During the late 19th to early 20th century, Denver’s rapid growth era attracted many talented architects, including Frank S. Snell. Now known as forward thinking for the time period, Snell planned larger homes with front porches and small front and back yards for easy upkeep. Front porches also allowed for public gathering spaces.

As a real estate developer, he created the Frank S. Snell Subdivision located between East Colfax Avenue and East 14thAvenue and now known as the East Park Place Historic District. Containing 30 homes on less than one city block, Snell preferred Denver Square brick homes with Neo-Classical elements for his subdivision. With access to City Park and public transportation, the subdivision is still highly active and managed under the Denver Landmark Preservation guidelines to maintain its historic integrity.

The Perrenoud Apartment Building at 836 E 17th Avenue in Denver was designed by Snell and is still beautifully maintained in the Capitol Hill neighborhood. It now operates as a condo association and is a great example of Snell’s work. Named after John Perrenoud, a Swiss-born immigrant who made his way to the U.S. via New York, eventually landing in Denver.

He was drawn to the promise of a city still being invented, just four years old at the time of his arrival, with its story largely unwritten. A pioneer, Perrenoud lived a long life here, watching the city grow and prosper. In 1901, a year after their father’s death, his three daughters used their inheritance to commission the construction of the Perrenoud Apartments. R. Louise Perrenoud Fisher, Zelie Perrenoud Ruter, and Adele Perrenoud moved into units 1A, 2B, and 2A, respectively in 1902.

Zelie’s husband, Charles Ruter, was the one who was primarily responsible for decisions and met with Snell regularly. He managed the building until he died in 1910. In 1922, R. Louise and Adele sold the building. In 1949, the building became a co-op, and in 1986, it became condominiums. The building is representative of the turn-of-the-century with the use of brick and stone on the exterior, while the interior is rich and decorative.

Original features remaining include four pieces of stained glass at the exterior entrance light, the window above the entrance, the fireplace glass front, and the atrium ceiling. Additional original features include the Italian marble entry steps, a mosaic tile floor, and the lobby furniture. The birdcage elevator is the only one of its kind operational in Denver and is also original to the building.

While Snell may not be as recognizable as Charles Dilbeck, Charles Sink, or Burnham Hoyt, more than 120 years later, his building is still leaving its mark on Denver.

Behind a gated, tree-lined drive in Cherry Hills Village, 4 Vista Road sits on over two private acres. Built in 2013 by Colorado custom builder KC Jones, the six-bedroom, seven-bath estate spans more than 10,200 square feet and is now offered at $8,900,000 by The Wolfe-Bouc Group, Chris Bouc and Ian Wolfe, of LIV Sotheby’s International Realty (LIV SIR).

The Craftsman-style home is built thoughtfully with hand-finished work. Timber, stone, and millwork run throughout the home, and the finishes were chosen to age well.

The result feels intentional, solid, and expansive without feeling heavy.

The two-story great room is the centerpiece of the main level, with a 19-foot beamed ceiling, a wood-burning fireplace, and accordion doors that open onto the terraces and outdoor entertaining areas.

The kitchen is fitted with Sub-Zero and Wolf appliances and includes a butler’s pantry. From there, the floor plan flows into a wood-paneled library and a main-level office.

Upstairs, the primary suite has its own beamed ceiling, a gas fireplace, and a sitting area with built-ins and a coffee bar. The five-piece bath connects to two oversized closets, and a private balcony overlooks the grounds.

The walkout lower level was designed to be lived in with a family room, gas fireplaces, a wet bar, a media room, a craft and art room, a wine room, a full gym, and two more guest bedrooms.

A separate guest house adds a fireplaced family room that opens to a covered patio, plus a full kitchen, a bedroom, a pool bath, and a bunk room upstairs.

Outside, the property has multiple terraces, a pool and spa, a hot tub, a fire pit, garden beds, a dog run, and a built-in grill.

The impeccable landscaping is layered, feels private, and offers myriad options for entertaining.

A finished five-car garage rounds out the features, with a bonus office, powder bath, and a heated workshop/gear room.

Cherry Hills Village remains one of the Front Range’s most established luxury enclaves, and listings of this size and quality don’t come up often.

This home allows you to live fully, beautifully, and without limits. Set against Colorado’s spectacular backdrop, is a perfect example of living fully, beautifully, and without limits. From the moment you arrive, this home signals something extraordinary. A five-car garage, practical for the Colorado adventure seeker with snowboards, skis, mountain bikes, and golf carts.

With six bedroom, 12 bathrooms, and over 14,000 square feet, 6954 S Espana Way in Centennial, is where luxury meets lifestyle. Represented by Gwenivere Snyder, this property truly commands attention.

Grand Arrival

As you enter through the five-car garage, the thoughtfully designed mudroom generous storage speaks to a life actually lived. Imagine ski gear dripping after a powder day in the mountains, hiking boots caked in dirt from a nearby trail, or putting away groceries from on a weekend afternoon. A luxury home with practicality.

The elegant powder bath and en-suite bedroom or private office with a ¾ bath and walk-in closet signal equal care for guests and the rhythms of a working life. This home is built to be inhabited every single day.

Worthy of Colorado

The grand living room with soaring ceilings and a fireplace that anchors the space with warmth is essential in a climate where a fifty-degree temperature swing in one day is not unusual.

Dual sliding doors open to the patio, dissolving the boundary between interior and exterior in the way only Colorado’s 300 days of sunshine make possible.

The gourmet kitchen features a double island, abundant built-in storage, and direct outdoor access. Whether you’re hosting a post-ski gathering for twenty or a quiet Sunday morning with the family, the double island accommodates every scenario with style. Natural light floods the space while a custom wet bar offers the kind of thoughtful hospitality that makes a house a home.

Wellness Retreat

The primary suite offers a retreat with dual bathrooms, heated floors, an oversized soaking tub, walk-in closet, fireplace and a private balcony overlooking the home’s showstopping feature—an indoor basketball court.

The spa and gym are where recovery meets performance. A spa-like bath with sauna and steam shower connects directly to the indoor basketball court.

The walk-out basement features space for a theater room, office, and full living area. It includes a fireplace, bar, laundry, dog wash, private bedroom suite, and direct access to the backyard.

Designed for Colorado’s year-round outdoor lifestyle with a covered patio, fire pit, golf cart garage, and a locker room with multiple showers and baths. On a clear day, you can see the full sweep of the Front Range from Pikes Peak to Longs Peak.

The Colorado Life, Perfected

The combination of natural splendor, cultural sophistication, economic vitality, and an outdoor-first ethos has made Denver one of the most sought-after destinations for those who want everything. With proximity to world-class skiing at Vail, Beaver Creek, and Breckenridge, plus access to the cultural richness of the Denver Art Museum, Red Rocks Amphitheatre, and a dining scene on the move, the quality of life here is genuinely, spectacularly beautiful.

A property of this caliber doesn’t come to the market often. It represents the fullest expression of what Colorado luxury living can be: generous in scale, thoughtful in detail, purposeful in design, and alive to the landscape that makes this corner of the world so singular.

Miami-based Real Brokerage Inc. has agreed to acquire REMAX Holdings in a deal valued at approximately $880 million. It will relocate the headquarters of one of Denver’s most storied corporate names to Florida after more than 50 years in Colorado, the companies announced Monday.

TAKE THE INMAN INTEL INDEX SURVEY

The deal would unite two publicly traded brokerages — Real (NASDAQ: REAX) and REMAX (NYSE: RMAX) — under a new entity called Real REMAX Group, headquartered in Miami. REMAX’s Denver-area operations will remain intact, the companies said. Real CEO Tamir Poleg will lead the combined company, which will continue trading on NASDAQ under the ticker REAX.

“Real REMAX Group will be headquartered in Miami with significant operations remaining in the Denver area,” the companies said in a press release announcing the merger on Monday.

Inman has reached out to REMAX for comment. This story will be updated if and when responses are received.

Mile High roots

REMAX was founded in Denver in 1973 by Dave Liniger and his then-future wife, Gail Main, on a then-radical idea: let agents keep nearly all of their commissions and pay their broker a share of office expenses instead. Within five years, REMAX was the largest real estate company in Colorado. Within a decade, it had crossed into Canada and was expanding across North America.

Liniger, now chairman of REMAX’s board, controls approximately 38 percent of the company’s voting power and has agreed to vote his shares in favor of the transaction.

At the end of 2025, REMAX had 519 employees, about half of them in the Denver area. The companies have promised “significant operations” will remain in Denver, but offered no specifics on headcount.

REMAX has been headquartered on South Syracuse Street in Denver since 2008. The building is owned by Greenwood Village, Colorado-based Kore Investments, which paid $115.2 million in 2018 for the 14-story, 242,000-square-foot structure.

REMAX has already been shrinking its footprint there. In 2021, REMAX executives said the company was decreasing the number of floors it occupied from nine to five.

Colorado corporate exodus

Chad Ochsner, broker and owner of RE/MAX Alliance Group — the Arvada, Colorado-based franchise that logged $3.5 billion in sales last year — told the Denver Gazette a Zoom call with REMAX corporate following the announcement offered some reassurance: some operations and staff could remain in Denver. But the company’s iconic international headquarters in Denver may not be part of that picture.

Ochsner also told the Gazette that he and other Colorado REMAX franchise executives were blindsided by the deal and were scrambling to answer a flood of questions from agents, from whether fees would change to whether they’d need new yard signs.

The deal marks another corporate headquarters departure for Colorado, a trend that has become an uncomfortable pattern for the state in recent years.

“Technically, their stock will be listed as a Miami corporation,” Ochsner told the Gazette. “Sucks for Denver.”

The REMAX deal lands amid growing alarm over Colorado’s corporate exodus. In February, Palantir Technologies, one of the state’s most valuable publicly traded companies, relocated its headquarters from Denver to a Miami suburb after five years in Colorado, offering little explanation.

Earlier this month, the Colorado Chamber of Commerce reported a net loss of 34 public company headquarters since 2022, with 70 departures outpacing 36 arrivals.

The big get bigger

The combined company of Real and REMAX would have generated approximately $2.3 billion in annual revenue in 2025, the companies said. The deal is expected to close in the second half of 2026, pending regulatory and shareholder approvals.

The deal arrives amid an accelerating wave of consolidation across the brokerage industry. Compass’s $1.6 billion acquisition of Anywhere Real Estate — parent of Coldwell Banker, Century 21, Corcoran, Sotheby’s International Realty and ERA, among other brands — closed in January, vaulting that company to nearly 340,000 agents across roughly 120 countries.

Real’s move for REMAX is the next major play in an industry rapidly reorganizing around platform scale, technology investment and global reach. REMAX and Motto Mortgage will continue to operate under their existing brands following the close of the transaction.

BOSS Architecture designed the residence, which is a masterwork in steel, glass, and wood — where architecture becomes atmosphere—represented by Josh Behr of The Behr Team, a global real estate advisor with LIV Sotheby’s International Realty, for $8,500,000.

From the moment you enter the front door, the outside world disappears. Expansive sightlines draw your eye through walls of glass to manicured courtyards beyond. Imagine the best of indoor/outdoor entertaining.

Generous ceiling heights amplify every room, and the architecture holds your attention, effortlessly, for as long as you stay. Turning each corner reveals new details and a sense of the uncompromising care put into the home’s construction.

At the heart of the home, the main level kitchen is the kind that inspires cooking and conversation in equal measure. A Caesarstone waterfall island paired with a live-edge slab table offers a juxtaposition of precision and nature that defines the home’s entire design philosophy. This table is the perfect spot for morning breakfasts or late-night meals, where conversation flows, and ideas are put into action.

An oversized pantry, integrated wet bar, and coffee nook mean this kitchen is as functional as it is beautiful.

A full wall of sliding doors dissolves the line between inside and out, opening to a resort-caliber outdoor setting complete with a sleek pool and spa, outdoor kitchen, and multiple heated seating areas arranged around sculptural fire elements.

Adjacent living and dining areas are anchored by a Bocci light installation, integrated wine storage, and a gas fireplace. Everyday moments are elevated into something worth remembering.

Level by Level

The upper level is a world unto itself. The primary suite offers genuine seclusion with a spa-inspired bath, radiant heated floors, a steam shower, and a custom walk-in closet with in-suite laundry.

Two additional en-suite bedrooms and a loft-style office round out a floor that feels more like a private retreat than part of a home.

Below, the fully finished lower level expands the home’s livability beyond what most properties of this size could offer. A media room, game room, wellness suite with gym and Finnleo infrared sauna, and two private guest suites make this a home that can truly accommodate every aspect of modern life, from quiet recovery to grand entertaining to hosting friends and family for short-term stays. All three levels are connected by a private elevator, ensuring the home’s considerable scale never becomes an afterthought.

For those seeking a modern home that feels simultaneously monumental and deeply intimate.

Nearly a third of Colorado households are severely housing cost burdened, a report from Mile High United Way reveals.

“The median single-family-home price in Denver was $699,750 in February 2026, up 2.9% since pre-pandemic,” says Hannah Jones, senior economic research analyst at Realtor.com®. “On a price per square foot basis, single-family homes in Denver have seen prices increase 25.2%, from $302 in February 2020 to $378 in February 2026.”

These rising costs are making homeownership increasingly challenging. “Higher home prices combined with elevated interest rates have made it much tougher for first-time buyers to break into the market,” Tania Carter of Keller Williams in Denver tells Realtor.com.

Therefore, Carter has made it her mission to help get people into more affordable housing.

She’s working with the Elevation Community Land Trust (ECLT), a nonprofit organization dedicated to creating permanently affordable homeownership opportunities across Colorado.

“They operate under a community land trust model, where the land is held by the trust while the home itself is sold to the buyer at a reduced price, making homeownership possible,” says Carter. “Partnering with ECLT has allowed me to align my business with my purpose—since I am helping people not just buy a home, but start building wealth through real estate.”

Carter says programs like ECLT—Colorado’s largest community land trust—give buyers a real opportunity to achieve homeownership, live in quality homes and neighborhoods, and have a monthly payment they can truly afford.

“The community land trust model offers a powerful mechanism for increased affordability by decoupling land value from homeownership, effectively shielding housing stock from the volatile appreciation that often displaces low-to-moderate-income residents,” Jones says.

“However, this stability comes at the cost of traditional wealth-building potential, as the shared-equity resale restrictions limit a homeowner’s ability to capture full market gains in exchange for the lower entry price and long-term community benefit.”

What is a community land trust?

Nonprofit housing organizations known as community land trusts bring together money from both private donors and government sources to purchase residential properties. These groups acquire everything from newly built houses to aging ones in need of renovation, restoring the latter to livable condition.

The model works by separating who owns the structure from who owns the ground beneath it. The organization retains control of the land itself—generally under a 99-year arrangement—which dramatically reduces what a qualified buyer pays for the home sitting on top of it.

Residents in these programs occupy a middle ground between renter and traditional homeowner. They pay a $100 monthly land-lease fee, bear full responsibility for day-to-day maintenance, and have broad autonomy over their living space. Larger structural changes, however, require sign-off from the trust, and any rental of the property comes with its own set of rules.

The trade-off at the heart of the arrangement involves future profits. Before taking ownership, buyers agree to a formula that limits how much of a home’s increased value they can pocket when they eventually sell. The remainder stays tied to the property, ensuring that subsequent buyers face the same reduced prices—keeping affordability baked in permanently rather than treating it as a one-time benefit.

Who qualifies?

ECLT’s income-restricted programs are aimed at buyers earning up to 80% of the Area Median Income. “This structure ensures homes remain affordable not only for current buyers but also for future homeowners, thanks to the program’s resale restrictions,” says Carter.

Participants must qualify with approved lenders experienced in the ECLT process and complete a homebuyer education course, which walks them through the program’s requirements and benefits.

“Since this is a community land trust model, there are resale restrictions to ensure the home remains affordable for future buyers,” Carter explains. “It’s important for buyers to understand both the benefits and the long-term structure of the program.”

In 2025, 127 people moved into ECLT homes.

Studios offered at bargain-basement prices

Carter says she is currently selling studio units priced around $158,000 near downtown Denver in the Santa Fe Art District. “These homes were originally built in 2020, and the units currently on the market are resales from the original owners,” she says. “At the moment, there are about nine studios available, with prices ranging from approximately $150,000 to $159,000.”

These studios come equipped with a full-size washer and dryer, a Murphy bed, and bike storage in the lobby area.

This Denver studio is on the market for $158,000 through ECLT. (Realtor.com)

The Denver studio comes with a Murphy bed. (Realtor.com)

According to Carter, this price point is extremely rare in today’s market, especially given the location.

“The monthly payment is approximately $939.96, based on estimates from one of my preferred lenders—which includes property taxes and HOA fees. You cannot even rent a room for that price in downtown Denver.”

Carter says that’s what makes these studios such a great option for many renters in the area.

“Buyers have the opportunity to own instead of rent, often for the same or even lower monthly cost,” she says. “Buyers can get into these studios with as little as $1,000 down and around $2,000 in reserves. Additionally, lenders may help cover closing costs.”

Carter says that when you compare that to renting—where tenants usually have to pay first month’s rent plus a security deposit upfront—homeownership through this program becomes a very accessible and attractive option.

According to Carter, many would-be buyers are skeptical.

“Sometimes, I get calls from buyers relocating to Denver and they feel that is too good to be true,” she says. “Unfortunately, some of them think that this program is a scam.”

Carter says that, due to the land lease model, buyers are not required to pay PMI, which helps keep monthly payments even more affordable. “In addition, many of the approved lenders offer very competitive rates for these units. One bank I work with is offering 5.375% to qualified buyers.”

‘Doors to Opportunity’ program

ECLT also offers a program called Doors to Opportunity that enables qualified buyers to purchase a home at a higher market price while financing only a portion of it. The program provides $50,000 or more in down payment assistance, helping buyers secure a home on the open market.

“For example, I recently worked with a client who went through a divorce and had to sell her home due to a court order,” says Carter. “She applied for the program and was approved for $160,000. Through Doors to Opportunity, she was able to purchase a home valued at $380,000 and get $220,000 in subsidies, with a monthly payment of around $1,800.”

This program can also be used for new construction.

“I had another client who purchased a home with Lennar in Watkins, CO,” says Carter. “In essence, buyers can live in a $380,000 home while only financing about $160,000, which makes homeownership significantly more accessible. It’s a powerful and very attractive option for many buyers in today’s market.”

Although Carter earns a flat fee that is lower than a typical commission on these ECLT homes, she says the reward of helping someone achieve homeownership far outweighs the financial aspect of the transaction.

“I truly believe that homeownership changes lives,” she says. “It creates stability, builds generational wealth, and strengthens communities. Being able to guide someone through that journey, especially when they thought it wasn’t possible, is incredibly rewarding. That’s what drives me every day.”

The Los Angeles-based firm submitted plans to the city of Denver for its “vertical village” project at 621 and 633 17th Street, the Denver Business Journal reported. The dual office towers, known together as High Fidelity Plaza, are slated for conversion with a mix of apartments and restaurants as well as an art-filled public plaza and other amenities.

The Luzzatto Company is looking to bring more than 700 residential units to the two towers as well as a daycare, children’s museum, a bookstore, a cafe, bakery, a market, co-working spaces and a rooftop pool and deck, company president Asher Luzzatto said.

The firm estimates costs of roughly $300 million to reimagine the property. Luzzatto acquired the towers for $1.6 million each through affiliates last April. At 973,000 square feet, that pencils out to a little over $3 per square foot.

In August, the firm applied for $63 million in funding for the project from the Denver Downtown Development Authority. The authority is expected to make a decision at its meeting next month.

The building at 621 17th Street was built in 1957 and rises 28 stories, which made it the tallest building in the city when it was constructed. The 32-story 633 17th Street building came in 1974. A low-slung, 40,000-square-foot office building links the two towers; that structure is included in Luzzatto’s renovation efforts.

Luzzatto has also been pursuing adaptive reuse at another site in downtown Denver. In September, the investor purchased 1625 and 1675 Broadway, known as the Denver Energy Center, for a combined $5.25 million, less than $7 per square foot. Luzzatto plans to spend $150 million to convert one of the office towers into residences. — Chris Malone Méndez

focus.

<section

The study found Americans are increasingly reluctant to move long distances. Even when households relocate, they tend to remain in the same census region, signaling a preference for proximity to family, jobs and familiar surroundings.

“The big story isn’t a national reshuffle — it’s people trading one nearby city for another that fits their budget and lifestyle a little better,” the report said.

Climate and lifestyle preferences also remain key drivers, especially for moves between regions, the report explained.

While overall mobility has slowed, some regions are still attracting newcomers. The Midwest saw notable gains, driven by lower housing costs and large-scale projects such as data center construction.

Indianapolis and Columbus, Ohio, ranked among the fastest-growing metro areas, with Cleveland also seeing an influx of new residents.

At the same time, nearly two-thirds of major metro areas tracked by the study experienced net domestic migration declines, highlighting uneven population shifts across the country.

Austin, Denver, Philadelphia draw newcomers

Austin led the list of growing cities, with many new residents arriving from elsewhere in Texas.

Roughly one-quarter of Austin’s new residents came from other major Texas metros, with additional inflows from the South and West.

The city also saw balanced inflows and outflows, suggesting it serves both as a destination and a stepping stone for residents who later move to other cities.

Denver attracted newcomers from across the West and South, reflecting its appeal as a mountain city alternative to coastal hubs.

Nearly 80% of newcomers to Denver came from these regions, while a significant share of departures headed to more affordable cities in the South.

Philadelphia also posted a sizable inflow, although its large population kept its percentage growth modest. Philadelphia drew many New Yorkers, with more than one in four new residents arriving from New York City.

Philadelphia also attracted migrants from the broader Northeast and South regions — reinforcing its role as a regional hub for affordability-minded households.

High-cost cities see departures

Los Angeles, New York and Miami recorded the largest outflows in absolute terms.

In Los Angeles, most departing residents stayed within the West, moving to cities such as Las Vegas and Phoenix. High housing costs and environmental risks such as wildfires may be contributing factors.

New York also experienced significant outflows, with many residents heading to other East Coast cities or the South for warmer weather and lower costs.

Miami saw the steepest percentage decline among major metros, as residents relocated to other parts of Florida or the broader South.

Despite these losses, large cities continue to attract newcomers — often from similarly expensive metros, suggesting they remain magnets for certain workers and households.

Bank of America researchers cautioned that the data reflects only domestic migration among a fixed sample of customers and does not capture international migration.

Still, the findings align with broader trends that show Americans are moving less frequently and traveling shorter distances when they do.

As you enter the home at 7188 Raphael Lane, the craftsmanship that went into building and designing the property is immediately recognizable. The grand entryway leads to a breathtaking hallway where the design details include wood floors and tile accents. With unmatched views from the 13th fairway of Ravenna’s award-winning Jay Morrish-designed golf course, the property includes four bedrooms across 7,539 square feet of living space.

Represented by Patti Maurer Williams of LIV Sotheby’s International Realty (LIV SIR), this residence represents a magnificent opportunity for discerning buyers. Priced at $3,995,000, this property seamlessly blends the Tuscan countryside with a collection of Star Wars toys, which was at one time the third largest collection in the United States.

Built in 2016, this stately home stands a testament to owner Jeff Jacob who personally handcrafted all woodwork, from the trim to the cabinetry. He also inlaid the unique tile ceiling throughout, as well as designed the custom shelving in the basement to house his collectibles.

Tuscan-Inspired Design

As you enter the main living space, a mural of the Amalfi Coast greets visitors. A second mural of a Tuscan winery is located in the dining room. Both murals were painted by a local artist and took over a hundred of hours to complete. The dining room also features beautiful, hand carved beam work on the ceiling and plenty of windows for natural light.

The gourmet kitchen features a granite island, custom cabinetry, and a wood beamed ceiling with hand painted details not found anywhere else. This old-world charm carries through with intricate stonework surrounding the stove. In fact, all the stonework inside was hand chipped to each other to keep the natural look of the stones, and a stone mason set the stonework. A butler’s pantry offers additional storage and counter space.

Working from home is a delight in an office space that includes custom built-in cabinetry, a sit-in bench, brick walls, and a hand painted ceiling. These custom details continue through each of the bedrooms and additional living spaces. A wet bar, game room, wine cellar, movie room, and sauna round out the amenities. Outdoor features include a patio, deck and firepit, while a heated driveway, radiant heated floors throughout round out the spectacular features of this property

The Star Wars Collection

Jacob was motivated by nostalgia when he began his hobby of toy collecting, focusing on the franchises that were a staple of his childhood such as Star Wars, G.I. Joe, Transformers, and Teenage Mutant Ninja Turtles. The collection includes rare pieces and multiple variations of the same character, and he purposely sought out toys in the best possible condition, allowing him to cultivate a collection that is one of the best in the world.

His Star Wars collection includes Luke Skywalker, Darth Vader, and Obi-Wan Kenobi pieces that are extremely rare. He was also able to secure a complete set of Power of the Force coins, which were released in 1985 and were packaged with action figures, depicting the likeness of the characters. He has also collected toys made in Mexico, and for the European market with the movie logo written in various languages.

With the skills to build his own custom display, each time he built a new house, he would build a bigger display, with this home housing the largest display so far. One item, a standalone full-size Chewbacca doesn’t need its own display case, but Jacob did need to get special permission form George Lucas to purchase the item.

As the family looks to build another house, Jacob has decided now is the time to sell his collection. Most of it has been removed from the house and the first installment is headed to auction in January 2025 where Jacob hopes he can share his collection with the world. The rest of the collection will be auctioned throughout the year and promoted at conventions.

Denver has been one of the fastest-growing metro areas in the United States for years. It stands out for ranking among the top ten in quality of life, as well. That is reason enough for many potential real estate investors to consider buying Denver investment properties.

Analysis of the Denver Housing Market

The Denver housing market is a complex and ever-changing beast, but one thing is for sure: it’s hot. In February 2024, the median sale price of a home in Denver was $569K, up 2.3% from the previous year, according to Redfin’s data.

However, homes are selling much faster, with an average of 33 days on the market, which is 6 days slower than last year. This indicates that there is still a lot of demand for Denver homes, even though prices have softened slightly.

One of the driving forces behind the Denver housing market is the strong job market. Denver has been adding jobs at a steady clip for years, and this has attracted a lot of new residents to the city.

In fact, 70% of Denver homebuyers are looking to stay within the metro area, which means that they are already familiar with the city and its offerings. This local demand is helping to support home prices, even as the national market cools down.

Another factor that is supporting the Denver housing market is the lack of inventory. There are simply not enough homes for sale to meet the demand from buyers. This is driving up prices and making it difficult for buyers to find their dream home. However, it is also creating a good opportunity for sellers, who can often get top dollar for their homes.

Overall, the Denver housing market is a good place to be if you are a seller. Prices are still high and homes are selling quickly. However, if you are a buyer, you may need to be patient and prepared to make an offer quickly.

Additional Insights:

The Denver housing market is expected to remain stable in 2024, with prices growing at a slower pace than in recent years.

The most popular neighborhoods in Denver are Capitol Hill, LoDo, and Uptown.

Denver is a great place to live for young professionals and families alike. The city offers a variety of cultural attractions, outdoor activities, and job opportunities.

The Best Places to Buy Denver Investment Properties

Investing in Denver properties presents a promising opportunity, especially in neighborhoods boasting a strong job market, a growing population, and a limited housing supply. These factors suggest a likelihood of appreciation in property value, making them attractive investments for landlords.

Union Station

Top Reasons Why Denver is a Prime Real Estate Investment Hub

Strong Job Market: Denver boasts a thriving economy, marked by a low unemployment rate and high job growth. This creates a significant pool of potential tenants actively seeking housing.

Population Growth: As one of the fastest-growing cities in the United States, Denver’s appeal is bolstered by its strong job market, appealing lifestyle, and pleasant climate.

Diverse Economy: Denver’s economic base is diversified, encompassing technology, aerospace, healthcare, and tourism. This diversity minimizes the risk of economic downturns affecting the real estate market significantly.

High Home Values: Denver has seen consistent appreciation in home values, promising attractive returns on investment for real estate investors.

Strong Rental Demand: The demand for rentals in Denver remains high, with vacancy rates consistently below the national average, providing confidence to property investors.

Desirable Lifestyle: Denver’s alluring lifestyle, characterized by a mild climate, outdoor recreational activities, and a vibrant cultural scene, positions it as a highly sought-after place to live. This demand, in turn, drives the need for rental properties.

Limited Supply: The housing supply in Denver is constrained by factors like geographic limitations and zoning restrictions. This scarcity contributes to elevated home values and rental rates, making it an advantageous market for real estate investors.

Favorable Tax Climate: Colorado offers a relatively favorable tax environment for investors, such as the absence of state income tax on rental income, enhancing the financial appeal of investing in Denver.

Therefore, Denver, with its strong job market, population growth, diverse economy, appreciating home values, high rental demand, desirable lifestyle, limited housing supply, and favorable tax climate, stands as an optimal locale for real estate investment. However, you should always conduct thorough research and seek advice from financial experts before making any investment decisions, recognizing that all investments carry inherent risks.
