IWG/Regus Leases Two Floors at Cohen Brothers’ 475 Park Ave. South


Charles S. Cohen, chairman and CEO of Cohen Brothers Realty Corporation, on Tuesday announced five recent leasing transactions at 475 Park Ave. South in Manhattan. The largest of the leases was a 22,000-square-foot lease with International Workplace Group (IWG), the parent company of Regus (RGN), covering the entire 26th and 27th floors of the 35-story Midtown South tower.

The new location will allow IWG/Regus to expand its presence in Midtown South. The IWG lease is joined by four additional transactions completed in recent months — a new lease, an expansion, and two renewals — reflecting sustained tenant demand at the recently transformed office property.

T.J. Hochanadel and Will Propst of JLL represented IWG/Regus, while Adam Foster of CBRE and Marc Horowitz of Cohen Brothers Realty Corporation represented the landlord. Other leases completed recently at 475 PAS included Millennium Alliance expanding and extending to 20,020 square feet, represented by Taylor Scheinman of CBRE; CRC North signing a new lease of approximately 4,000 square feet, represented by Michael Hymowitz of LSL Advisors, together with Glenn Isaacson and Tony Builder of Bradford Allen; Contour Venture Partners renewing its 3,300-square-foot lease for three and a half years; and Starbucks renewing its 1,550-square-foot ground-floor space, represented by David Firestein of TSCG.
