<p>The typical American existing home has sold for more than $400,000 for the first time, even as pending sales fall for the fourth straight week and economic uncertainty keeps buyers on the sidelines.</p>

<p>The real estate market is hitting a record high in home sale prices, while buyers continue to pull back.</p>
<p><span style="font-weight: 400;">The median U.S. home-sale price hit a record $400,894 during the four weeks ending June 7,  the first time the typical American existing home has sold for more than $400,000, <a href="https://www.redfin.com/news/housing-market-update-record-high-home-prices-sales-decline/" target="_blank" rel="noopener">according to a Redfin analysis</a>.</span></p>
<p><span style="font-weight: 400;">The milestone comes as buyer demand continues to retreat. Pending home sales fell 0.6 percent from a week earlier, the fourth straight week of declines, as high housing costs and economic uncertainty push would-be buyers to the sidelines.</span></p>

<p><span style="font-weight: 400;">Prices are rising despite slowing demand because new supply remains constrained. Would-be sellers are holding back as buyer activity cools, keeping inventory tight enough to sustain price growth. The total number of homes for sale was flat week over week, while new listings rose just 0.4 percent.</span></p>
<p><span style="font-weight: 400;">Monthly payments reflect the pressure. The typical monthly payment reached $2,619 — just $8 below an 11-month high set in late May — as mortgage rates held in the mid-6 percent range.</span></p>
<p><span style="font-weight: 400;">“Crossing the $400,000 threshold is a reminder of how difficult it is to break into homeownership for many Americans,” said Chen Zhao, Redfin’s head of economics research. “Price growth has lost some steam over the last month … and the high costs of purchasing a home are keeping many buyers out of the market, which has led to a historic buyer’s market in most of the country.”</span></p>

<p>Sales director <strong>Lorena Millan</strong> <a href="https://www.instagram.com/p/DU0sYKakeZa/" target="_blank" rel="noreferrer noopener">announced on social media</a> that studio units at House of Wellness span 337 to 381 square feet, with prices beginning at $397,900. One-bedroom residences range from 430 to 505 square feet and start at $581,900. Two-bedroom units measure 620 to 687 square feet, with starting prices of $790,000.</p>

<p>Units will have lofty 9&#8217;4&#8243; ceilings and premium appliances including cooktop, fridge, dishwasher, and speed oven.</p>
<p>Assigned parking spaces will be $95,000, while nonassigned parking spaces will run $75,000. Valet parking will also be available on site for a separate fee.</p>
<p>HOA fees are expected to be $1.60 per square foot monthly.</p>
<p>The project will also be Fannie Mae approved for local buyers.</p>
<p>The building is slated to have over 22,000 square feet of dedicated wellness, fitness, and lifestyle programming, anchored by a rooftop deck on the 35th floor with a rooftop club room and panoramic city and bay views. </p>
<p>The project is scheduled to break ground in the second quarter of 2027, and delivery is scheduled for the fourth quarter of 2029.</p>
<h2 class="wp-block-heading" id="h-inside-the-integrated-wellness-method">Inside the &#8216;Integrated Wellness Method&#8217;</h2>
<p>According to the developer, the brand’s &#8220;Integrated Wellness Method&#8221; begins with a full-body assessment and personalized baseline for each resident, followed by ongoing evaluations to track progress over time. </p>
<p>Wellness is supported through access to on-site nutritional and fitness experts and guided programming, all overseen by a dedicated lifestyle director who curates wellness, social, and educational experiences.</p>

<p>The building’s wellness and lifestyle amenities include a full-service spa, including a hammam, sauna, steam room, cold plunge, indoor and outdoor fitness facilities, and treatment rooms.</p>
<p>The property will also feature co-working spaces, social area, juice bar and pantry, podcast room, hair salon, ground-floor urban lounge, and pet-friendly amenities including a dog spa and dog park.</p>

<p>“Our work has always been about building systems, not just buildings,” <strong>Juan Carlos Tassara</strong>, founding partner of North Development, said in a statement provided to Realtor.com. “With House of Wellness, we’re applying lessons from 70 delivered projects to create a residential concept that aligns wellness, hospitality, and long-term investment performance.”</p>
<h2 class="wp-block-heading" id="h-wellness-amenities-are-in-demand">Wellness amenities are in demand</h2>
<p>Wellness amenities are a hot commodity right now, according to real estate experts.</p>
<p>Luxury real estate broker <strong>Jenny Lenz</strong>, managing director of <a href="https://dollylenz.com/" target="_blank" rel="noreferrer noopener">Dolly Lenz Real Estate</a> in <a href="https://www.realtor.com/realestateandhomes-search/Manhattan_NY" target="_blank" rel="noreferrer noopener">Manhattan</a>, tells Realtor.com, &#8220;we were early pioneers in wellness-inspired real estate, launching one of New York’s first luxury developments, Delos Living, developed by two Goldman Sachs partners, centered on health and biohacking back in the early 2010s.&#8221;</p>
<p>Since then, Lenz says the wellness concept has evolved dramatically, &#8220;with new technologies, practices, and amenities emerging to meet the growing demand from buyers who want wellness integrated into every aspect of their homes.&#8221;</p>
<p>According to Lenz, today’s luxury buyer places enormous emphasis on personal wellness and optimizing their living environment, which is why more developers are leaning into the trend.</p>
<p>&#8220;Saunas and cold plunges within the building are also fast becoming must-haves for fitness-minded clients,&#8221; she explains. &#8220;Even if they do not always guarantee a higher price, they create buzz. In a crowded market, anything that draws attention and brings buyers through the door is an advantage.&#8221;</p>

<p>Douglas Emmett has ponied up $400,000 to a Los Angeles police union to knock progressive Councilwoman Nithya Raman out of her seat of the L.A. City Council.</p>
<p>The Santa Monica-based real estate investment trust wrote a check to the Los Angeles Police Protective League, which sponsors a committee trying to unseat Raman in the March 5 election, <a href="https://www.latimes.com/california/newsletter/2024-02-10/la-on-the-record-big-spending-in-los-angeles-elections-l-a-on-the-record" target="_blank" rel="noopener">the Los Angeles Times reported.</a></p>
<p>The landlord’s donation adds to at least $789,000 in independent expenditures aimed at electing Deputy City Attorney Ethan Weaver to the council.</p>
<p>Raman, whose 4th City Council district runs from Koreatown through the Hollywood Hills and into North Hollywood, has been the subject of attack ads centering on homelessness and public safety. </p>
<p>The progressive councilwoman voted against an ordinance barring homeless encampments next to schools and daycare centers, and voted against lucrative pay raises for police.</p>
<p>Douglas Emmett declined to explain the reasons for its donations in Raman’s district, saying its advocacy work is about “creating value” for its stockholders and other stakeholders, according to an unidentified spokesperson.</p>
<p>The REIT seeks to <a href="https://therealdeal.com/la/2023/05/26/tenants-decry-mass-evictions-by-douglas-emmet-at-barrington-plaza-in-west-la/" target="_blank" rel="noopener">evict hundreds of tenants from Barrington Plaza</a>, one of the biggest apartment complexes in West Los Angeles, and the <a href="https://therealdeal.com/la/2023/06/13/tenants-sue-to-stop-barrington-plaza-evictions/" target="_blank" rel="noopener">center of a tenant lawsuit </a>over mass evictions. </p>
<p>This month, <a href="https://therealdeal.com/la/2024/02/07/douglas-emmett-takes-out-construction-debt-on-barrington-plaza/" target="_blank" rel="noopener">Douglas Emmett secured a $550 million loan</a> linked to the 577-unit, rent-controlled tower, as well as three other residential properties</p>
<p>Craig Lally, president of the Police Protective League, said his union got involved in the 4th District race out of concern over Raman’s policy positions. In an email to the Times, Lally said Raman’s views on encampments near schools are “out of touch” with voters. He criticized Raman for opposing the police raises, saying they were needed for recruitment and retention.</p>
<p>Raman said the attack ads against her don’t acknowledge the reductions in crime and homelessness in her district since she took office in 2020. She touted her success in moving residents out of encampments in Sherman Oaks, Studio City and other parts of the district.</p>
<p>“It does seem like the attacks are not coming from a place of honest concern around public safety outcomes around the city,” the Silver Lake resident told the Times.</p>
<p>Weaver, who lives in Los Feliz, said he is proud of the support he has received from public safety unions. He also defended his support from parts of the real estate industry — both construction trade unions and real estate developers.</p>
<p>“I’m very proud that people across the spectrum involved in building the housing that we need see me as necessary in helping to address the crisis,” he told the Times.</p>
