Another LA Home Proposed for Multifamily Redevelopment


Another single-family home in Los Angeles is headed for redevelopment into a multifamily building. 

Brian Abghari submitted plans to construct a seven-story residential building at 1504 South Wilton Place, Urbanize Los Angeles reported. The site spans 0.3 acres, according to Zillow.

The corner lot is one block south of Pico Boulevard, with a 3,800-square-foot single-family home built in 1905, Zillow shows. The building is home to California Hope Presbyterian Church. 

Abghari, through entity Wilton South County Place LLC, plans 63 units and parking for 38 vehicles, according to the application. The apartments would be available to moderate- and low-income households, which indicates maximum incomes from $84,850 to $127,900 for households of one to four people. The affordability aspect would qualify the project for city housing incentives that allow developers to build larger than zoning typically allows. 

Single-family homes across the city are poised for similar redevelopments into multifamily housing with affordability components. 

Earlier this year, developer Jafar Shahbaz filed plans for a six-story building with 16 two-bedroom apartments at 810 South Wilton Place in Koreatown, about a mile north of the 1504 South Wilton Place proposal. 

That project will have two apartments for very-low income renters, earning a maximum of $31,850 annually for one person or $45,450 for a household of four. The developer is seeking entitlements like transit-oriented communities incentives, which allow bigger buildings than what zoning allows in exchange for providing affordable units.

Last fall, Terra Capital applied to replace single-family homes at 2219 South Wellesley Avenue in Sawtelle with an eight-story residential building. 

That proposal calls for 42 studio, one- and three-bedroom apartments and parking spaces for five vehicles. The developer is similarly seeking entitlements including transit-oriented development bonuses in exchange for nine affordable apartments for rent at the low-income level.— Chris Malone Méndez
