<p class="wp-block-paragraph">Dermody has acquired the former headquarters of electric vehicle maker Faraday Future, located at 18455 Figueroa St. in Los Angeles, for an undisclosed sum. The site will be redeveloped as LogistiCenter at 110, a ground-up, Class A logistics facility totaling 180,705 square feet in the supply-constrained South Bay submarket.</p>
<p class="wp-block-paragraph">“Strategic infill opportunities of this scale are exceptionally rare,” said Matthew Mexia, Southern California region partner at Dermody. “This site presents a compelling redevelopment opportunity transforming a well-located, formerly occupied campus into a best-in-class logistics facility in an area where developable land is virtually nonexistent. We are excited to deliver modern, functional space that directly addresses the South Bay’s significant unmet demand.”</p>
<p class="wp-block-paragraph">The property was acquired from Rexford Industrial, a company with which Dermody first built a relationship after the closing of LogistiCenter at Eastvale in 2022. CBRE National Partners marketed the property.</p>

<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“Come on, baby, let&#8217;s look at the house,” encourages McGuire, as he guides Chua through an archway into the kitchen, where neutral tones dominate. </p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The heart of the home has gray walls, cream cabinets, gray countertops, and a black, white, and gray mosaic backsplash. The boldest pops of color come in the form of a pink electronic tablet case that’s resting on the stovetop and the primary hues on a monster truck and action figure strewn on the wood-toned plank flooring.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“Here&#8217;s the kitchen, and it&#8217;s got toys all over it, too,” notes McGuire as he swiftly directs Chua’s attention to the stainless steel appliances.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“Look how big the fridge is here, babe, compared to yours,” he says about the French door-style refrigerator, before motioning over to the dining room.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The square room is painted gray and has a sign stating “gather” on one wall and a 3D metal piece of art on another. A three-light ceiling light fixture hangs above a round table surrounded by four contemporary chairs. </p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">Chua seems pleased by the dining room’s bright yellow flowers, display of lemons, and orange-patterned placemats but becomes thrown off by an open box of dog bones and what appears to be a giant bag of dog food resting on the table and chairs.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“Oh, it looks dirty,” she says.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">McGuire then points out the oven to Chua, and reveals he’ll have to give his soon-to-be wife a tutorial on how it works.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“That&#8217;s the oven, baby. You&#8217;ve never used an oven, but that&#8217;s where you&#8217;ll bake,” he tells her.</p>

<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“You never used an oven before?” asks Allison, to which Chua responds, “No, we don&#8217;t have oven in the Philippines.”</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">McGuire clarifies even further while opening the oven door to give Chua a better look.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“They just used cooktops with gas, so she never used an electric top either, so I&#8217;ll have to show you,” he says.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">Behind the scenes, Chua gushes about her new home’s amenities.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“Oh my God, American home is so different from Philippines,” she begins. “It&#8217;s so big and Shea has oven in the kitchen. I never had that in the Philippines. I like this kitchen a lot.”</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">Back in the kitchen, Allison unveils another reason for Chua to be excited about moving in with McGuire.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“You should see all the clothes Dad got you in the closet in his room,” she says.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“Oh, yeah, it&#8217;s in the bedroom,” confirms McGuire, while continuing the house tour. “We&#8217;ll go look. Come here, this is laundry, I’ll show you that in a minute.”</p>

<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“And here&#8217;s our bedroom, kind of big, like the one we stayed in last night, right, babe?” asks McGuire. </p>

<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">The happy reaction Chua entered the room with turns to shock as she takes in the unconventional bedroom ornaments, and she starts to question her future husband’s interior design style.</p>
<p class="base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph">“Oh, my God, babe, this is a lot, right? There are so many dead animals in the room. Why there so many dead animals? It looks weird, the deer with eyes and the horn. Oh my God,” she comments.</p>

<p>The next wave of proptech won’t be defined by standalone tools but by strategic combinations that create end-to-end systems, Troy Palmquist writes.</p>

<p dir="ltr">“There’s a lot of <a href="https://www.inman.com/2026/05/04/from-efficiency-to-growth-where-to-reinvest-the-hours-ai-returns/" target="_blank" rel="noopener">AI companies</a> coming out … I think there’s a new one every week in real estate,” Tim Quirk, co-founder at Final Offer, said to me during our recent conversation.</p>
<p dir="ltr">Quirk echoes a frustration felt by many brokerage leaders and industry analysts, the problem created by an explosion of AI-adjacent startups with a low barrier to entry and too little differentiation.</p>
<p dir="ltr">The resulting fragility, where tools disappear, APIs change and platforms disappear, never to be heard from again, makes it hard to commit to the financial and time commitment required for adding a new tool to your tech stack.</p>
<p dir="ltr">I sat down with Quirk; Georgi Chigogidze, founder and CEO at <a href="https://www.inman.com/2026/05/07/inman-names-the-next-wave-of-future-leaders-in-real-estate/" target="_blank" rel="noopener">Purlin</a>; and <a href="https://www.inman.com/2026/02/18/the-downturn-punished-proptech-but-this-exec-says-its-coming-back/" target="_blank" rel="noopener">Ashley Stinton</a>, managing partner at the NAR REACH program, to talk about how the recent <a href="https://www.inman.com/2026/02/03/new-strategic-partnerships-yield-2-new-ai-platforms/" target="_blank" rel="noopener">merger between Purlin and Final Offer</a> creates a new paradigm, where durability is built in, and “end-to-end” is more than a catchphrase.</p>
<h2 dir="ltr">Consolidation isn’t a trend. It’s a necessity</h2>
<p dir="ltr">By creating an integrated workflow instead of a series of point solutions, smart proptech consolidation can make the promise of end-to-end transaction management a viable reality, not just a sales pitch, Stinton said.</p>
<p dir="ltr">Real estate buyers and sellers don’t care about your CRM, your transaction management tool or your latest AI-powered whoziwhatsis. They care about their transaction.</p>
<p dir="ltr">The best tech tools make the transaction feel seamless, allowing agents to focus on judgment, negotiations and relationship-building — the real differentiators that set one agent apart from the pack.</p>
<p dir="ltr">In the case of these two companies, the merger represents a shift from vertical tools to horizontal platforms:</p>
<ul>
<li dir="ltr">
<p dir="ltr" role="presentation">Final Offer was a point solution, focused on offer transparency.</p>
</li>
<li dir="ltr">
<p dir="ltr" role="presentation">Purlin was a horizontal system combining AI, workflow and compliance.</p>
</li>
<li dir="ltr">
<p dir="ltr" role="presentation">Combined, Purlin Enterprises became an operating system for <a href="https://www.inman.com/2026/03/12/want-to-make-more-money-learn-to-close-more-types-of-transactions/" target="_blank" rel="noopener">real estate transactions</a>, providing end-to-end logistics support during the emotional and time-sensitive offer process.</p>

<h2 dir="ltr">The challenge of merging companies — and egos</h2>
<p dir="ltr">The merger between Purlin and Final Offer didn’t happen overnight, and it didn’t happen randomly. “Merging companies, merging teams, merging egos: It’s very difficult,” Chigogidze said.</p>
<p dir="ltr">The two companies focused on three alignment pillars to make sure the <a href="https://www.inman.com/2026/04/29/everything-you-need-to-know-about-the-real-remax-merger/" target="_blank" rel="noopener">combined company</a> would have the best chance at success. According to Stinton, by focusing on multiple stakeholders, the two companies enhanced their chances of a successful merger.</p>
<ul>
<li dir="ltr"><strong>Customer overlap:</strong> Both companies were focused on the same user at different moments in the transaction journey.</li>
<li dir="ltr"><strong>Product fit:</strong> That looks like front-end transparency combined with back-end infrastructure.</li>
<li dir="ltr"><strong>Human fit:</strong> Trust, culture and a shared vision were essential for creating a seamless integration.</li>
</ul>
<p dir="ltr">“Trust … is the most important thing,” said Chigogidze. “What trust does is lubricate speed.”</p>
<p dir="ltr">One of the advantages Purlin and Final Offer enjoyed was that they didn’t feel forced to merge; they created a partnership built around value creation, not just the optics of expansion so common in the current real estate climate.</p>
<p dir="ltr">That allowed them to combine their strengths instead of competing for the same space, removing friction for both clients and the real estate professionals who make up their target consumers.</p>
<h2 dir="ltr">What the industry can learn from the Purlin-Final Offer merger</h2>
<p dir="ltr">As teams combine instead of competing, brokerages consolidate their capabilities and eliminate operational redundancies, and vendors feel the pressure to integrate or disappear, the real estate landscape is evolving in the direction of consolidation and efficiency.</p>
<p dir="ltr">In the same way, the latest tech tools are expected to reduce costs and increase efficiency, all while driving revenue. “Gone are the days when you could just slap a really good pitch deck together and go fundraise a few million dollars,” Stinton said. The value needs to be demonstrable to garner the interest of both investors and the market.</p>
<p dir="ltr">“I hope companies have that openness to <a href="https://www.inman.com/2026/05/05/experts-say-mls-competition-consolidation-to-heat-up-after-nationwide-expansion/" target="_blank" rel="noopener">consolidation</a> … it can be a really positive thing for the industry,” Stinton said.</p>
<p dir="ltr">Chigogidze’s advice for founders trying to think beyond their current product or service? “Learn the things before it and the things after it … at least two steps before and two steps after,” within the transaction process.</p>
<p dir="ltr">In real estate, speed is the new competitive advantage. Amid shifting market conditions, pressure on margins and a growth-at-all-costs mentality in the industry, the ability to make strategic moves quickly is a winning edge.</p>
<p dir="ltr">The next wave of proptech winners won’t be the tools that stand alone the loudest, but the tools that combine strengths, collapse friction and solve more of the transaction.</p>

<p>When we moved to France in 1980, I was just 13. My parents made a very intentional decision: for my sister and me to be fully immersed in the French education system—not just to learn the language, but to truly integrate into the culture.</p>
<p>There was just one challenge… we didn’t speak a word of French.</p>
<p>We were placed straight into a French classroom, and that first year was incredibly tough. At times, it felt isolating, overwhelming, and yes—quite traumatic. We didn’t understand what was being taught, and we stood out completely.</p>
<p>But being thrown in at the deep end turned out to be the greatest gift.</p>
<p>Within a year and a half, we could speak, read, and write fluently. The moment I realised I had truly become bilingual was when I started dreaming in French.</p>

<p>BLT Enterprises has acquired a 19.4-acre industrial site close to Carlsbad Research Center at 2470 Faraday Ave. in Carlsbad for an undisclosed sum. The property contains two existing manufacturing facilities and offers the potential for future development, according to Lukas Huberman, VP &amp; director of acquisitions at BLT Enterprises. </p>
<p>“This acquisition represents a rare opportunity to secure a sizeable land parcel in coastal North County San Diego,” said Huberman. “As one of our largest land purchases in recent years, it reflects our long-term investment strategy and continued conviction in the strength of this submarket.” </p>
<p>The transaction is structured as a three-year sale-leaseback as part of a 1031 exchange for a long-standing Carlsbad-based clinical diagnostics and life sciences company. The leaseback provides stable cash flow while BLT evaluates long-term opportunities for the parcel.</p>
<p>BLT continues to identify assets with strong and long-term upside in the North County San Diego region. “Opportunities of this size are increasingly scarce in coastal North County San Diego, where limited land availability, sustained industrial demand and long-term demographic growth continue to support fundamentals,” Huberman said.    </p>

<p>Trident Capital Partners, a boutique real estate debt fund and private REIT, has provided $3 million in financing for the site of a future Tesla Supercharger station in Los Angeles.  The 18-month, full-recourse loan was structured at 55% loan-to-stabilized value and facilitated the acquisition and redevelopment of a 0.52-acre commercial site in the Studio City neighborhood. Brian Perkins, mortgage broker with Pathfinder Mortgage Corp., advised the borrower.</p>
<p>The sponsor acquired the property at closing for $4.53 million and worked closely with the Los Angeles City Planning Department and Tesla to design a plan accommodating 24 charging stalls on the site.</p>
<p>“High-capacity charging stations sit at the intersection of real estate, utility infrastructure and execution,” said Trident partner Bryce Molder. “This wasn’t a speculative land story. The borrowers had a defined plan with a committed operator, and our financing helped secure the site and bridge the timeline between acquisition and delivery.”</p>

<p>Since launching a campaign to make Homes.com the most-visited home search portal, CoStar Group CEO Andy Florance has talked a big game about the portal’s potential. But how much longer can he keep it up?</p>
<p>That’s the question that emerged recently after <a href="https://www.inman.com/2026/01/27/investor-calls-costars-residential-project-a-fiasco-slams-homes-com-spending/" target="_blank" rel="noopener">a disgruntled CoStar investor</a> challenged the value of the company’s investment in the residential real estate space. That investor, Third Point founder Daniel Loeb, published a public letter in which he called CoStar’s heavy investment in residential real estate a “fiasco” and called for a new slate of directors on the company’s board that would consider moving on from Homes.com.</p>
<p>CoStar said in a public response that <a href="https://www.inman.com/2026/01/28/homes-com-isnt-going-anywhere-costar-says-in-response-to-investor/" target="_blank" rel="noopener">abandoning Homes.com now would be premature</a> ultimately harmful to stockholders.</p>
<p>“One thing we know for certain is that abandoning Homes.com now that the investment phase is tapering would be a certain way to destroy long-term value for stockholders,” the company said in a statement.</p>
<p>Then, a second CoStar investor — <a href="https://www.inman.com/2026/02/04/2nd-costar-investor-urges-giving-up-on-homes-com-amid-losses/" target="_blank" rel="noopener">D. E. Shaw &amp; Co.</a> — followed up with another public letter lambasting the board’s “reckless” spending on Homes.com, while also calling into question CEO Andy Florance’s generous cash and equity incentive awards.</p>
<p>CoStar once again <a href="https://www.inman.com/2026/02/06/costar-continues-homes-com-defense-amid-investor-pushback/" target="_blank" rel="noopener">responded to the criticism</a>, saying that abandoning the portal would cause “irreparable harm” to the company as well as “value destruction.” CoStar also said the investors’ attacks “[smack] of activism malpractice.” The company additionally noted that the investment phase of Homes.com has come to a close, which will result in $30 million in spending cuts on the portal this year, and over $100 million each year until 2030.</p>
<p>Still, it’s clear now that CoStar is feeling some heat. But how much heat exactly? How big a threat do CoStar face?</p>

<p>When Inman checked in with real estate industry executives and experts, they said CoStar would be wise to pay attention to such strong concerns being voiced by investors — but noted that the jury was still out on Homes.com.</p>
<p>“I think they’re small potatoes compared to Zillow,” <a href="https://www.inman.com/2026/02/03/bess-freedman-cautions-vigilance-with-private-listing-networks/" target="_blank" rel="noopener">Bess Freedman</a>, CEO of Brown Harris Stevens, told Inman. “If you just look at how much time people are spending on which websites and study that and the unique visitors, Zillow just has everybody beat.”</p>
<p>“If you were to ask nine out of 10 of your friends where they look to find a home or do a search, they will tell you they go to Zillow,” she added in a conversation on the eve of <a href="https://www.inman.com/2026/02/03/bess-freedman-cautions-vigilance-with-private-listing-networks/" target="_blank" rel="noopener">Inman Connect New York</a>.</p>
<p>But Freedman also said that given the rate at which things change in the industry, Homes.com might still have time to make a bigger splash and become more competitive.</p>
<p>“But today, it’s just, Zillow is so far ahead of everybody else,” Freedman said. “It looks like a tough one.”</p>

<p>Meanwhile <a href="https://www.inman.com/2026/01/30/ryan-serhant-on-compass-anywhere-i-think-their-stock-is-going-to-double/" target="_blank" rel="noopener">Ryan Serhant</a>, founder and CEO of SERHANT., suggested that any business hoping to find success in a sector where there is already a clear frontrunner needs to differentiate itself via some new type of value.</p>
<p>“You really need to have some other key value that you’re providing in that space in order to compete with them,” Serhant. said. “I think with any business, you have to ask the question of, what problem are we actually solving? How quickly are we solving it? And at a better quality than the competitors with the utmost incredible experience. If you can’t answer the problem-solving, speed, quality, experience questions, then you are going to burn cash because there’s no point in it.”</p>
<p>The luxury CEO added, however, that he wasn’t familiar with the details of the investor’s quarrel with CoStar, so he couldn’t speak specifically about the situation.</p>

<p>Meanwhile, FirstTeam Real Estate CEO Michele Harrington reminded Inman that, although Homes.com has been around in various iterations over the years, it was only acquired by CoStar in 2021. Zillow, meanwhile, was founded in 2005, and it took about seven years to become profitable.</p>
<p>“So, it’s definitely going to be hard to compete,” Harrington said. “I think it’s hard when you get away from your core business model, like CoStar being commercial real estate and trying to delve into something that’s kind of outside of your core.”</p>
<p><a href="https://www.inman.com/author/russ-cofano/" target="_blank" rel="noopener">Russ Cofano</a> of Alloy Advisors told Inman that although Homes.com has made progress in growing market share, “their overall revenue from their model pales in comparison to Zillow, especially when you consider the amount of spend they have made in that regard.”</p>
<p>And as far as Florance’s position at Homes.com goes, Freedman said he might want to think twice about what investors are saying, since it has the potential to become a threat to him down the line.</p>

<p>“I think it’s great to be persistent and try to create something,” Freedman said. “Whether that’s successful or not, obviously, [Homes.com is] still not there, but [Florance] still believes in it … I think he’s saying he can’t give up on it.”</p>
<p>“I think anyone who’s investing their money in something wants to know that the person [using that money] is being prudent, is making progress — even if there are setbacks or it’s idle, whatever it is. But, has there been progress, and what’s the way to progress? How are you getting there? I think that’s what the question is.”</p>
<p>Cofano noted that activist shareholders have increasingly become the impetus for public CEO departures in recent years. The resignation of former Opendoor CEO <a href="https://www.inman.com/2025/08/15/opendoor-launches-ceo-search-carrie-wheeler-resigns/" target="_blank" rel="noopener">Carrie Wheeler</a> last summer following investor criticism serves as one striking example.</p>
<p>But Florance’s deep ties to CoStar’s foundation would make such a move less likely in his case, Cofano added.</p>
<p>“The activist has no right to fire Florance, and the typical strategy is to take control of the Board and cause a departure through that means,” Cofano told Inman in an email. “That can be messy and disruptive. Also, founder CEOs like Florance are usually a more challenging target, especially when they have been successful in the past, growing the company like he has. It will be very interesting to watch this drama play out, the impact it might have on the overall portal wars and the potential for Homes.com to become an acquisition target.”</p>
