From Jazz and Glamour to a New Era of Luxury Living
There was a time when, if you wanted to experience the glamour of the French Riviera, there was only one place to be.
For me, that place was Juan-les-Pins.
Growing up on the Côte d’Azur during the 1980s, many of my weekends and summer evenings were spent there. It was an era unlike any other. The streets were alive with beautiful people, sports cars cruising the boulevard, restaurant terraces overflowing with laughter, music pouring from every doorway, and people dancing on tables long into the early hours.
We would drift from one nightclub to the next, soaking up the electric atmosphere before ending the night with a walk along the beach as the sun began to rise over the Mediterranean. Even today, the scent of warm pine trees carried on a sea breeze instantly transports me back to those endless Riviera summers.
Juan-les-Pins had an energy all of its own.
Today, Juan-les-Pins forms part of the historic commune of Antibes, just a fifteen-minute walk from the old town. It stretches seamlessly towards the magnificent Cap d’Antibes to the east and merges with Golfe-Juan on the road to Cannes, placing it at the heart of one of the French Riviera’s most desirable coastlines.
Its name tells the story of its origins. “Juan” comes from Saint Jean (Saint John), while “les Pins” refers to the magnificent maritime pine forests that once covered the coastline and still define the character of the town today. Those fragrant pines remain one of Juan-les-Pins’ most distinctive features, providing welcome shade along the beaches and promenades and creating the unmistakable scent that, for many of us, instantly evokes memories of Riviera summers.
Originally covered in these pine forests, Juan-les-Pins began to flourish during the Belle Époque before becoming one of Europe’s most fashionable seaside destinations in the 1920s. Alongside Cannes and Nice, it helped shape the image of the Côte d’Azur as the world’s most glamorous holiday destination, attracting aristocrats, artists, writers and wealthy international travellers in search of sunshine, elegance and the Mediterranean art de vivre.
Many of the elegant villas and grand hotels built during this period still define the town today. Their Belle Époque architecture—with ornate façades, decorative balconies, pastel colours and lush Mediterranean gardens—remains one of Juan-les-Pins’ greatest charms, creating a timeless elegance that continues to distinguish it from many modern seaside resorts.
Few places embody this golden age more than the legendary Hôtel Belles Rives. Once the private villa of F. Scott Fitzgerald, it was here that he found inspiration for Tender Is the Night, forever linking Juan-les-Pins with the glamour and sophistication of the Jazz Age.
Just around the peninsula, nestled among the pine trees of Cap d’Antibes, stands the iconic Hôtel du Cap-Eden-Roc. Widely regarded as one of the world’s most prestigious hotels, it has welcomed royalty, business leaders, artists and Hollywood’s biggest names for more than 150 years. During the Cannes Film Festival, it remains one of the Riviera’s most exclusive and sought-after addresses.
Music has always been woven into the fabric of Juan-les-Pins. Since 1960, the internationally renowned Jazz à Juan festival has brought the world’s greatest musicians to perform beneath the pine trees overlooking the Mediterranean, cementing the town’s reputation as one of Europe’s great cultural destinations.
Beyond its glamorous history, Juan-les-Pins has always offered something even more valuable: an exceptional quality of life.
With more than 300 days of sunshine each year, life is naturally lived outdoors. Mornings begin with a stroll along the seafront, afternoons are spent on golden sandy beaches, and evenings unfold on lively terraces overlooking the Mediterranean. Unlike much of the Côte d’Azur’s dramatic rocky coastline, Juan-les-Pins is blessed with long stretches of fine sandy beaches, making it one of the Riviera’s most sought-after seaside destinations for families, second-home owners and those simply looking to embrace a slower pace of life.
Whether sailing from Port Gallice, walking the spectacular coastal paths around Cap d’Antibes, relaxing in the beautiful Exflora gardens or enjoying lunch overlooking the sea, Juan-les-Pins offers a lifestyle that is as active or as peaceful as you choose.
Another reason families are increasingly choosing Juan-les-Pins is its proximity to some of the Riviera’s finest schools. From excellent local French schools in Antibes to renowned international establishments such as the International School of Nice and the International School of Sophia Antipolis, as well as the many schools in nearby Valbonne, families can enjoy a relaxed coastal lifestyle without compromising on education.
Perhaps that is why so many visitors who first arrive for a summer holiday eventually dream of calling it home.
Yet perhaps no building tells the story of Juan-les-Pins better than Le Provençal.
When it opened in 1926, Le Provençal was among the most luxurious hotels on the French Riviera. It welcomed royalty, movie stars, celebrated writers and Europe’s elite before falling into decades of abandonment. For years, its faded façade stood as a poignant reminder of a glorious past.
Today, that story is being rewritten.
Following an exceptional restoration, Le Provençal has been transformed into one of the Riviera’s most prestigious residential addresses. Together with significant private investment, renewed confidence from international buyers and the continued enhancement of the town’s infrastructure and luxury offering, Juan-les-Pins is once again capturing the attention of discerning investors.
Many believe we are witnessing the renaissance of one of the Côte d’Azur’s most iconic destinations.
Having experienced Juan-les-Pins during its vibrant heyday, it is incredibly rewarding to see a new generation discovering everything that made it so special.
At Carlton International, we are seeing growing interest from buyers looking for more than just an exceptional property. They are investing in a lifestyle defined by culture, beautiful beaches, world-class hospitality, internationally renowned events and a timeless Mediterranean elegance that has captivated visitors for over a century.
And just beyond the eastern edge of Juan-les-Pins lies one of the most exclusive addresses in Europe: Cap d’Antibes. As the lively atmosphere of Juan-les-Pins gradually gives way to peaceful coastal paths, secluded coves and magnificent waterfront villas, the transition is almost seamless. Together, these neighbouring destinations offer two very different yet perfectly complementary expressions of Riviera living—a story we’ll explore in our next newsletter.
Some places never lose their magic.
Sometimes they simply wait for the world to rediscover them.
For Juan-les-Pins, that moment has arrived. ✨🌊
