Two century-old duplexes in Beverly Hills are poised to give way to a seven-story multifamily building.
The Beverly Hills Planning Commission is reviewing a proposal from Suite Homes LLC to erect a seven-story edifice with 23 apartments at 227-231 North Swall Drive, Urbanize Los Angeles reported. Suite Homes, the property owner, is linked in state business records to the address of a postal store in Santa Monica.
In order to make the project a reality, the developer will need to secure approval for density bonus incentives that will allow the construction of a building larger than typically permitted by zoning regulations. Four of the new residences would be set aside as affordable housing at the very low-income, low-income and moderate-income levels in exchange for the density bonus.

The units would range from one- to four-bedroom floor plans. Amenities at the Majid Nael & Associates-designed building would include a gym, a rooftop deck and parking for 41 vehicles. The project is exempt from California Environmental Quality Act reviews due to Assembly Bill 130, the sweeping CEQA exemption bill signed into law by Gov. Gavin Newsom last year.
A city staff report recommended approval of the project, though next steps regarding the development, including a timeline for construction, have not been disclosed.

Suite Homes’ proposed development site is two blocks south of a vacant lot at the intersection of Burton Way and Swall Drive where Crescent Heights is planning to construct a controversial 26-story tower via builder’s remedy. The Beverly Hills Planning Commission rejected that proposal last November, citing height and location concerns, but the City Council overturned the decision in March and allowed the project to move forward.
The City of Beverly Hills is on the hook to plan for 3,104 new housing units by 2029 as part of its state-mandated housing goals. Of those new residences, 1,688 units must be designated as affordable housing for lower-income households.
