfk-stadium-commanders-house-natural-resources.html" type="link" href="https://www.bizjournals.com/washington/news/2024/02/06/rfk-stadium-commanders-house-natural-resources.html">in 2024</a>, allowing a stadium to proceed.</p>
<h2 class="base__StyledType-rui__sc-18muj27-0 eAPYSB">Economic boost</h2>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The district has worked for years to bring the Commanders back. They promise a new economic anchor at a time the city&#8217;s economy is at a crossroads. The office-focused economy of the district stagnated during the COVID-19 pandemic and <a target="_blank" href="https://www.realtor.com/news/trends/lower-mortgage-rates-home-sales-mid-atlantic-states-bright-mls-report-september-2025/" rel="noopener">it has not recovered</a>. Many federal government agencies based in DC <a target="_blank" href="https://www.realtor.com/news/trends/back-to-office-policies-pulling-workers-closer-to-cities/" rel="noopener">never returned to the office</a>.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">President <strong>Donald Trump</strong>&#8216;s purge of federal employees further <a target="_blank" href="https://www.realtor.com/news/trends/home-listings-washington-dc-elon-musk-doge-purge-cuts/" rel="noopener">stagnated the local housing market</a>. It <a target="_blank" href="https://www.realtor.com/news/trends/washington-dc-housing-market-doge-layoffs-retirees/" rel="noopener">also sent more workers</a> to private companies in the <a target="_blank" href="https://www.realtor.com/realestateandhomes-search/Virginia" rel="noopener">Virginia</a> and <a target="_blank" href="https://www.realtor.com/realestateandhomes-search/Maryland" rel="noopener">Maryland</a> suburbs where housing is cheaper. Government shutdowns <a target="_blank" href="https://www.realtor.com/news/trends/government-shutdown-dc-housing-market/" rel="noopener">only added more hassle</a>. </p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">Trump has brought his own plans to remake DC including repainting the Lincoln Memorial <a target="_blank" href="https://www.realtor.com/news/trends/lincoln-memorial-reflecting-pool-green-pool-water-maintence-tips/" rel="noopener">Reflecting Pool</a>, a <a target="_blank" href="https://www.realtor.com/news/trends/white-house-trump-arch-design-washington-dc/" rel="noopener">250-foot arch</a> near Arlington Cemetery, and <a target="_blank" href="https://www.realtor.com/news/real-estate-summary/trump-kennedy-center-renovations-closure/" rel="noopener">renaming the Kennedy Center</a> as well as a <a target="_blank" id="https://www.realtor.com/news/real-estate-news/trump-white-house-ballroom-contract-clark-construction/" type="link" href="https://www.realtor.com/news/real-estate-news/trump-white-house-ballroom-contract-clark-construction/" rel="noopener">new White House ballroom</a>.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The district still has significantly more expensive housing than its suburbs, by and large. It has a median listing price of $589,721. The Realtor.com® <a target="_blank" id="https://www.realtor.com/research/state-report-cards-2026/" type="link" href="https://www.realtor.com/research/state-report-cards-2026/" rel="noopener">state-by-state report card</a> gave the city a D+ this year.</p>

<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The district has tried to promote housing development since then. <a target="_blank" id="https://www.realtor.com/news/real-estate-news/dc-mayoral-primary-results-janeese-lewis-george/" type="link" href="https://www.realtor.com/news/real-estate-news/dc-mayoral-primary-results-janeese-lewis-george/" rel="noopener">Presumptive mayor</a> <strong>Janeese Lewis George</strong> <a rel="noreferrer noopener" target="_blank" id="https://afro.com/washington-commanders-stadium-deal/" type="link" href="https://afro.com/washington-commanders-stadium-deal/">supported</a> the deal, but had concerns about its benefits for the community.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">Under the deal inked in 2024, the district government will use a $175 million revenue bond, funded by stadium activity, to build parking. Events DC, the city&#8217;s convention authority, would contribute $181 million for parking garages that it will own. The city also put about $202 million into work for infrastructure.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The district argues it will be subsidizing the stadium far less than other cities have in recent deals. The DC deal means the stadium and parking development is 24% financed from public sources. Deals in <a target="_blank" id="https://www.realtor.com/realestateandhomes-search/Jacksonville_FL" type="link" href="https://www.realtor.com/realestateandhomes-search/Jacksonville_FL" rel="noopener">Jacksonville</a>, <a target="_blank" id="https://www.realtor.com/realestateandhomes-search/Buffalo" type="link" href="https://www.realtor.com/realestateandhomes-search/Buffalo" rel="noopener">Buffalo</a>, <a target="_blank" id="https://www.realtor.com/realestateandhomes-search/Nashville_TN" type="link" href="https://www.realtor.com/realestateandhomes-search/Nashville_TN" rel="noopener">Nashville</a>, and <a target="_blank" id="https://www.realtor.com/realestateandhomes-search/New-Orleans_LA" type="link" href="https://www.realtor.com/realestateandhomes-search/New-Orleans_LA" rel="noopener">New Orleans</a> required a far larger share of public funding.</p>

If we look at summer 2029 on, there&#8217;s going to be some increased interest in those dates.&#8221; </p>

Therefore, he says, focus will likely fall on those properties that offer something particularly special to guests, including pools, hot tubs, and other unique amenities.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">&#8220;In Nashville, we&#8217;ve got a lot of hot tubs and pools,&#8221; he said. &#8220;Depending on the time of year, those can be very attractive, as well as a place to grill outside. All of these things are huge draws for a short-term rental owner. </p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">&#8220;And that&#8217;s really what you want, because we&#8217;ve got about 12,000 available listings in our greater Nashville market, which is a lot. So you want to distinguish yourself from those. </p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">&#8220;There are also 60,000 hotel rooms in the greater Nashville area, and you definitely want to differentiate yourself from those because, if you&#8217;re a short-term rental operator, you don&#8217;t want to compete directly with the hotels. They are very good at what they do and they can do it all day long.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">&#8220;But what they don&#8217;t have is that special unique charm and those unique amenities that are so valuable for these games.&#8221; </p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">While adding a pool or a hot tub to a property might be out of budget for many Nashville homeowners who don&#8217;t already have one, Gallagher&#8217;s message is clear to anyone who is looking to rent out their dwelling during the Super Bowl: Highlight the most interesting aspects of the home that will help it to stand out in the crowd.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">And, when it comes to the Super Bowl and other large sporting events, Gallagher explains that there is one other key feature that can help a home more than at any other time: proximity to the venue.</p>

<p>While news of Cousins&#8217; exit from the Georgia-based team was not announced until March 11, it would seem the writing was on the wall for <a href="https://www.realtor.com/news/celebrity-real-estate/nfl-quaterback-ranking-property-mansion-home/" target="_blank" rel="noopener">the 37-year-old NFL veteran</a>, who put his enormous six-bedroom abode on the market on March 9, <a href="http://realtor.com" target="_blank" rel="noreferrer noopener">Realtor.com®</a> can reveal.</p>
<p>While Cousins may now be headed to pastures new—namely the Raiders&#8217; shiny stadium in <a href="https://www.realtor.com/realestateandhomes-search/Las-Vegas_NV" target="_blank" rel="noopener">Las Vegas</a>—he is hoping to leave Georgia with a hefty profit, having listed his Suwanee dwelling for almost $1 million more than he bought it for in April 2024, weeks after he signed with the Falcons on a four-year contract.</p>
<p>The quarterback, who shares two children with his wife, <strong>Julie Cousins</strong>, will add some much needed experience to the Raiders, an element that the team&#8217;s new coach, <strong>Klint Kubiak</strong>, said he was eager to include in his lineup for the 2026 season. </p>
<p>Though the team is widely expected to select Heisman Trophy winner <strong>Fernando Mendoza</strong> with the first overall pick in this year&#8217;s NFL draft, Kubiak noted that he would prefer not to throw the 22-year-old quarterback straight into the mix and instead give him a chance to train alongside someone older. </p>

<p>&#8220;Ideally, you don&#8217;t want him to start day one,&#8221; the coach said at the annual league meeting, <a href="https://www.espn.com/nfl/story/_/id/48376719/kirk-cousins-agrees-sign-contract-raiders-agent-says" target="_blank" rel="noopener">according to ESPN</a>. &#8220;You&#8217;d love him to be able to learn behind somebody. That&#8217;s in a perfect world. It doesn&#8217;t always work out that way.</p>
<p>&#8220;Sometimes they have to play from day one, and it&#8217;s our job as a coach to get them ready to go. I think it does help the player, though, if they can sit behind a mature adult and watch how they run the show.&#8221; </p>
<p>ESPN reports that Cousins&#8217; $172 million five-year contract includes $20 million in guaranteed money in 2026, as well as a club option at $80 million for two years.</p>
<p>Needless to say, he will have plenty of money to put behind a new dwelling in the Nevada area should he choose to lay down roots for his family in the state, especially if he finds a buyer willing to fork out nearly $3 million for his Georgia property. </p>

<p><strong><a href="https://www.realtor.com/news/celebrity-real-estate/tampa-bay-buccaneers-real-estate/" target="_blank" rel="noreferrer noopener">Tampa Bay Buccaneers</a></strong> star <strong>Sterling Shepard</strong> has snapped up a sprawling $3.14 million <a href="https://www.realtor.com/realestateandhomes-search/Florida" target="_blank" rel="noreferrer noopener">Florida</a> mansion—amid rumors that the <a href="https://www.realtor.com/tag/nfl/" target="_blank" rel="noreferrer noopener">NFL</a> team is looking to re-sign the veteran wide receiver, whose contract with the team came to an end this month, leaving him a free agent.</p>
<p>Shepard, 33, who formerly played for the <strong><a href="https://www.realtor.com/news/celebrity-real-estate/julia-koch-new-york-giants-stake-fortune/" target="_blank" rel="noreferrer noopener">New York Giants</a></strong>, signed with the Buccaneers on a one-year contract in June 2024; however, he was not promoted to the team&#8217;s active roster until October of that year. He then re-signed with the Florida-based team for another 12 months in March 2025.</p>
<p>When that latest contract came to an end, the sports star became an unrestricted free agent, meaning he is allowed to sign with any team that might approach him with an offer. However, rumors are swirling that the Buccaneers are already toying with the idea of bringing him back for another season—proving their commitment to Shepard by paying him out a reported $500,000 bonus in February. </p>
<p><a href="https://x.com/gregauman/status/2025245892257742915">According to Fox Sports&#8217; <strong>Greg Auman</strong></a>, the Bucs agreed to fulfill Shepard&#8217;s bonus despite the fact that he did not meet the contract requirements for the payment. When he signed his contract, the NFL veteran was told he would receive two bonuses of $125,000 each—one if he reached 40 catches and the other if he ran 400 yards. </p>
<p>Despite putting on a very solid performance throughout the 2025 season, Shepard fell short of these goals—by one catch and by 29 yards—because he was sidelined in the last few games when other players on the team returned from injury. </p>
<p>Still, it seems the Buccaneers were eager to recognize his efforts and not only paid him both of those bonuses, but also gave him an &#8220;additional $250,000,&#8221; for a total of $500,000, according to Auman.  </p>
<p>Shepard wasted no time in splashing that cash—and cementing his commitment to the Sunshine State—by snapping up a palatial four-bedroom, four-bathroom in <a href="https://www.realtor.com/realestateandhomes-search/Davie_FL" target="_blank" rel="noopener">Davie, FL</a>, about a four-hour drive away from the Buccaneers&#8217; stadium in Tampa. </p>

<p>Shepard, who has two children with his ex-wife, <strong>Chanel Iman</strong>, was represented by agent <strong>Justin Knops</strong> with The Agency Florida in the deal, while the seller worked with <strong>Elizabeth Mesa</strong> of One Sotheby&#8217;s International Realty. </p>
<p>According to property records, the deal closed on Feb. 27—six days after the news of his bonus package was revealed. </p>
<p>His new home measures 4,484 square feet and is located in Davie, FL, within a private gated community of just 18 single-family residences.</p>
