Actress Meg Ryan‘s former Montecito mansion has hit the selling block for $19.9 million—an asking price that is more than $3 million higher than the sum the actress received for the dwelling just one year ago.
The 64-year-old “When Harry Met Sally” star purchased the picturesque Picacho Lane abode for $9.5 million in August 2021, then spent several years carrying out a meticulous renovation, adding another 3,000 square feet of space to the home, before relisting it for $22.5 million in February 2025.
It took several months and a fair few price cuts for Ryan to find a buyer—with the actress ultimately settling for the much lower sale price of $16.8 million in a deal that closed in June 2025.
Just two months later, that same buyer relaunched the Santa Barbara spread back onto the market for the much higher price of $21.9 million, but after struggling to secure an offer, it was removed in January of this year.
Now, it has returned to the market yet again, this time with a slightly lower ask of $19.9 million—along with a listing that highlights the extensive work Ryan carried out during her ownership.
“Nestled along prestigious Picacho Lane, this newly renovated estate offers sweeping ocean views and timeless elegance,” the description notes.
Ryan purchased the California property for $9.5 million in 2021 via an LLC that she has used for a number of her real estate deals over the years. At the time, the property was situated on 6,500 square feet and featured five bedrooms, five bathrooms, and a guesthouse.
However, after she took on ownership of the home, the Hollywood heavyweight gave it a complete transformation, adding 3,000 square feet of living space, including two bedrooms and a half bathroom, while also installing three fireplaces throughout the dwelling, in the living room, primary bedroom, and on the patio.
In addition to the many upgrades that the actress carried out, potential buyers will also have the added bonus of becoming neighbors with a slew of famous faces, including Prince Harry and Meghan Markle, and Gwyneth Paltrow.
The property is surrounded by lush greenery and boasts sweeping views of the sea and mountains.

Upon entering the home, guests are greeted with an expansive living area that boasts cozy couches, an eccentric overhead lighting fixture, and an elegant fireplace.

Moving into the chef’s kitchen, there are state-of-the-art appliances, a marble backsplash, and built-in black cabinets.
The large island boasts the same marble as the backsplash and seats three people.
The kitchen also has another eating table, which also follows the same marble countertop and fits more than 5 people.
Meanwhile, the primary bedroom comes complete with chic wallpaper, a balcony, and a cozy fireplace.
This space follows the same marble theme and boasts his-and-hers vanities.

Ryan previously gushed about her love for renovation projects while speaking with Architectural Digest.
“I know it sounds crazy to most people, the idea of renovating that many houses, but I love renovating. I think it’s tied to living the actor’s life,” she said.
Her son, Jack, 33, who she shares with ex-husband Dennis Quaid, often teases his mom about her home renovation process and has even branded her work “Meg-anized.”
She added, “As an actor, you are so rarely in control. You’re always saying words that someone else has given you, standing in a room that someone else has designed, to create a reality that someone else wants to see. But with decorating I am in control; it’s a chance for me to bring my vision into the world.”
The listing of her former Montecito property comes just one day after she put her stunning Hamptons retreat on the market for $15.25 million.
