“Million Dollar Listing Los Angeles” star Tracy Tutor is adding to her résumé—this time branching beyond real estate to the heady world of reality TV drama by joining the cast of “The Real Housewives of Beverly Hills.”

Just over a year after her other Bravo show was put on an indefinite hiatus, Tutor, 51, took to social media to confirm that she is ready to step back in front of the cameras. She is the first cast member to officially announce her involvement in Season 16.

“Well … the secret’s officially out,” the luxury broker announced in an Instagram post. “I’m joining the cast of ‘The Real Housewives of Beverly Hills’ and I could not be more excited for this next chapter.”

The California native also took the opportunity to share a little hometown pride.

“Beverly Hills is home. I’ve raised my girls here, built my career here, and now apparently I’ve decided to let you all even further into my life,” she wrote, adding a laughing emoji for sass.

“Excited? Very. Nervous? A little. Likely to get into some trouble? Absolutely,” Tutor continued. “So what’s left to say but let’s f—ing go.”

Fans of “Million Dollar Listing Los Angeles”—which Tutor joined as the first female cast member on Season 10 in 2017 through her departure in 2024—already know she’s a strong-willed, tough negotiator.

With 24 years of experience in the industry, and now working as a broker with Compass, she has earned a reputation for having a very no-nonsense attitude.

Tutor was exposed to the world of real estate as a child, as a result of “growing up as the daughter of one of the most successful public works contractors in the country.” Her father, Ronald Tutor, worked on infrastructure, focusing on hotels, bridges, and tunnels.

“My dad is a tough son of a b—h, and that’s why I’m tough,” she told Realtor.com® in 2024. “Being a woman in real estate today at the highest level, you have to be pretty damn tough.

“It’s shark-infested waters out there, and if you don’t know how to handle that, you ain’t gonna survive. I’m grateful to have that background.”

Tracy Tutor’s background is that of a true Los Angeleno. Her professional real estate bio notes she’s lived all over Southern California, from Hollywood Hills to Hidden Hills.

“Having had a lot of opportunity to travel, I still believe that the lifestyle in Los Angeles can’t be beat,” the bio reads. “When you walk outdoors in mid-December without so much as a coat, you have to be grateful, right?”

These days, Tutor resides in Beverly Hills with her daughters, Juliet Maltas and Scarlet Maltas, whom she shares with actor Jason Maltas. The couple married in 2004, ultimately divorcing in 2018.

Following the split, Tutor and her daughters moved out of the family’s 11,500-square-foot home in pursuit of something cozier.

She purchased her current dwelling in 2022 with the help of former “Million Dollar Listing” co-star Josh Flagg. The process was documented on the show’s 13th season, which revealed that Flagg had waived his commission on the sale so she could afford it.

“It was a really sweet moment because I really didn’t think I was going to get the house at that point,” Tutor told People magazine.

Tutor opened up about her Beverly Hills abode with Realtor.com in 2024, sharing gorgeous photos and all kinds of details about the 5,000-square-foot house, which includes a 600-square-foot guesthouse that she uses as a gym.

“It’s 1920s Spanish architecture,” she explained at the time. It was fresh off a gut renovation. “The inside is a lot more transitional modern but cozy. I don’t like things to be too modern and too harsh.

“It’s a very comfortable house. It feels like when I sit in my backyard, I’m on vacation, which is what you need when you work as hard as I do,” she continued.

The picture-perfect abode is truly a relaxing sanctuary. Adorned with warm neutrals and subtle texture, it’s been beautifully decorated.

In addition to her life in California, Tutor spends plenty of time in the Lone Star State. In 2024, she expanded her business to Texas, building a team in Austin and Dallas.

At the time, she described the new endeavor as “exciting,” as it’s “very different from California, obviously.”

In Texas, she resides in an apartment in Highland Park, an affluent neighborhood north of Dallas.

“It’s only a one-bedroom, but I have a huge patio and an outdoor living space, so we furnished that as well, and that’s been fun,” she said.

It’s safe to bet Tutor will share more of her career and home life with the world on “RHOBH,” but how she’ll fit into the group is still to be determined. Tutor has a yearslong friendship with original cast member Kyle Richards‘ estranged husband, real estate mogul Mauricio Umansky, and has previously publicly clashed with star Dorit Kemsley.

Wellpointe’s planned $2 billion affordable senior housing project in the San Fernando Valley is coming into focus. 

The assisted-living developer is securing entitlements for Viva L.A. Warner Center, a nearly 3,500-unit project slated to rise in four towers at 6400 Canoga Avenue in Woodland Hills, L.A. Business First reported. 

The project will span 2.2 million square feet on a 4.7-acre site and be open to seniors making 30 to 80 percent of area median income, defined in Los Angeles County as between $22,695 and $60,250. Part of the development includes roughly 61,450 square feet of non-residential floor area and parking for 823 vehicles in the four high-rise structures poised to rise between 34 to 42 stories. In total, Viva would consist of 3,458 residential units, including 3,192 units for seniors and 266 units for on-site staff.

In order to bring the development to life, Wellpointe is looking at securing a mix of public investment and private financing from taxable debt and sponsor support, company co-founder and CEO George Kutnerian told L.A. Business First. The developer is looking to lock down tax-exempt bonds, low-income housing tax credits and funding from the U.S. Department of Housing and Urban Development to fund the project.

“There’s no direct subsidy from the city and there’s no direct subsidy from the federal government either,” Kutnerian said. “The financing sources come from being 100 percent affordable housing.” 

As for how much of the senior living complex will actually consist of senior residents, Kutnerian told Good Nite L.A. “I don’t know the exact percentage,” and noted that more than 1 million Angelenos will be over the age of 60 by 2030. 

Because the project will be entirely affordable, it qualifies for review exemptions and streamlined approvals under Los Angeles’ Executive Directive 1. Mayor Karen Bass, who championed ED1 and attended a presentation on the development on Tuesday, said the measure has so far led to 42,000 affordable units in the pipeline, including 6,000 currently under construction.

A Wellpointe affiliate acquired the 6400 Canoga Avenue site last year for $25.5 million. Previous owner Sandstone Properties foreclosed on the property after buying it in 2018 for $28 million. The project is slated to begin construction in the middle of next year and open in 2029.

Jennifer Lopez and Ben Affleck’s 12-bedroom megamansion at 2571 Wallingford Drive in Beverly Crest is in escrow after Lopez accepted an offer on the property, Realtor.com reported. Its most recent list price was just shy of $50 million. 

Listing agent Branden Williams of the Beverly Hills Estates confirmed the home is under contract but declined to identify the buyer or disclose the sale price, saying only that the purchaser is a well-known figure in “tech and finance” and that “everybody knows his name.”

The deal caps a rocky sales process that outlasted the couple’s marriage. Lopez and Affleck bought the 38,000-square-foot estate in May 2023 for $60.9 million, then listed it a little more than a year later for $68 million as their marriage ended. Lopez filed for divorce days after the home hit the market, and while their split was finalized quickly, the property lingered on the market.

The asking price for the 5.2-acre estate steadily fell as buyer interest failed to materialize. After cuts to nearly $60 million and later $52 million, Lopez relisted the property this spring for nearly $11 million less than what the couple paid for it. The property’s amenities include an indoor sports complex complete with a bar, lounge, tennis, basketball and pickleball courts, a boxing ring and gym. 

The ownership structure also changed before the latest sale effort. In April, Affleck transferred his interest in the property to the “Jenny From the Block” singer as part of an amended divorce settlement, allowing her to handle the sale independently, TMZ reported. Affleck allegedly received no payment for his share, though the couple had originally agreed to split proceeds from any eventual sale. 

Affleck bought his own $20.5 million bachelor pad in Brentwood in 2024, shortly after their breakup. Lopez has continued to reside in the Beverly Crest home even after purchasing her own 8,600-square-foot estate in Hidden Hills in February 2025 for $17.5 million.

Two century-old duplexes in Beverly Hills are poised to give way to a seven-story multifamily building. 

The Beverly Hills Planning Commission is reviewing a proposal from Suite Homes LLC to erect a seven-story edifice with 23 apartments at 227-231 North Swall Drive, Urbanize Los Angeles reported. Suite Homes, the property owner, is linked in state business records to the address of a postal store in Santa Monica. 

In order to make the project a reality, the developer will need to secure approval for density bonus incentives that will allow the construction of a building larger than typically permitted by zoning regulations. Four of the new residences would be set aside as affordable housing at the very low-income, low-income and moderate-income levels in exchange for the density bonus. 

The units would range from one- to four-bedroom floor plans. Amenities at the Majid Nael & Associates-designed building would include a gym, a rooftop deck and parking for 41 vehicles. The project is exempt from California Environmental Quality Act reviews due to Assembly Bill 130, the sweeping CEQA exemption bill signed into law by Gov. Gavin Newsom last year. 

A city staff report recommended approval of the project, though next steps regarding the development, including a timeline for construction, have not been disclosed. 

Suite Homes’ proposed development site is two blocks south of a vacant lot at the intersection of Burton Way and Swall Drive where Crescent Heights is planning to construct a controversial 26-story tower via builder’s remedy. The Beverly Hills Planning Commission rejected that proposal last November, citing height and location concerns, but the City Council overturned the decision in March and allowed the project to move forward. 

The City of Beverly Hills is on the hook to plan for 3,104 new housing units by 2029 as part of its state-mandated housing goals. Of those new residences, 1,688 units must be designated as affordable housing for lower-income households.

Actor Orlando Bloom‘s former Beverly Hills mansion is being offered up as a luxury rental, with a hefty asking price of $31,000 a month—with many of the Hollywood star‘s custom upgrades still found throughout the elegant and modern dwelling.

Bloom, 49, snapped up the four-bedroom, four-bathroom property in 2017 for $7 million, then made his first attempt to sell it just two years later, listing it for $8.49 million. However, it would be several years and multiple price cuts before the actor managed to offload the property—ultimately breaking even with a $7 million sale.

Now, the home’s latest owner is trying their luck on the rental market, where the opulent abode is being offered for $31,000 a month.

For that price, a lucky tenant will gain access not only to a slice of life in one of California‘s most exclusive communities, but also to a taste of Bloom’s personal style.

“Nestled in the prestigious Trousdale Estates in Los Angeles, this impeccably designed contemporary estate is a masterpiece that showcases breathtaking city and ocean views, embodying unparalleled quality and sophistication,”reads the rental listing, which is held by Jennifer Winston of Compass.

The home, which was built in 1959, was sold to Bloom by Mexican architect Miguel Angel Aragonés, who had expanded and enhanced the property’s midcentury modern architecture during his ownership.

However, after moving in, the “Pirates of the Caribbean” star carried out an extensive overhaul of the dwelling, adding a new zero-edge pool with an ipe wood deck, which is understood to have cost $500,000 to install, as well as an outdoor entertaining area with built-in seating and a fire pit.

Bloom also opened up the floor plan, expanding the kitchen and allowing in more natural light. He added bespoke Poliform fixtures and finishes as well as indoor LED lighting.

The primary suite also had some work done. The actor updated the space so it could open to the pool and added generous closet space. The primary bath has a wet room with a free-standing tub and shower. There’s a private patio right outside the floor-to-ceiling windows.

One of the home’s more fascinating features is a sunken conversation pit lined with sumptuous sofas in the living room.

The listing highlights the home’s airy areas: “The open floor plan, complemented by floor-to-ceiling glass doors, seamlessly integrates the indoors with the outdoors, offering an extraordinary living experience.”

Bloom spent a year and a half renovating the home. He later enlisted celebrity real estate agent Jason Oppenheim to help him find a buyer for the property.

“He really knows what he’s doing,” Oppenheim told Mansion Global in 2019 of the changes that Bloom had made to the property. “He has honestly exquisite taste—everything from the finishes, to the design and lighting—I really respect his style.”

As for why Bloom had decided to list the home so soon after completing renovations, the “Selling Sunset” star hinted that his client’s engagement to pop star Katy Perry—whom he split from in July 2025—may have been behind the listing.

“His personal circumstances changed right as he finished,” Oppenheim noted, mere weeks after Bloom and Perry announced their engagement.

Not long after he put his Beverly Hills manse on the market, Bloom snapped up a much larger dwelling in nearby Montecito, CA, for $11.25 million. He and Perry had reportedly hoped to turn it into their marital abode.

However, that property became the subject of a yearslong lawsuit between the A-list couple and the home’s former owner, prompting the duo to purchase another Montecito abode, where Perry is now understood to be living with their daughter, Daisy Dove.

Now, Bloom’s Beverly Hills residence is ready to embrace a new chapter by welcoming a renter, who is being given the chance to take on the fully furnished residence.

“Ensuring both security and seclusion, this exclusive property presents a distinctive opportunity for the most discerning tenant and is available for lease fully furnished,” the listing adds.

Bloom’s impressive interior design skills were recently put on full display when he attempted to offload another of his California dwellings, a stunning Malibu estate he has owned for more than 10 years.

The actor purchased the property for close to $2.5 million in 2011 with his then-wife, Miranda Kerr, and the property served as his primary residence for more than a decade, he told the Wall Street Journal.

However, in March 2026, he brought the dwelling to the market for $12 million—revealing to the outlet that he had moved “further north in California,” although he declined to share an exact location.

Much like with his Beverly Hills home, Bloom was quick to put his personal stamp on the Malibu property, where he carried out an extensive overhaul that cost more than twice the price he paid for the dwelling, he revealed.

It seems that Bloom’s brilliance in interior design couldn’t quite secure a sale, however. Records indicate that the four-bedroom beach house was swiped off the market in June, having undergone a $550,000 price cut the previous month.

The actor had also offered the dwelling up as a rental property—with an asking price of $35,000 a month—and the delisting may indicate that he secured a tenant for the house before managing to sell it.

There was no summer slowdown in the world of luxury real estate last week as two homes in Los Angeles County asking more than $40 million went into contract. 

Billionaire gaming magnate Steve Wynn’s 11-bedroom, 20-bathroom mansion at 1210 Benedict Canyon Drive in Beverly Hills asking just shy of $50 million went into contract on June 22. It was the priciest home to go into contact last week in the county — based on a report compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team. The Eklund Weekly Luxury Report Los Angeles rounds up single-family homes and condominiums listed in the Multiple Listing Service for $4 million or more and lists the top contracts based on asking price. 

The 27,000-square-foot home hit the market in January 2025 with a $75 million price tag before undergoing several cuts. Prior to that, it had been listed and unlisted for a few years without finding a buyer — and at one point in 2021, it asked $125 million. Wynn purchased the home in 2015 for $47.9 million and subsequently renovated and expanded it.

Designed by architect William Hablinski, the contemporary home sits on a nearly 3-acre lot and includes amenities such as a Bel-Air Circuit capable digital cinema, a spa suite, a large gymnasium, guest house, staff quarters, a tennis court, an elevator and pool house. Leonard Rabinowitz with Christie’s International Real Estate holds the listing. 

The Benedict Canyon Drive property was one of 28 luxury residences to go into contract last week with a total asking volume of $279.6 million. That’s 10 more contracts than the same period last year and more than double the asking volume. 

“The luxury market continues to show that while overall activity can fluctuate, demand remains strong for exceptional properties at the very top of the market,” Roth said in her report.

The second priciest home to go into contract last week was at 10250 West Sunset Boulevard in Holmby Hills with an asking price of $43.5 million. The owner of the 14-bedroom, 30,000-square-foot home is Lubov Azria, widow of fashion designer Max Azria who founded BCBG Max Azria. 

Known as the Azria Estate, the home hit the market in April and, since it’s within Los Angeles city limits, is subject to the Measure ULA mansion tax. If the sale price is close to asking, that means Azria will have to shell out around $2.4 million.

The Agency’s Mauricio Umansky and Farah Levi hold the listing for the mansion which includes a sauna, theater, tennis court with stadium seating, waterfall, pool, Japanese garden and a greenhouse. Built in the 1930s by architect Paul Williams, the Georgian Colonial home has been on and off the market for a decade and first sought $85 million in 2015.

In a time of “realizing things,” Kylie Jenner is realizing she might have priced her Holmby Hills mansion a bit too high. 

The cosmetics mogul and reality TV star has slashed the price of her brutalist mansion at 145 North Mapleton Drive to $38.5 million, down $9.5 million from the $48 million she listed it for in December, Mansion Global reported. 

The price reduction doesn’t threaten a potential profit for “The Kardashians” star if it sells at or near its new price. Jenner bought the 15,320-square-foot mansion in 2020 for $36.5 million. 

Compass’ Ginger Glass holds the listing for the Holmby Hills property and called it a “modern fortress designed for the ultimate privacy seeker” boasting seven bedrooms and nine and a half bathrooms, Realtor.com reported. The property consists of a main home, two guest apartments, a guard house and a dedicated gym building. Amenities on site include a home theater, a children’s playroom with an indoor slide, a professional pickleball court, an infinity-edge swimming pool surrounded by luxury daybeds and a commercial-grade outdoor kitchen. The primary suite is located in its own private wing with its own den, kitchenette, three fireplaces and outdoor living room.  

Jenner’s Holmby Hills abode is one of two Los Angeles-area properties that the Kylie Cosmetics founder is looking to sell. 

Her longtime home in Hidden Hills is also on the market for just under $18 million, coming to market in March. She bought the 13,200-square-foot manse in 2016 for nearly $12.1 million. Since then, the TV personality has executed widespread renovations on the property. Roughly a month after listing, Jenner cut the original list price by nearly $2.3 million.

Jenner’s real estate slimdown comes as the 28-year-old is seemingly moving into her dream home in Hidden Hills. In 2020, she purchased a large plot of land in the community for $15 million and has spent more than five years since then building an 18,000-square-foot estate complete with a 12-car garage, a guest house, a sport court, a large swimming pool and a security office. Work on the project appeared nearly complete a year ago, so the back-to-back listings of her current Holmby Hills and Hidden Hills homes signal she could be ready to consolidate her living space into one property.

Pat Boone is selling his Beverly Hills estate at a price much higher than “For a Penny.” 

The 92-year-old singer has listed his longtime home at 904 North Beverly Drive for just shy of $23 million, Mansion Global reported. Boone and his late wife Shirley, who died in 2019 at age 84, bought the property in 1960 for $159,000. 

Boone has lived there ever since, even hosting his friend and peer Elvis Presley for pool days and other visits in the 1960s. Besides Elvis, Boone welcomed other Hollywood A-listers like Gregory Peck and Zsa Zsa Gabor into his home. 

The listing marks the first time the estate has publicly hit the market after Boone unsuccessfully shopped it privately more than a decade ago. He listed it in 2014 as a private pocket listing before publicly offering $18.5 million and ultimately pulling it from the market, Robb Report reported.

“When we found this place, it wasn’t my first choice because it’s at the corner of Beverly Drive and Sunset Boulevard, but it was a big lot and a beautiful home with all the bedrooms and baths that we would need, plus a room over the garage that became their playroom on rainy days,” Boone told Mansion Global. 

At 92, the “Love Letters in the Sand” crooner is ready to downsize from his massive Beverly Hills manse. “I would probably do better in a smaller place here,” he told Mansion Global. “I don’t need a place this big, but I love it, and I still walk around and enjoy it all.”

Set on just over an acre in the Beverly Hills Flats, the 1939-built Colonial Revival home spans roughly 7,000 square feet with six bedrooms, seven bathrooms and a separate guest house. The estate includes formal living and dining rooms, a wood-paneled music room, a home office, a recreation room with a wet bar and pool table and a primary suite with dual bathrooms and a dressing room. Outside, the acre-plus lot has large lawns, mature trees, a brick-lined swimming pool, a basketball court and one-bedroom, one-bathroom guest house that the Boones added during their ownership.

Oakley founder James Jannard has traded his Trousdale Estates home.

The property at 410 Trousdale Place sold for $46.95 million in a deal closed Thursday, The Real Deal has learned. The home, which features a contemporary brutalist facade in grey concrete, was last asking $59.5 million, according to an online listing. 

The billionaire scion behind the iconic sportswear brand initially listed the property in June 2024 for $68 million, but the home was removed from the market in March 2025 and listed again in July 2025.

Jannard bought the property for $20 million in 2009, according to Realtor.com. The deal appears to tie financier Leon Black’s March sale of his Beverly Hills home for the most expensive sale in the area so far this year.

The home has five bedrooms and 10 bathrooms across 18,000 square feet. After closing on the home, Jannard reportedly spent roughly seven years constructing the property with futuristic flourishes throughout, including bare concrete walls and floors, floor-to-ceiling glass walls and aluminum accents.

An online listing highlights the home’s oval motor court, a motorcycle installed below a skylit entry and sweeping city and ocean views.

A representative for listing broker Aaron Kirman of Christie’s International Real Estate Southern California declined to comment. 

The deal comes after Jannard sold his Malibu estate for $210 million, marking California’s most expensive deal.
