<p>The typical American existing home has sold for more than $400,000 for the first time, even as pending sales fall for the fourth straight week and economic uncertainty keeps buyers on the sidelines.</p>

<p>The real estate market is hitting a record high in home sale prices, while buyers continue to pull back.</p>
<p><span style="font-weight: 400;">The median U.S. home-sale price hit a record $400,894 during the four weeks ending June 7,  the first time the typical American existing home has sold for more than $400,000, <a href="https://www.redfin.com/news/housing-market-update-record-high-home-prices-sales-decline/" target="_blank" rel="noopener">according to a Redfin analysis</a>.</span></p>
<p><span style="font-weight: 400;">The milestone comes as buyer demand continues to retreat. Pending home sales fell 0.6 percent from a week earlier, the fourth straight week of declines, as high housing costs and economic uncertainty push would-be buyers to the sidelines.</span></p>

<p><span style="font-weight: 400;">Prices are rising despite slowing demand because new supply remains constrained. Would-be sellers are holding back as buyer activity cools, keeping inventory tight enough to sustain price growth. The total number of homes for sale was flat week over week, while new listings rose just 0.4 percent.</span></p>
<p><span style="font-weight: 400;">Monthly payments reflect the pressure. The typical monthly payment reached $2,619 — just $8 below an 11-month high set in late May — as mortgage rates held in the mid-6 percent range.</span></p>
<p><span style="font-weight: 400;">“Crossing the $400,000 threshold is a reminder of how difficult it is to break into homeownership for many Americans,” said Chen Zhao, Redfin’s head of economics research. “Price growth has lost some steam over the last month … and the high costs of purchasing a home are keeping many buyers out of the market, which has led to a historic buyer’s market in most of the country.”</span></p>

<p>It’s a tricky time in the housing market, and I’ve seen these kinds of shifts before. Understanding where mortgage rates are heading is like checking the weather before a big trip – you need to know what to expect.</p>
<h2><strong>Today&#8217;s Mortgage Rates, May 10: Rates Edge Higher as Buyer Demand Softens</strong></h2>
<h3><strong>What the Numbers Are Saying Today</strong></h3>
<p>Let&#8217;s break down what’s happening with the numbers from Zillow for May 10, 2026. It’s a mixed bag, which is pretty typical these days:</p>
<ul>
<li><strong>30-Year Fixed:</strong> This is the big one for most homebuyers, and it’s at <strong>6.25%</strong>. This is a slight increase, up by 5 basis points from earlier in the week.</li>
<li><strong>20-Year Fixed:</strong> For those looking to pay off their mortgage a bit faster, this rate has dipped a bit to <strong>5.95%</strong>, down 6 basis points.</li>
<li><strong>15-Year Fixed:</strong> If you’re aiming for the quickest payoff, the 15-year fixed rate is holding steady at <strong>5.66%</strong>. No change here this week.</li>
<li><strong>Adjustable-Rate Mortgages (ARMs):</strong> These can be tempting, but they come with more uncertainty.

<li>The <strong>5/1 ARM</strong> is at <strong>6.41%</strong>.</li>

<p>So, what does this tell us? The popular 30-year fixed is creeping up, while some other options are seeing slight decreases. It&#8217;s not a clear-cut direction, and that’s what makes keeping an eye on things so important.</p>
<h3><strong>Why Are Rates Moving Like This?</strong></h3>
<p>It’s not magic, it’s economics! Several things are influencing these mortgage rate movements:</p>
<ul>
<li><strong>Inflation Still Lingers:</strong> Even though we&#8217;re not seeing the extreme spikes of a couple of years ago, inflation is still a concern. When prices for goods and services stay high, it generally pushes interest rates up because lenders want to make sure their money keeps its value.</li>
<li><strong>Global News Matters:</strong> Believe it or not, what&#8217;s happening in other parts of the world, like tensions in the Middle East, can affect oil prices. Higher oil prices often lead to higher Treasury yields, and mortgage rates tend to follow those yields.</li>

This is a bit better than last year (May 2025) when the average was closer to <strong>6.76%</strong>, but it&#8217;s still a far cry from the near <strong>3%</strong> we saw a few years back.</p>
<p>This difference means that while you might be saving a little compared to last year, the cost of borrowing money for a home is still a significant factor.</p>
<h3><strong>Homebuyers and Refinancers: What’s Happening on the Ground?</strong></h3>
<p>I talk to people looking to buy homes every day, and I hear a lot about how these rates affect their decisions.</p>
<ul>
<li><strong>Demand is a Bit Chilly:</strong> Because rates are higher than they’ve been, some folks are holding off on buying homes. It’s making the market a little less frantic than it was.</li>
<li><strong>Refinancing – A Small Window:</strong> There are some homeowners who got mortgages in 2024 or 2025 at higher rates and are now looking to refinance into something better. However, many people are still sitting pretty with those super-low pandemic-era mortgages and aren’t seeing a reason to change.</li>
<li><strong>More Homes on the Market:</strong> The good news for buyers is that there are more homes available now. This isn&#8217;t the crazy market of 2020-2022 where you had to fight tooth and nail for anything. Home prices have also cooled down a lot.</li>
</ul>
<h3><strong>Is Now the Right Time to Buy?</strong></h3>
<p>This is the million-dollar question, isn&#8217;t it?</p>
<ul>
<li><strong>Small Savings Compared to Last Year:</strong> If you’re buying now compared to May 2025, you’re likely looking at saving about <strong>0.63%</strong> on your interest rate. This can add up to some decent monthly savings.</li>
<li><strong>What Experts Are Saying:</strong> Many experts, like those at Fannie Mae and the Mortgage Bankers Association, think rates will stay around <strong>6.30%</strong> for the next few months. Some, like Morgan Stanley, are a bit more optimistic and believe rates could drop to <strong>5.75%</strong> later in the year if inflation really starts to cool down.</li>
