A mixed-use residential development is slated to rise across the street from Apple’s forthcoming office complex in Mid-City, bordering the edge of Culver City.
An application filed with the Los Angeles Department of City Planning calls for replacing existing small commercial and residential buildings at 8871-8879 West Venice Boulevard with a seven-story building containing nearly 100 units, Urbanize Los Angeles reported.
An entity known as Venice Apple Project LLC is proposing the project, though city documents list the developer as CityPads, a Chicago-based development firm, per Urbanize. CityPads currently has two projects in the works to the north on the opposite side of the Interstate 10 freeway.
The finished product on Venice Boulevard, designed by the Albert Group, would be a podium-style building with a rooftop amenity deck. The seven-story structure would have 96 studio and one-bedroom apartments above roughly 3,500 square feet of ground-floor commercial space. Parking for five vehicles would be included in the development. The building would be 48,765 square feet in total, according to documents on file with the city.
The project seeks entitlements using Opportunity Corridor incentives through L.A.’s Citywide Housing Incentive Program, which would allow the developer to erect a larger building than typically allowed by zoning rules. In order to secure the incentives, 15 apartments will be designated for rent by very-low-income households, defined in Los Angeles County as a maximum annual income of $53,000 for one person or $75,750 for a household of four.
It isn’t the only mixed-use development around Apple’s new Mid-City campus. The Ivy Station complex from developers Lowe and AECOM-Canyon Partners, located around the corner from the Venice Apple Project site, features housing, a hotel, retail and offices for Warner Bros. Discovery at 8840 National Boulevard. Similar projects boasting housing and commercial uses have either recently been built or are planned to be built along Venice Boulevard in Palms, according to Urbanize.— Chris Malone Méndez
